How do I stand out from other agents? First of all, I pride myself in going above and beyond the call of duty for both Buyers and Sellers. Here in Colorado, we are in a very HOT sellers market, which makes it especially difficult for buyers. But it's not necessarily a "walk in the park" for Sellers either. For Buyers -- I have been very successful in not just finding homes for my buyers to make offers on, but getting their offer ACCEPTED in this competitive market. Can't find what you're looking for? I will knock on doors. I will scour the MLS for expired and withdrawn listings. Or maybe we need to adjust your search criteria ever so slightly. Once we are under contract I make sure the entire process goes smoothly by staying in constant contact with the lender, title company, inspector and appraiser. For Sellers -- I will market the home in the TWO local MLS systems so it will receive the most exposure as possible. (Most agents only belong to one). I will help Sellers clean, declutter and stage their property. I even help them organize garage sales, and post items on Facebook "Buy/Sell" pages. I always have a professional photographer take photos of the home, the yard, and the neighborhood amenities (even when I know the home will sell within a few days). I will always call the buyer's lender to ensure they have been pre-APPROVED (not just "pre-qualified"). I follow up with the buyer's agent and lender throughout the entire transaction to make sure the buy side is going smoothly as well.

Sally helped us buy a home in Westminister for about $400k. She showed me a number of neighborhoods that fit our criteria exactly (and we had some strange criteria!). In any case she was professional and flexible. We thought we had one home but then it fell through and this was at a time I was out of the country for about 45 days. But Sally had it covered as she knew we had a short runway for getting moved in so she had 20 homes set up for us to look at the first weekend I was back. Without her proactive approach I would have been in a difficult situation!

The previous agent I had didn't do much and the house sat on the market for 3 months during prime summer selling season! I should have hired Sally from the start, but my "friend" really wanted the business. Lesson learned. Anyway...I finally hired Sally after the previous agent couldn't get the job done. She was amazing when she helped me sell my home ready to sell this past fall. It needed a lot of work (stuff the previous agent didn't mention). She helped me find contractors get the house painted, carpets cleaned, and an electrician to install new light fixtures. She helped pick out new stainless appliances too. She helped me pick out paint colors and fixtures that would appeal to the most buyers. She managed all the work from start to finish. Then she hired an amazing photographer who took the best photos, including a "drone" photographer guy to get great photos of the aerial views of my home and the surrounding trail and open space. Something the previous agent didn't do. She had just used her own cell phone and took really bad pictures. Finally we got it listed by October, but unfortunately, this turned into a difficult transaction due to the first two buyers terminating. But Sally never missed a beat and got the next buyer under contract right away. Sally went way above and beyond to get my home listed, and then under contract and to the closing table. I'm so thankful for her help. Don't hire your inexperienced friend. Hire a pro from the beginning!
