Just use a strong bleach-based cleaner, and it\u2019s gone, right?<\/p>\n<p>But if it spreads, mold can be a health hazard that affects your home\u2019s <a href=\"https:\/\/www.epa.gov\/mold\/mold-course-chapter-2\">structural integrity<\/a>\u2014and jeopardize your sale. A study by the Environmental Protection Agency found that <a href=\"https:\/\/irp-cdn.multiscreensite.com\/c4e267ab\/files\/uploaded\/cAOPfv3LTaOcgykLJOjI_Berkeley%20Lab_EPA%20Studies%20Confirm%20Large%20Public%20Health%20and%20Economic%20Impact%20of%20Dampness%20and%20Mold_2007.pdf\">21% of the 21.8 million asthma cases<\/a> in the U.S. can be attributed to exposure to dampness and mold.<\/p>\n<p>\u201cIf it\u2019s hazardous and it\u2019s toxic, it tends just to destroy the deal,\u201d confirms <a href=\"https:\/\/www.homelight.com\/agents\/matt-mauro-ia-hl4453918\">Matt Mauro<\/a>, a <a href=\"https:\/\/www.homelight.com\/des-moines-ia\/top-real-estate-agents\">top-selling Des Moines, Iowa<\/a>, real estate agent with 24 years of experience.<\/p>\n<p>So can you sell a house with mold? Mold is so prevalent\u2014it\u2019s been on Earth for millions of years\u2014that it\u2019s normal for you to have some <a href=\"https:\/\/www.floridahealth.gov\/environmental-health\/mold\/index.html#mold%20in%20my%20home\">mold in your home<\/a> in the form of spores and mold cells. In fact, it\u2019s impossible to remove it all.<\/p>\n<p>Mold becomes an issue once it grows. It thrives in places that are damp, warm, and humid. That\u2019s why most of us notice it in bathrooms. (Mildew is actually a kind of mold.)<\/p>\n<p>Some <a href=\"https:\/\/www.medicinenet.com\/mold_exposure\/article.htm#what_is_mold\">types of mold<\/a>, like <i>Stachybotrys chartarum<\/i> (also known as <i>Stachybotrys atra<\/i>, or \u201cblack mold\u201d), grow on surfaces such as paper, wood, and fiberboard. Others like <a href=\"https:\/\/www.homeadvisor.com\/cost\/environmental-safety\/remove-mold-and-toxic-materials\/\">carpeting, insulation, window frames, and drywall<\/a>.<\/p>\n<p>Where mold proves most problematic are areas without good ventilation or drainage, such as basements, crawlspaces, and attics. \u201cYou get a lot of humidity in your attic, which turns into moisture,\u201d said Mauro. \u201cBecause of the humid summers here in Des Moines, the heat is not escaping; the home\u2019s not breathing and ventilating correctly.\u201d<\/p>\n<p>Left to multiply, mold can cause a host of health concerns. It commonly causes allergic reactions, such as hay-fever-like symptoms and rashes, as well as <a href=\"https:\/\/www.cdc.gov\/mold\/dampness_facts.htm\">upper respiratory<\/a> issues such as coughs, sneezing, wheezing, runny nose, and shortness of breath.<\/p>\n<p>The Environmental Protection Agency says that mold can cause <a href=\"https:\/\/www.epa.gov\/mold\/mold-and-health\">asthma attacks<\/a> in people with asthma and can irritate the lungs, throat, skin, nose, and eyes, even if people aren\u2019t allergic.<\/p>\n<p>Beyond affecting your health, mold also can damage your home\u2019s building materials, furnishings, and belongings.<\/p>\n<p>\u201cMold needs to eat to survive, and it\u2019s perfectly happy eating your home if you allow it,\u201d notes the <a href=\"https:\/\/www.floridahealth.gov\/environmental-health\/mold\/index.html#mold%20in%20my%20home\">Florida Department of Health<\/a>.<\/p>\n<p>What\u2019s more, if a buyer has an FHA loan, an inspector might find that the overgrowth is dangerous and require you to remove it, according to <a href=\"https:\/\/www.advantaclean.com\/blog\/2017\/march\/black-mold-removal-cost-should-i-buy-a-house-wit\/\">AdvantaClean<\/a>, a franchise of light environmental services with more than 225 locations nationwide.<\/p>\n<h3>Identify where mold growth is happening<\/h3>\n<p>You can see or smell mold. Check for <a href=\"https:\/\/www.floridahealth.gov\/environmental-health\/mold\/index.html#mold%20in%20my%20home\">stains or growth<\/a> that\u2019s fuzzy, velvety, rough, or leathery on furniture, walls, and ceilings. It might be black, brown, white, gray, yellow, or green.<\/p>\n<p>Also look around air conditioning units and furnaces for standing water, and inspect the drain pans, drain lines, evaporator coils, and liner surfaces, health experts say.<\/p>\n<p>Pay attention to any earthy or musty odors. Those usually indicate mold.<\/p>\n<p>A home inspector watches for these signs during a visual inspection. Some home inspectors in Mauro\u2019s area have thermal imaging devices that will pick up damp or cold spots behind the walls, but most of the time, it\u2019s up to your eyes and nose.<\/p>\n<h3>Determine the root cause of the mold<\/h3>\n<p>If your home seems to be prone to mold, you need to figure out why. <a href=\"https:\/\/www.mrrooter.com\/greater-syracuse\/about-us\/blog\/2017\/may\/causes-of-mold-in-your-home-and-how-to-prevent-i\/\">Top causes of mold growth<\/a> include moisture, high-humidity environments, and lack of sunlight, and mold is another reason why <a href=\"https:\/\/www.homelight.com\/blog\/selling-a-house-with-water-damage\/\">water is your home\u2019s no. 1 enemy<\/a>.