  • Joe helped me buy a home

      I understand no real estate agent is the perfect agent for every human out there. As one knows, there are many hands involved in the real estate transaction pie. Other people in the transaction there good/great. As for our real agent that was supposed answer questions and pick up phone calls after closing; this agent is the worst when it comes to poor service and follow up skills towards the end and after the sale. Questions arise, but one call to your agent can straighten out the confusion. Many questions can come up that were overlooked in the excitement of closing. Good agents stand by ready to assist. Worthy and honest agents don't leave you in the dust to fend for yourself. Joe Vivanco won’t even call me back after he was done with whatever he has to do to make the sale happen. Deceiving the buyer and the seller. I can only speak as the buyer but the fact is he lost the seller of this property $69k (YES LOST 69 THOUSAND DOLLARS) due to his negligence on price guidance and market conditions information. The right thing would to be more realistic about the values. When appraised, the property was valued much less than he told the seller and what it truly sold for to me. So you don't have to deal with issues that may include lies, not disclosing the previous owners hardships with the property, and no follow up after the sale like he did with me on this particular sale, I would NOT recommend this agent to my friends, family or anyone. Save yourself some time and go with a person with better reviews.
