In 40 years I've purchased and sold many properties including personal residential, commercial rental, and for multiple estates. So I've had a chance to work with a lot of real estate professionals, most of whom have been very good at their job. But I would take easily choose Leslie Eason and her team over the combined efforts of any 5 of those I've previously worked with. She's one of the few who my opinion of her professionalism and capabilities actually went up as the process went on. Most over-promise, and I thought she might be doing that as well. However, she actually over-delivered on those promises. I was an out-of-town owner, so distance and my ability to be hands on as a part of the process was out of the question. Leslie picked up the slack, made all arrangements, communicated with the other realtors and tenants, and just handled everything. Her communication skills and timeliness are spectacular, and it seems she is rarely off the clock. Some details were handled well past dinner hours. Also of prime importance is that since this was an older home, she set the expectations to avoid nickel and dime post-inspection negotiations over normal wear and tear inspection questions, which is what I asked. Ultimately, she listed the house higher than what I expected [higher than comps], coordinated a justification to charge that price, communicated that rationale well to other realtors, and blitzed the market, What we got was a cash offer in 2 days [20% higher than one we had on the same property a year earlier], finalized offer and acceptance in a couple more days, a short diligence period, and a very short term uneventful closing. In my opinion, her commissions were recovered in the additional price she got for the property and again in communication and convenience of having her feet on the ground, speed of the process, and a trouble-free closing. I would also point out that she did this in the worst part of the COVID-19 pandemic fear which easily made her job so much harder and at a time when I thought putting it on the market might really be a mistake.
