My husband and I interviewed 3 realtors before selecting Patty. Our first experience with her was very positive. Patty was sensitive to the fact that it was a bittersweet decision to place the house on the market. It was my families home for 52yrs. The house was in need of updating but Patty did not make us feel discouraged by this. She was always positive and returned our calls in a timely manner. Thru out the process, she was always the one who called us except for 2 occasions when her husband called. I know she had listings for homes that were much more expensive than ours but never once did she make us feel less important. Our house was listed on a Wednesday then a open house on Saturday. We received a contract on Monday. The 1st contract fell thru and the very next day, Patty called with another contract and this time it was a full price offer. We then closed on the house about 3 1/2 weeks later. We would highly recommend Patty for her professionalism, dedication and compassion.

After 6 months of having our home listed for sale, we felt like we would never sell. We had 3 failed contracts due to our first realtors lack of knowledge of requirements to sell in our particular community. Basically, we could only accept cash, or 25% down due to an association that had no reserves. This was a challenge and we only had about 20 showings in the entire 6 months. Another home in the same development was sold in 18 days and it was by Patty Da Silva. I decided to research a little and give her a call. She made time for us after hours to meet her and I knew right away I needed her to be our realtor. We fired our first realtor, paid the cancellation fee, and signed papers with Patty to list our home that week. We listed it October 1st, with new beautiful, professional pictures taken by Chris Green that truly made our villa look amazing. We had over 30 showings in one month, which included one week off due to a hurricane threatening the area. On November 11 we had a contract with a cash buyer, not too far off our asking price. We ran into difficulties with our association with the closing process which would have caused us to delay the closing until the middle of January. I really wanted to have a Christmas and New Year with this process behind us. Patty knew exactly what needed to be done and she had the resources available when the association didnt follow their own rules. Patty responded to every single email, and every single text in a reasonable time (and there were a lot of them). She knew the answer to every question. We closed on our home on Dec 13th. I had full confidence the entire time we had our home listed with Patty. She is an incredible realtor/broker. We can know finally start saving money and call Patty and her team again when it is time to buy our next home. I would highly recommend Patty and her associates. If I could give her 10 stars I would.

I have learned that the job of a realtor is not just to show houses in desired location and provide listings or give a market analysis of an area; I believe any realtor can do that. What our realtor provided for our family was first and foremost, listening, understanding, and ohh of course patience. To me that is what separates her from a traditional realtor. She was exactly what our family needed at the time when nothing else would have worked. Her passion to see her clients smile ear to ear, to know that she got them the best possible deal (it all comes down to negotiating), to know that she understood and was able to make a friend is what fuels her and gets her excited about being an agent. That is why I highly recommend Tanya and has done so with a couple of my colleagues at work. Now let me not forget the double sweet icing on the cake. Tanya can negotiate her butt off. It is cool to know that even though you are willing to pay what is being asked, she will get you a better deal. And, she doesnt just let you offer whatever, nope. She will educate you, tell you what she anticipates the other side would come back with and keep you in the loop after every phone call or text. That is why she is amazing. Again, her passion mixed with experience, blended with her relate-ability, professionalism, humor, honesty, and great character, makes Tanya a phenomenal choice to represent you in finding your home and most definitely selling your home. We hired Green Realty Properties to represent us, and Im so glad we did! We were under pressure to sell our home quickly due to an out-of-state job transfer, and they were able to sell our Cooper City home within a very narrow time frame. After 20 years, we decided to leave south Florida. We met with 6 different realtor companies before we decided on Green Realty. It was an awesome experience to say the least! Chris came to the house and took STELLAR photos, when we were a live listing a few days later, we had a line of people to view our home. It was great to view the footage from our security cameras as people were lined up outside to get their turn to do a walk through. I think their strategy doing this created a sort of feeding frenzy as people could see that others were interested in the home.
