We are just about over the shock of the sale of our home in LaFollette. The closing came as such a surprise that it has taken a little time to adjust to the fact that it is SOLD! and CLOSED! before winter as we had hoped. As you know, we had it listed with a broker from Jacksboro for an entire year and during that time it was shown maybe four times. Of course we must keep in mind that we were not ready to offer the property at the realistic price for which it sold. We had to finally acknowledge that we bought our LaFollette property at the height of the real estate market, invested much more money and made many more improvements than we originally intended. Eventually we came to terms with the fact that at the present time the property value is what it is. Your presentation of comparable properties showed us the reality of what we had and your marketing strategies and skills certainly proved successful. We were amazed at the amount of times the property was shown and appreciated the feedback after each showing. Text messaging surely helped with showing appointments. Our previous broker does not text and does not utilize the web sites available to a skilled marketing company as you have certainly proved to be. In 2-1/2 months you listed, arranged showings, received & negotiated an offer and closed the deal for us. What more can be said?!?!. I would recommend you to anyone who is considering selling their property. I met Ann, totally by chance, after my previous agent's 6 month contract had expired (which, by the way, I was not informed of). My experience with Ann was totally opposite of my prior agent experience....in the most positive way! My home was a nice home, in a sought after area (due to schools), it had upgrades, & at a reasonable price. I had the impression that it would not be on the market long. That turned out to be untrue.....until I listed with Ann! From our first meeting and throughout the process, I was impressed with Ann's professionalism & knowledge. She was approachable and accessible- she would always return calls in a timely fashion. Her communication with her client is absolutely phenomenal! She sent emails regularly- I was impressed with the many, many sites etc that she had my property listed & when it came to paperwork, that was also easy through an online site. My home was listed and sold in 7 weeks with Ann! So..... would I recommend Ann Richards as your agent? ABSOLUTELY!

Just a note to let you know what a fantastic experience we had with Ann. We had been having a difficult time selling our home and contacted Ann. Right from the start she had a very positive attitude and was very professional. She laid out a detailed plan and showed us how she could get our house sold. She did exactly what she said she would do. She was always responsive to all of our needs and always had the time to answer any questions we had. Ann is a great example of someone who has a desire to do the right thing in every situation. We had a situation that occurred during the sale of our home that I felt was not her fault. Even though it was not her fault she took responsibility and made it right even as it cost her personally. Those kinds of things a person does not forget. If I were to sell and buy a home again Ann would be the first person I called. After our experiences with Ann she became more than an agent to us, she became a family friend.

I can't say enough good things about Ann Richards. We listed our home with another realtor for 12 months. She did not show our home once, she merely listed it on mls for other agents to show. After our contract expired, Ann was hired, and she sold our home in 3 weeks. Ann exhibits a genuine interest in the homeowner and selling your home! I've dealt with many realtors in the past, and she is by far the best realtor I've ever known. If you are in search of an aggressive, committed realtor and need your home SOLD, Ann is the very best!!

My house was on the market for a year with another agent before I found Ann. Upon deciding to choose Ann Richards to sell my house, it was sold within two months. She was understanding of our situation with having a young baby, and always made sure given sufficient time for prospective buyers came through the home. Not to mention the fact that she is a wonderful person, which is one of the main reasons I enjoyed working with her.

We are looking at purchasing a home in the Knoxville area. We currently live in Northern Kentucky. We were planning to make a trip to the Knoxville area the week of September 6th. After reviewing various websites, I decided to contact Ann Richards through her website on on 8/29/16. I did not receive a response back. I then texted her on 8/31/16 and she called me back. I explained that we were traveling to the Knoxville are the following week and would like to look at some homes in the area. I explained we need to finalize our travel plan. That evening, i explained the type of house we were interested in looking at and showed photos to give an idea. I then texted Ann to make sure she received my email. No response. I then texted Ann on 9/1/16 that if she was too busy to work with me, just let me know so we could locate another realtor. Ann texted me back and said she would have the information to me by Saturday, 9/3/16 which would allow us to put together our travel plans for the following week. I waited until 3:00 PM on Saturday without receiving any info from her. I text Ann and said I was tired of waiting for the info and because of our time constraints we need to hurry and located another realtor. She texted back OK. I then texted Ann letting her know I was contacting Keller Williams because they should know the poor service that she provides to potential customers. She then text me that she was going to call me today. That was not what we agreed earlier in the week, she was going to email me potential houses for us to look at when we are in the Knoxville area. She has placed us in a bind because we now need to located another realtor fast. Ann is very poor with follow-up, doesn't listen to our needs, and makes false promises. I would not recommend to use her agency.

We called Ann 3 maybe 4 times a on 2 different nos. she had listed on her sign . We got her answering service that told us each time that we would get a call back Each time, they we're surprised that we didn't get a call back. We were on vacation and now we' aren't but we still havenever received a call from Ann Richards, Very disappointing because we are still interested in this house. I would not list with this agent.

Impossible to get a hold of her,. Certainly would not want to be one of this real estate companies seller
