You could snap a few photos with your phone, fill out the fields on price, beds, and baths, and <i>viola, <\/i>you\u2019ve got a home listing you can technically post around the web.<\/p>\n<p>But will it stand out against the thousands of other listings created by professionals that go live every day\u2014in a good way, not a can\u2019t-look-away train wreck way?<\/p>\n<p>Time to rethink your plan to post that DIY listing to the first site that pops up when you type in \u201clist home for sale,\u201d find out if you could be making any of these rookie mistakes, and see if you can call in reinforcements (like a <a href=\"https:\/\/www.homelight.com\/find-real-estate-agents\">top local agent in your area<\/a>).<\/p>\n<h2>1. Overshooting the price<\/h2>\n<p>According to research from the National Association of Realtors, the most difficult part of the home selling process for FSBO sellers is <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/quick-real-estate-statistics\">getting the price right<\/a>. Inaccurate number of bedrooms<\/h2>\n<p>The legal definition of a bedroom is not as simple as a space where someone could sleep in your house if you put a futon in there. Yet home sellers innately want to list their homes with the maximum number of bedrooms to <a href=\"https:\/\/sacramentoappraisalblog.com\/2016\/05\/23\/how-much-value-does-an-extra-bedroom-add\/\">increase their home\u2019s value and marketability<\/a>.<\/p>\n<p>Carswell often sees this issue in the DIY listings he comes across.<\/p>\n<p>\u201cI\u2019ll look at the details of the home, and the descriptions are just wrong,\u201d says Cardswell.<\/p>\n<blockquote><p>\u201cI&#8217;ve seen some listings the homeowner states that the house is a two bedroom. They have a bonus room that they&#8217;re trying to call a bedroom. There&#8217;s no closet, there may not be any ventilation or a homeowner may have closed in the garage and try to call it a bedroom. There&#8217;s no bathroom in that area of the house. So you can&#8217;t consider it a bedroom.\u201d<\/p><\/blockquote>\n<p>Any kind of misrepresentation of bedrooms that may not be up to code could actually put you in legal hot water with the buyer of your house. Imagine your buyer sets out to sell the house down the road only to realize they\u2019ll have to drop their price over a bedroom you led them to believe was legitimate.<\/p>\n<p>The legal requirements for bedrooms vary from state to state, but according to top performing New England real estate agent <a href=\"https:\/\/www.homelight.com\/agents\/bill-gassett-ma-0000091362\">Bill Gassett<\/a>, to be considered a bedroom, <a href=\"https:\/\/www.maxrealestateexposure.com\/legal-requirement-for-bedroom\/\">a space must have<\/a>:<\/p>\n<ul>\n<li>A minimum of 70-80 square feet<\/li>\n<li>Two ways to exit (one being the door, the second being an alternative egress with a minimum opening of 5.7 square feet)<\/li>\n<li>Enough space to comfortably stand<\/li>\n<li>Temperature control<\/li>\n<\/ul>\n<h2>3. Salesly language in the description<\/h2>\n<p>From cooking supplies to IKEA furniture, product descriptions explain in greater detail what you see in the product photographs. This same rule applies to home listings\u2014the description gives you another opportunity to persuade the buyer to visit your house in person. But it shouldn\u2019t inundate readers with in-your-face salesy language like \u201cACT FAST!\u201d or \u201cHURRY, CALL NOW!\u201d<\/p>\n<p>Instead you want to tell a story, paint a picture.<\/p>\n<p>\u201cI have a conversation with the seller to see what they&#8217;ve done to the property, like if there are certain features about the property that they think should be highlighted,\u201d explains Cardswell. \u201cI try to let the homeowner tell me as much as possible about the home.\u201d<\/p>\n<p>Then, he decides what is most useful and worthy to keep in the description that would <a href=\"https:\/\/www.homelight.com\/blog\/create-real-estate-listings\/\">make buyers want to drop everything and book a tour<\/a>.<\/p>\n<p>Experienced agents have written hundreds of descriptions and know how to present property information in a compelling and authentic way.<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/agents\/debra-oman-mo-2007007039\">Debra Oman<\/a>, who is in the top 1% of real estate agents in <a href=\"https:\/\/www.homelight.com\/springfield-mo\/top-real-estate-agents\">Springfield, Missouri<\/a>, also captures the location and environment of a listing in this description:<\/p>\n<p style=\"padding-left: 40px;\"><i>A large pond sits below the house where you can swim or fish or just soak up the view. Wander through the 15-acre Walnut Grove, precisely planted and pruned. Ride your horse along the multitude of trails. <\/i><\/p>\n<p style=\"padding-left: 40px;\"><i>Hike among the woodlands and across Peter&#8217;s Branch Creek. Discover nature\u2019s surprises, including caves, mushrooms, and wildlife. Enjoy the timber improvements and glade restoration as a nationally recognized Tree Farm. No image captions<\/h2>\n<p>If a picture\u2019s worth a 1,000 words, why would anyone need captions?<\/p>\n<p>When it comes to real estate listings, captions on your photos can be an opportunity to highlight features in a room that 1) a buyer wouldn\u2019t be able to see by just browsing through your photo carousel and 2) are too minute to fit into the listing description (where you only get about <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-marketing\/\">50-100 words to describe the whole house<\/a>).<\/p>\n<p>Not convinced it would make a difference?<\/p>\n<p>Take this <a href=\"https:\/\/www.har.com\/11740-skene-way\/sold_79112582?cid=KECK\">sold listing<\/a> put together by <a href=\"https:\/\/www.homelight.com\/agents\/angelina-keck-tx-0549764\">Angelina Keck<\/a>, a top agent in <a href=\"https:\/\/www.homelight.com\/houston-tx\/sell-house-fast\">Houston, Texas,<\/a> who sells 70% more properties than the average agent in her area. Every single photo is accompanied by a caption that shares additional gems of information for the buyer.<\/p>\n<p>A few examples:<\/p>\n<ul>\n<li><b>Living room<\/b><br \/>\n<i>Handsome living area charms with dual sided fireplace and streamlined built-ins. Ethernet cables throughout for smart home capability. Surround sound installed for your media enjoyment.<\/i><\/li>\n<\/ul>\n<ul>\n<li><b>Dining room<\/b><br \/>\n<i>Spacious formal dining accommodates all of your family and guests with wine room to keep your preferred beverages close at hand.
