Or a colleague who bragged about their street poll participation?<\/p>\n<p>Unless there was some kind of freebie involved, our guess is never. So, when it comes to attaching a questionnaire to your open house, it\u2019s natural if your gut instinct is to protest the idea.<\/p>\n<p>But when you <a href=\"https:\/\/www.homelight.com\/blog\/how-to-do-an-open-house-right\/\">host an open house<\/a>, you\u2019ll need to squeeze some productivity out of it from any angle you can. This can be a challenge when\u00a0<a href=\"https:\/\/www.homelight.com\/blog\/are-open-houses-worth-it\/\">63% of agents <strong>don&#8217;t<\/strong>\u00a0always recommend open houses<\/a> in the first place.<\/p>\n<p>One indirect benefit of these events? Hopefully, their initial reaction is positive, but if it\u2019s not, this feedback should be the first priority when it comes to making changes to your home.<\/p>\n<p>Small things like a <a href=\"https:\/\/www.homelight.com\/blog\/curb-appeal-on-a-budget\/\">worn doormat, old mailbox, or overgrown lawn<\/a> can knock off major first impression points. If visitors were less than impressed, focus on the features they found problematic. Maybe this means a <a href=\"https:\/\/www.homelight.com\/blog\/front-door-curb-appeal\/\">fresh coat of paint to the front door<\/a>, a <a href=\"https:\/\/www.homelight.com\/blog\/quick-easy-curb-appeal\/\">new window box<\/a> with plants, or <a href=\"https:\/\/www.homelight.com\/blog\/how-to-deodorize-a-house\/\">deodorizing the house<\/a> from any noticeable smells.<\/p>\n<p>\u201c[One of my seller clients] had a dog, and the buyer didn\u2019t mention the pet but made a comment about the smell of the carpet in the living room,\u201d recalls <a href=\"https:\/\/www.homelight.com\/agents\/eduardo-blanco-fl-00658938\">Eddie Blanco<\/a>, a <a href=\"https:\/\/www.homelight.com\/hialeah-fl\/top-real-estate-agents\">top-selling agent in Hialeah, Florida<\/a>. He encouraged his seller to strip out the carpet, and invest $1,500 into laminate flooring.<\/p>\n<p>\u201cAnd boom, the house sold. She got that $1,500 back and then some.\u201d<\/p>\n<p>Swapping out the carpet on the property meant buyers were welcomed by <a href=\"https:\/\/www.homelight.com\/blog\/does-new-flooring-increase-home-value\/\">fresh new flooring<\/a>, rather than reminders of the owner\u2019s pet friend (reminder: not everyone\u2019s a dog person!)<\/p>\n<h2>Question #2: What did you like most about the property? What did you like least about it?<\/h2>\n<p>If you get feedback on what buyers love about your house, play up the features they gushed over.<\/p>\n<p>Did they comment on the airy, open concept kitchen? Consider adding <a href=\"https:\/\/www.homelight.com\/blog\/how-to-take-real-estate-photos\/\">more photos<\/a> of this space to your listing and use <a href=\"https:\/\/www.homelight.com\/blog\/kitchen-staging-tips\/\">kitchen staging techniques<\/a> to make the heart of the home shine. What visitors love about your property might be different than what you enjoy, so getting a different point of view can help.<\/p>\n<p>The reverse goes for least enjoyed element of your property. Frequently, these things can\u2019t be easily changed, like the location of the home or the number of bathrooms, but even this feedback can be incorporated into improvements.<\/p>\n<p>\u201cSo look, if they&#8217;re saying the rooms are small, you\u2019ve got to ask a seller if they\u2019re willing to do a few things,\u201d Blanco says. If negative feedback revolves around the size of the rooms, you could:<\/p>\n<ul>\n<li>Paint over any dark walls (check out HomeLight\u2019s list of the <a href=\"https:\/\/www.homelight.com\/blog\/home-staging-paint-colors\/\">best home staging paint colors<\/a>)<\/li>\n<li><a href=\"https:\/\/www.homelight.com\/blog\/how-to-declutter-checklist\/\">Declutter<\/a> crowded spaces and surfaces to give the illusion of more space<\/li>\n<li><a href=\"https:\/\/www.homelight.com\/blog\/home-staging-tips-first-timers\/\">Rearrange the furniture<\/a> for a better room flow<\/li>\n<li>Use <a href=\"https:\/\/www.graymalin.com\/lifestyle\/how-to-use-minimalist-wall-art-to-make-any-room-look-bigger\">minimalist wall art<\/a> that makes rooms look bigger<\/li>\n<\/ul>\n<p>Making a house feel more spacious doesn\u2019t require dramatic renovations. When in doubt, less stuff is always more: \u201cTake all the stuff off the nightstands, leave one lamp on there, one book, and get rid of all the other stuff,\u201d advises Blanco.<\/p>\n<h2>Question #3: How does this house compare to others you\u2019ve toured?<\/h2>\n<p>It never hurts to hear about the competition, especially if they\u2019re comparable to your home. At face value, this feedback might seem worthless\u2014you likely won\u2019t renovate based on seller feedback\u2014but this insight can be particularly helpful when it comes to staging.<\/p>\n<p>Feedback like, \u201cThe living room felt small,\u201d means you need to address the furniture and staging in this room. Consider removing additional couches or chairs, as well as art on the wall or decorations. You might even consider repainting the room to play with scale and perspective.<\/p>\n<h2>Question #5: On a scale from 1 to 5, 1 being dirty and 5 being pristine, how would you rank the cleanliness of the property?<\/h2>\n<p>For the purposes of an open house, your house needs to be cleaned to perfection. \u201cI&#8217;m talking about a level of cleanliness that none of us actually live in,\u201d says Blanco.<\/p>\n<p>Everyone\u2019s understanding of clean is a little different, so averaging out the responses can give you an idea of how the property is perceived. Numbers came in lower than you thought? Hire a cleaning service to do a deep clean.<\/p>\n<p>Higher than you imagined? Pat yourself on the back, and then be sure to keep the house sparkling throughout the showing period.<\/p>\n<h2>Question #6: How true is this statement? \u201cI think the pricing of the property is fair.&#8221;<\/h2>\n<p>With this question, give buyers a range of answer choices from which to select, such as: \u201cVery true, Somewhat True, Neutral, Somewhat Untrue, Very Untrue.\u201d<\/p>\n<p>While you might not directly change price based on this feedback, it\u2019s a good indicator of how much perceived value is in your property. This won\u2019t necessarily gauge who among the surveyed can buy it, but will give you an idea of what people think the property is worth. \u00a0<b>\u00a0<\/b><\/p>\n<p>If your response rate averages out to \u201cvery untrue\u201d you\u2019ve likely overpriced your home, or visitors are having a hard time finding the value in it. Consider <a href=\"https:\/\/www.homelight.com\/blog\/creative-real-estate-listing-descriptions\/\">reworking your real estate listing<\/a>, or yes, even coming down in <a href=\"https:\/\/www.homelight.com\/blog\/pricing-a-home-for-sale\/\">asking price to fit the expectations of buyers<\/a>.<\/p>\n<h2>Question #7: What could be done to make you buy this property today?<\/h2>\n<p>This question has the potential to bring you the harshest feedback, but it can be constructive.<\/p>\n<p>Maybe the buyer would consider the property at a lower asking price, or if you threw in a <a href=\"https:\/\/www.homelight.com\/blog\/home-repair-insurance\/\">home warranty<\/a> or pieces of furniture in the home.
