  • Paul listed and sold my home

Working with Paul was great. We found him through Homelight and we couldn't have been happier. Our home was hard to price, as there were literally no true comps available. Paul did his homework and provided us with a listing price that was on target (we had realtors that gave a higher value as well as some that gave a lower value). We had confidence in Paul and our home sold in 12 days with more than one good offer. Paul brought in a stager for a consultation and we were so impressed with her advice that we hired her without hesitation. His choice of a photographer for the listing was great. Paul was always available for any questions we had throughout the process. I highly recommend him.

    • To Whom it May Concern, I have used Paul Lamastra as a realtor since purchasing my first home in Cranford in 1997. In 2002, he sold the house for me, in record time as I had found a new home in Garwood and needed to close on it quickly. Coincidentally, the home in Garwood was listed by his agency as well! This past May, Paul sold my Garwood home in 6 days; we never even made it to the open house! Paul knows real estate, pricing, home values and will work with you in an honest and professional manner. I highly recommend him to sell your home and guide you through all the processes that go with it. Sincerely, elaine Caraballo

    • Hi Paul, Now that we are settled in our new home, I wanted to take a moment to let you know that it was a pleasure working with you on the sale of our home. You might remember I had two primary concerns: 1) getting the best price we could for our home and 2) preparing the house for sale as I knew there were a couple of items that needed attention before we went on the market. Your ready offer of help in getting those items done is what drew me to sign with you...(you seem to "have a guy" for almost anything that needs doing in a house!) That, and you put me at ease heading into what I knew would be a stressful time. And finally, your guidance in staging the house was invaluable and to cap it off, it was priced perfectly for the market. That, I believe, was the key to it going under contract so quickly. Selling a home is never easy, but I think our sale was as smooth as it could have been. Thanks again Paul. Barbara Vorrius Fanwood, NJ

    • Paul, On behalf of my mom and my family I want to thank you for everything throughout the process of planning for and selling my mom's house. Your vast experience helped to answer the many, many questions we had along the way. You responded timely and with great care. Your knowledge of the real estate market as well as your knowledge of home construction enabled you to provide valuable advice about how to prepare the home for sale. Your contacts and references concerning real estate attorneys, contractors, and home inspectors were invaluable. Your depth of experience in selling homes along with your knowledge of the local Scotch Plains area was invaluable. When my mom was in the early stages of planning to move, one afternoon I saw your name on a for sale sign in her neighborhood. I decided to give you a call to start discussing the sale of her home. I was relieved to have a former neighbor and friend from high school who was a trusted resource to ask for advice. There was never any pressure: We always received prompt, courteous responses as well as time to think about and make decisions. You treated my mom with such compassion, respect and professionalism, like she was your mom. My family and I appreciate everything you did to help in the entire sales process. • Hello Paul Thank you very much for your guidance regarding the sale of my parents home. -You provided a good overview of the competitive landscape which allowed us to price the house appropriately resulting in a sale within 90 days of our listing. -We had 2 offers initially and we selected one buyer which resulted in a contract which was subsequently terminated when the purchaser elected not to buy the home. This was frustrating but contracts do fall apart. We than had 2 additional buyers who wanted to buy the home and one was willing to pay the asking price. You aided us in selecting the buyer who ultimately closed. Ultimately the closing price was superior to the price achieved with the first contract. -You were very helpful working with the town to resolve how we should address the former oil tank and the oil heater replacement that never received a final approval from Scotch Plains in 1993. We appreciate your assistance in this process. Best Regards. • Paul was recommended to me by a friend and I could not have been more pleased with my experience. Prior to engaging Paul, I already knew what my house was worth in the current market as I had my own appraisal done. When Paul came to the house, he spent time going through all of NJ's guidelines on selling a home so that I would not be surprised by any of the closing cost. He was also very honest on what he could afford to take as a commission and the number was better than what I was given by anyone else. I wanted to sell my home quickly but I did not want to give it away either. Paul took this into consideration and after a few days of doing his research he came back with a number. We did talk about many different values, as he was conflicted on what he should really suggest, but in the end he came in at the same value as the independent appraiser. Once I signed, Paul arranged for the stager (highly recommend doing this) and photographer. His choices were great and they made my house look amazing. When Paul and I finally decided to list the property, it went in three days for a value higher than the asking price. We had went with the value that would get the house sold with the hope that it would result in a higher price. That technique worked in my situation. I have sold a number of homes and have found that listening to the Realtor works the best. Paul has great knowledge of the area as well as good techniques that result in a sale of your home
