I wanted to write this testimonial for Dale Warfel and his team. We had an excellent experience with Dale and we could not have sold our home as quick as we did for top dollar with anyone else. We hired a so called Top Broker in the Fall of 2016 and gave them our listing for 3 months, it was a disaster from day 1. Not only did we have major issues with this agent and their team, we did not get 1 offer over the 3 month period of time. We decided to regroup and reach out to Dale. It was the best decision we made! Our family had moved out of state and Dale and his team coordinated everything to make sure our house was in tip top shape ready for sell. The entire team including contractors, painters, stagers, and photographer were all very great to work with and extremely professional. In May of 2018 my brother passed away leaving me 2 properties in Santa Clara. I live in another state, so it was going to be quite an ordeal to empty his house of all his posessions and ready the place for sale. The other house was a rental with a tenant and family living there. It was an overwhelming task and I was unsure how to get it all done. Luckily, a close friend of mine was also a close friend of Dale Warfel and recommended him to me. Dale and his partner Helen Gardin were invaluable in the entire process of readying my brothers house for sale. After I had removed all of my brothers important papers and personal things , I was able to hand the keys to them to take over the task of emptying the house. I simply could not have done this without them.It was painful to have to throw away a lot of his possessions and I was fortunate that they took care of that for me. Then literally from the roof to the flooring and everything in between had to be replaced and updated. They and their crew handled everything in a timely and efficient manner. They did everything within my budget and the place looked better than it ever had. They put it on the market and it sold in 1 week at over the listing price.The rental had been rented to a couple for 7 years with 5 kids and needed a lot of repairs and cleaning inside and out. We closed on the sale of our home today, and I was ready to write a review immediately. Dale and his team did an amazing job. Our house sale was a bit of an unusual situation, we had not planned on selling and a unique opportunity to be close to family came up that we could not pass on. We needed to get our house on the market quickly, but we had been in it for 10 years and there were a number of things on the to do list. We knew picking a realtor would be an important part of the process.After looking at many reviews online and interviewing several realtors, we decided Dale was the person we wanted to move forward with. We liked that he had a strong sales record, many positive reviews on Yelp and when we interviewed him he clearly was knowledgable about the market in our area as well as how to best advertise our home with a strong online marketing approach.Once we hired him Dale began working immediately. If you need work done on your house, Dale knows someone who can do it, no matter what the job is. HIs team of professionals swooped in and within a week and a half had the entire thing ready for the market! The best part was that he made it easy for us, so that we could focus on packing and preparing for our own move.The process ended up being more complicated than we thought. It took awhile to find the right buyer (our house did not totally fit the neighborhood), and then we had a buyer back out on us at the last minute...it turned out to be a bit of a roller coaster ride. Dale was consistently focused on helping us get through it; finding new ways to market the house, holding endless open houses, answering our questions, following up on leads. In the end he managed to find us a buyer that offered more than the original price and closed on our home in only a matter of weeks from the original sales date.We found Dale to be intelligent, hard-working and very dedicated to his clients. Throughout our process he worked through a number of creative solutions to help us get the best deal and was always willing to offer advice when we weren't sure what to do next. We don't plan to move for a very long time, but if we had to we would hire Dale again in a heartbeat. We'd highly recommend him to anyone looking to sell their home!

Dale and Helen were our listing agents for a home we sold through a 1031 exchange during the Covid-19 pandemic (July 2020) and was very pleased!! They far exceeded our expectations. Their professionalism, honesty, and communication is truly second-to-none! I wish I could have also hired them to represent me as a buyers agent after we sold our home but it was out of state! Bummer because they are THE best agents we know!!We were living out of the area and they both managed all the details, including: preparing the property for sale, making a list of recommended repairs and improvements, material selection, vendor selection, project management, home staging, marketing, and negotiation. When an issue came up during escrow, they informed us right away and got inspector in on short notice to troubleshoot the issue. DO NOT LOOK FURTHER for an Agent if you are selling your home! Dale Warfel and his team are about as good as it gets! We had prepared several months in advance for the sale of our home and Dale was so patient and informative along the way as we planned to relocate to the East Coast. He watched the Bay Area market closely and was extremely careful in the planning of our home sale price, upgrades, staging and overall preparedness. New ideas came from that and the estimates came too... Surprise to me because I was expecting to see pricing 2 to 3 time higher than what they gave me. The contractors discovered a couple of issues that were properly repaired and I knew the new owners would have no problem what so ever with the work accomplished. The house was just not remodeled quickly to sell, it was really updated to be safe, energy efficient and head ache free! I was floored by my experience.Beginning of November Dale and Helen staged the house very tastefully modern/traditional and all my friends who visited and who saw the pictures were absolutely stunned by the transformation, in a very good way.The house came on the market a Tuesday and by Friday we had 3 parties very interested and an we sold the house over market.During this time my realtor team Dale and Helen were very active and negotiated on my behalf very well, respectfully and professionally.