<\/p>\n<p>Some mold develops because of your surrounding infrastructure and the age of your home. Newer housing developments might have holdover retention ponds and grading that prevent water from pooling against your home. But older sections might have a house at the <a href=\"https:\/\/www.atlantaeng.com\/commondrainageproblems.html\">bottom of a hill that collects water<\/a>.<\/p>\n<p><a href=\"https:\/\/realestate.boston.com\/home-improvement\/2016\/04\/12\/black-mold-problems-buying-old-home\/\">Older construction also can contribute to basement mold<\/a> through materials, such as concrete block foundation. The type used from the 1950s to the 1980s has supports inside that crack from age, Mauro said. \u201cPeople are going in and doing drainage tile systems on the inside of them. They\u2019re having to anchor the walls, and they\u2019re having to put iron beams in to brace them. It costs a lot of money.\u201d<\/p>\n<p>Sometimes homeowners inadvertently cause mold through renovations or good intentions.<\/p>\n<p>In Mauro\u2019s area, people wanting to make their homes more energy-efficient have rented insulators to blow insulation into the attic.<\/p>\n<p>Trouble is, they wind up covering the baffles, or chutes that provide air channels through the exterior soffit vents. \u201cThe thought is a good thought,\u201d he said. In this type of situation, <a href=\"https:\/\/moldpedia.com\/mold-removal\">killing the mold with bleach<\/a> often takes care of the growth.<\/p>\n<p>A finished basement with black mold climbing the wall is a concern, as is mold in an attic or elsewhere that indicates a drainage or ventilation problem.<\/p>\n<p>\u201cIt would be up to the buyer, if they wanted to pursue that, to get further tests done by someone who specializes in it,\u201d Mauro said. \u201cThey scrape the area, send it into a lab, and get test results back on what kind of mold it is, and therefore how to treat it.\u201d<\/p>\n<h3>Informal and formal mold disclosures in real estate: It\u2019s best to be honest<\/h3>\n<p>Many states require sellers to disclose <a href=\"https:\/\/www.homelight.com\/blog\/disclosures-in-real-property-transactions\/\">any known material defects about their home to buyers with formal paperwork<\/a>, including a history of mold or fungi and whether it was professionally remediated.<\/p>\n<p>You can ask your agent about your state\u2019s requirements, and HomeLight also has a <a href=\"https:\/\/www.homelight.com\/blog\/mandated-disclosures-real-estate\/\">list of the real estate disclosure forms<\/a> for every state so you can easily see what the rules are for your area. Check the form for wording such as:<\/p>\n<ul>\n<li>Are you aware of any mildew or mold issues affecting this property?<\/li>\n<li>Are you aware of any testing for mold on the property?<\/li>\n<\/ul>\n<p>Other disclosure forms may include \u201cYes\/No: checkboxes with a field for toxic mold and mildew, or feature an advisory to buyers to confirm the status of mold in the house or other biological hazards.<\/p>\n<p>Regardless of what\u2019s required by law, Mauro suggests putting yourself in the buyer\u2019s shoes. \u201cAsk yourself, if you were a buyer, knowing or not knowing, would this affect your decision of buying the home? Could it affect your decision? The area also is dried with fans and dehumidifiers, then sealed with plastic and negative air pressure.<\/p>\n<p>At least three times in the past few years, Mauro has dealt with sellers who have needed mold remediation before selling their home.<\/p>\n<p>Once sellers produce documentation of the work done, \u201cI&#8217;ve been able to make buyers comfortable with that process going forward,\u201d he said. A subsequent mold inspection or warranty helps buyers feel comfortable that \u201cthere\u2019s a company that stands behind their work.\u201d<\/p>\n<h3>Find out how much mold remediation will cost you<\/h3>\n<p>Many <a href=\"https:\/\/funguyinspections.com\/free-mold-evaluation-the-truth-behind-no-cost-assessments\/\">mold remediation services offer free inspections<\/a>. According to Fixr.com, the <a href=\"https:\/\/www.fixr.com\/costs\/mold-remediation\">average cost of mold remediation for basements, crawl spaces, and attics is between $500 to $4,000,<\/a> with most people paying around $2,000.<\/p>\n<p>However, these costs can grow, depending on where you live and your situation. Mold festering in an attic or along the <a href=\"https:\/\/www.homelight.com\/blog\/prep-your-house-for-sale\/\">underside of a roof deck<\/a> can require tearing off the roof and perhaps sub-roofing, as well as the insulation. If you don\u2019t have the upfront money and means to fix the mold problem, then you\u2019ll need to compensate for that through the asking price.<\/p>\n<p>But before you reach that point, be clear with your real estate agent about your concerns. Your agent may suggest a <a href=\"https:\/\/www.homelight.com\/blog\/how-home-inspection-works\/\">home inspection <\/a>to clarify any structural, mechanical, or safety-related issues, which gives you the opportunity to disclose fully if you can\u2019t make the repairs.<\/p>\n<p>That said, when it comes to mold, it\u2019s wise to fix whatever you can for as long as you\u2019re in the home.
