Josh, and his team at The Muncey Group, successfully helped me navigate buying my first house in a competitive multiple offer environment and then helped me again, just five years later, sell that same home in an even more competitive market? His claims of a full-service approach were realized when his teammate, Beth, managed tenant move-out and oversaw contractors for a large renovation project prior to listing the house after I had already relocated several states away. Thanks to Josh's expert advice about “worth-it” renovations, staging and most importantly pricing, he sold my home in less than a week for a record breaking, multiple bid, $104k over-asking, all cash purchase price following a jam-packed open house. Josh Muncey and his entire team are without question the best realty group Tom and I have ever worked with when buying/selling our homes in 5 cities over 40+ years. As newcomers to Boston, Josh's breadth and depth of knowledge of the market (especially Jamaica Plain/surrounding areas) was invaluable. He actively targeted our specific priorities and, as important, kept us focused and realistic in the city's competitive environment. When Tom and I decided it best to adjust our search from larger to smaller properties, Josh readily shifted his search without missing a beat. The team went above and beyond to sell our house! My husband and I moved to Brooklyn, New York and after renting our property in Jamaica Plain for two years, we decided to sell. We both work and have a new baby and it was scary to think of managing the process of selling our house while living in another state. - Amazing TeamworkIn the market to purchase in the JP/Roslindale area, I found Josh through yelp and was convinced to try his services after reading the reviews on his website--they glowed about his patience, his knowledge of the area, and his skill in navigating the labyrinth of the buying process. Well, I can confirm the reviews are all true. I walked into my first viewing with him to 'scout' & not really in a position to make an offer at that moment--to my dismay, it was the perfect place ("oh great, now this one will get snapped up and I'll be trying to find something like it forever"). Well, long story short, Josh talked to the seller's broker (whom he'd worked with before and had a good relationship with...the benefits of experience) and was able to script a deal that worked for me--I'm writing this review from this condo and couldn't be happier with it. Josh is accessible, outstanding at what he does, and just a good guy. He deserves all the positive feedback he receives.

Josh Muncey walked us through the process and explained each step of the way. He always respected the pace of our search and encouraged us when we found our dream home! With a competing offer on the table we scrambled to make our offer competitive and Josh was there for every step of the way. It was a pleasure to work with Josh and both my husband and I would recommend him to anyone looking to purchase a home. As a bonus, Josh is a super nice guy, funny and easy to get along with.
- First-time homebuyerSUMMARY:Josh made the sale of our condo - while living on the other side of the country - painless. How is that even possible? Josh is amazing at his job, that's how.DETAILS:When we moved away from Boston, the market was such that we decided to rent out our condo rather than sell at a loss. Fast forward 4 years, we are living in Honolulu, and our life circumstances made it the right time to sell. We knew we weren't going to make a huge profit - we just wanted to take the long-distance landlord burden off our shoulders and not lose our shirts. Good old Yelp led us to contact Josh.From initial contact, Josh was knowledgeable, helpful and patient. He made genuine (for your benefit, not his) recommendations on timing, staging, fix-ups, pricing etc but was never pushy. He expertly maneuvered our condo onto the market so that we had multiple offers after the first open house. He then skillfully got the offers up to our asking price. When it was paperwork time, he didn't just forward and expect us to wade through it, he summarized it and when applicable, made a recommendation on what action to take and explained why. Being busy professionals who are not necessarily fluent in legal-ese, we appreciated this greatly. Bottom line: we sold for what we were hoping, which was more than we were expecting - which is pretty awesome in this market.More than doing his job beautifully, Josh truly went above and beyond his scope of responsibilities. He coordinated with our tenants to get keys when they moved out. He forwarded mail to us. He coordinated a contractor to do some cosmetic work. Everything we could not do because we were physically not there, he kindly did for us. Never once did he make us feel like he was doing a big favor for us...even though he was. And most of all, he seems like a genuinely nice guy and was a pleasure to work with. We'd recommend him wholeheartedly to any of our Boston friends.
- Out of State SaleJosh helped me sell my JP condo while I was living in NYC. If I could add extra stars I would. My experience with Josh was absolutely top notch.I feel so lucky to have found him! Josh went above and beyond in every way. He organized everything that needed to be done for the sale-- from painting to handyman to staging. He not only found people to do the needed work but also coordinated the logistics of letting them in to do it. I was probably not the easiest client to deal with being out of town and very busy, but he was unwavering in his professionalism and patience. While his practical help in getting my condo ready for the sale was invaluable, it was Josh's knowledge of the local real estate market that really makes him stand out. He skillfully managed pricing strategy, timing of listing, and, once bids came in, strategies for negotiating with potential buyers. My condo sold almost immediately for above asking price. I have no doubt that it was Josh's skill as a real estate broker that made this happen.Also of note, I did not have any personal connection to Josh prior to working with him. He reached out to a Zillow listing I posted when I first decided to sell. It was pure laziness on my part that led me to him.
- professionalismI have lived in Boston for almost 15 years now (wow, that's scary) and moved approximately once per year in that time. And Josh is the single best realtor that I have dealt with.About a year ago, I was considering purchasing a condo in Cambridge. Josh kept in regular contact with me and constantly updated me with new places on the market that fit my criteria. He never sent me an annoying email like: "Hey, I know you want to live near Central Square and need parking and want a two bedroom, but here's a one bedroom in Somerville without parking that I thought might interest you."A few times, he even picked me up, drove me to see places, and then dropped me right back at my apartment. He clearly knows a lot of about the real estate industry, because he was able to ask the seller's agent questions that I would never have thought of. Questions that really informed my decision on whether to make an offer.But most importantly, unlike other realtors, he never once tried to push a condo on me so he could get his commission. He was always honest about places we saw, often saying that he didn't think a condo was "right for me" before even hearing what I thought about the place. This is in complete contrast to the realtor I worked with before Josh who, no matter how awful a place was, would instantly say as we walked out the door: "You should definitely put an offer in, because a place like this won't last on the market." I wouldn't put an offer in, and months later, the price would have dropped significantly and the condo would still be sitting on the market. Imagine losing tens of thousands of dollars because your realtor convinced you to put an offer in on a substandard place?Ultimately, I didn't end up purchasing a condo, but I keep in fairly regular contact with Josh these days. And he still updates me on what's out there. I'm glad to see he's doing so well.

We relocated from the Midwest, and had a rough idea of the areas that we liked. With the chaos of the current housing market - multiple bids, aggressive agents, properties getting snapped up in less than a day - we needed an amazing agent. Why choose Josh:- He's very knowledgable, and has the benefit of attending weekly broker tours to preview properties ahead of many other agents.- He's cool, calm and collected...but he also has a great sense of humor.
