For the consideration of a review of Real Estate Agent Stephen Lincoln, and my experience in working with him, or just as specifically, him working for me... I had found a house that I was interested in, I contacted the agent on the sign and asked me if I had an agent, I told him "No", but had talked to an agent briefly once before, and replied, "you have to talk to him". I talked to Mr. Lincoln. I'm not sure I even remember doing much of a walk through. I remember doing initial paperwork, after which I told him I should be able to get a better price. He replied - I'll just retract your offer. I told him, I didn't make that offer, you did, and probably relates on the fact or idea that your commission is based on the higher price. Not to mention the place being sold as a (5) room house whereas a family type room was converted into a couple smaller rooms. I believe that he was upset that I did not use his professionals, loan agent or inspection, although used an appraiser that he contracted and after which noted a tool missing off the property. In going through the closing process, would note that my loan agent did more work and help in the entire process than Mr. Lincoln ever did, including the final paperwork. I believe they changed all the locks at my expense, and when it came to getting the key for the house at the office, Mr. Lincoln was unavailable / out of state, and they wanted me to sign more waivers of my rights after the fact. I refused. On another occasion, I was interested in another property that appeared to be selling for at least a third more that it appeared to be worth on an already over-inflated market, especially with work, maintenance and upkeep needed. He suggested to me that the amenities included a bus stop in front of the place, and a Senior Citizens center down the street, as if that would be anything that I would be remotely interested in. 1) Knowledge of the local area. Don't know. 2) Finding homes that meet my criteria. No. I already found the house. 3) Determining fair market value. No. Probably more interested in higher commission. 4) Explaining the closing process. No. Was never around for any of it. 5) Negotiating the best price. No. Refer to #3. 6) Giving me their time / attention. No. Actually only spoke down to me. I would never, ever deal with Stephen Lincoln again if he had the only house on the market or was the last Real Estate agent on the planet.
