  • Shellyn listed, but didn't sell, my home

      I worked primarily with Britteny Bellinger who Shellyn is a broker for but also had communication with Shellyn. $2500 for supposed services even though my home hasn't sold. ASK FOR 5.5% COMMISSION BECAUSE I RECEIVED THAT. I will admit I have high expectations and expect results from people who are expecting to be paid nearly $15,000 by me. Please note, before I ever decided to write a negative review, I tried to resolve the issues I have with both the realtor (Britteny Bellinger) and the broker (Shellyn Sands), not once but twice. I asked to be released from my listing agreement because at this time, I am not confident Britteny Bellinger can effectively sell my home. I just wanted to move on and allow her to move on especially since she told my husband she knows we are unhappy. As a realtor, why would you even want to continue to work with someone you know is unhappy with you? Not once has she apologized for her actions or her inability to represent us and fight for us. Had she done so, prior to telling me I owe her $2500 for her services to this point, I would have been able to move forward without writing a negative review. In my opinion, Britteny Bellinger lacks knowledge and sales skills to be able to sell a home. My home is currently under contract with Britteny and will be until July 24th, 2019. Although I did request a release from my contract after first discussing with her and her broker my concerns and reasons why I am unhappy with her services, she immediately told me "You signed a 3 month listing contract with me....since you are not wanting to fulfill the full listing contract with me, [you can pay for my] my marketing time/hours, and staging time/money spent at $2500."This, unfortunately, came to me after telling my husband over the phone, "I know you are not happy with my services." While Britteny Bellinger did get an offer on our home after WE dropped our price 3 times and $30,000!, she was unable to close the deal. In Elkhorn, and in this market, I was surprised to have to drop the price so significantly and so many times. Additionally, to my knowledge, none of the potential buyers who came through our home were a direct result of Britteny's selling skills. In fact, I, myself, had reached out to 3 potential buyers and realtors through facebook and the nextdoor app to encourage them to check out our listing/home. I will ackowledge that Britteny does have an overall quick response time. This is her one redeeming quality as a real estate agent. However, the one time I needed to know my rights as a seller, neither Britteny Bellinger nor her broker Shellyn Sands were able to provide me that information. In fact, they both told me that after the buyer backed out of purchasing our home, we had to forfeit the earnest money and release the buyer. During this process, we had to have our home off the market for 5 days, and since we were under contract with a buyer, in my opinion, it was fair to ask for either proof they could not finance the home, which would be an allowable contingency, or we be able to keep earnest money. In fact, the response I got from Britteny was exactly this via text, "Both agents have spoken with our brokers. Because we did not even get to the inspection or sign off on the inspection that is all they need to get out of the contract. They do not need a denial letter. If we would have already signed off on the inspection they would have needed a denial letter to get their earnest deposit back but because we did not get to that point they still have the right to back out and still get their earnest deposit back. If you would like to speak to my broker you're absolutely welcome to do so. Your house will go back on the market as of today. We do not need you to sign any new documents either my broker said as we are still under a contract listing." First of all, I'm working with Britteny, not the broker so I wanted to deal with her, not be passed off to the broker. Ultimately, as a seller I don't have any rights? Upon doing some extensive research on my own, I refused to sign the release and ultimately, was able to keep part of the earnest money simply because I refused to sign the release because the buyer did not have valid reason to back out without forfeiting at least part of the earnest money. Britteny was unaware we did not have a sprinkler system even though it is listed in the seller's disclosure. This has been the worst experience with a realtor ever. In my opinion, Britteny could improve by allowing sellers who are unhappy with the services she is providing to be released from the listing contract. She could also improve by thoroughly knowing the product she is selling. Finally, I think she could improve by educating her buyers on their options. At this time, I have no options, and she has reminded me of that and the fact that I am stuck in a listing contract with her until July 24th, 2019. I just don't want this to happen to anyone else who wants to sell their home.

    • Shellyn sold our home in January 2015. We met her about a year prior and she has been absolutely wonderful to work with. She got it sold fast, as we had just put it on the market at the end of 2014. Our neighbor had sold his house for $25,000 less than what we were asking and friends told us it was going to be impossible to sell ours for anywhere close to asking price. But she managed to get us withing $5,000 of our asking price, making it $20,000 more than what our neighbor had sold his house for. She is phenomenally patient and makes the process very easy. We didn't have to do anything at all and if we ever had any questions, she always answered us the same day. I would recommend her to anyone.
