If it\u2019s not, it\u2019ll cost you in more ways than one.<\/p>\n<p>\u201cThe wrong general contractor could actually hurt your home sale, especially if they do shoddy work, or poor management leads to endless delays,\u201d advises <a href=\"https:\/\/www.homelight.com\/agents\/monica-graves-co-er40043056\">Monica Graves<\/a>, an investor-friendly <a href=\"https:\/\/www.homelight.com\/denver-co\/top-real-estate-agents\">agent in Denver, Colorado<\/a>, who has a Certified Residential Specialist (CRS) certification and ranks among the top 1% of brokers nationally.<\/p>\n<p>So, how do you avoid starring in a <a href=\"https:\/\/www.architecturaldigest.com\/story\/65-of-the-absolute-worst-construction-fails-weve-ever-seen\">home improvement horror story?<\/a><\/p>\n<p>By <a href=\"https:\/\/www.homelight.com\/blog\/home-repair-contractors\/\">hiring the right laborers for the job<\/a> with the skills to do the work you need done. That right worker may or may not need to be a <a href=\"https:\/\/sebringdesignbuild.com\/service-area\/home-builders-nashville-remodeling\/\">general contractor<\/a>, depending on the size and scope of the renovation.<\/p>\n<figure id=\"attachment_10957\" aria-describedby=\"caption-attachment-10957\" style=\"width: 700px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/06\/general-contractors-contractor.jpg\" target=\"_blank\"><img decoding=\"async\" width=\"700\" height=\"400\" src=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/06\/general-contractors-contractor.jpg\" class=\"attachment-content size-content\" alt=\"\" srcset=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/06\/general-contractors-contractor.jpg 700w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/06\/general-contractors-contractor-64x37.jpg 64w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/06\/general-contractors-contractor-128x73.jpg 128w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/06\/general-contractors-contractor-192x110.jpg 192w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/06\/general-contractors-contractor-432x247.jpg 432w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/06\/general-contractors-contractor-500x286.jpg 500w\" sizes=\"(max-width: 700px) 100vw, 700px\" \/><\/a><figcaption id=\"caption-attachment-10957\" class=\"wp-caption-text\">Source: (ungvar\/ Shutterstock)<\/figcaption><\/figure>\n<h2>What does a general contractor do?<\/h2>\n<p>A <a href=\"https:\/\/definitions.uslegal.com\/g\/general-contractor\/\">general contractor<\/a> is basically the boss of the jobsite.<\/p>\n<p>\u201cGeneral contractors, or GCs as we call them, have a crew of builders who can do multiple types of projects within your home,\u201d says Graves. \u201cFor more complicated projects, they\u2019ll hire out the work to say an electrician, or a plumber.\u201d<\/p>\n<p>As the home improvement project leader, your GC will:<\/p>\n<ul>\n<li>Crunch the budget numbers<\/li>\n<li>Pull the permits<\/li>\n<li>Set the project deadlines<\/li>\n<li>Schedule the crew<\/li>\n<li>Order building supplies<\/li>\n<li>Hire the subcontractors<\/li>\n<li>Do anything else that needs to be done for their crew to complete the job<\/li>\n<\/ul>\n<h2>How much does it cost to hire a general contractor?<\/h2>\n<p>Pinpointing how much it costs to hire a general contractor is tricky, because projects big enough to need a GC typically wrap labor costs into the overall project budget.<\/p>\n<p>So, if you hire a construction company at <a href=\"https:\/\/www.homedepot.com\/c\/cost_kitchen_remodel\">$60,000 for a kitchen remodel<\/a>, your GC\u2019s salary will be included in that figure, along with the cost of hiring the crew, buying building materials, and so on.<\/p>\n<p>How much of that proposed budget goes to the GC depends on how much of the work they\u2019ll be doing themselves. If they\u2019re simply project managers, they\u2019ll probably receive 10% to 20% of the total budget for their work. If they\u2019ll be doing any of the construction themselves, that total may be closer to 45% of the total budget.<\/p>\n<p>On average, you can figure on paying your contractor around <a href=\"https:\/\/www.costowl.com\/home-improvement\/home-hire-general-contractor-cost.html\">$300 to $400 per day<\/a>.<\/p>\n<p>Of course, hiring a GC and their crew isn\u2019t the only way to get work done around your house. When you\u2019ve only got a handful of smaller jobs, hiring a handyman <a href=\"https:\/\/www.fixr.com\/costs\/handyman\">who charges by the hour<\/a> may be more affordable\u2014especially if all the work can be completed in one day.<\/p>\n<p>The hourly rate charged by handymen <a href=\"https:\/\/www.angieslist.com\/articles\/what-are-common-handyman-prices.htm\">averages out to $83 nationally<\/a>, with some paid as little as $50 per hour, and others $100 or hourly. For example, one who\u2019s also a skilled plumber or electrician will charge more per hour than one who won\u2019t do plumbing or electrical work.<\/p>\n<p>Whether you hire a GC or a handyman, always check <a href=\"https:\/\/www.homeadvisor.com\/r\/state-by-state-licensing-requirements\/\">your state&#8217;s licensing and registration requirements<\/a> before they start work on your house. Otherwise, you may be forced to pay fines if you hire an unlicensed or unregistered GC in a state that requires it.<\/p>\n<h2>Do I need a general contractor?<\/h2>\n<p>Whether you need to hire a general contractor all depends on what work you need done in order to get your house ready to sell.<\/p>\n<p>If all you need are a few minor fixes, like new cabinet pulls installed, or a few holes patched in your walls, then it\u2019s more cost effective to hire a less-expensive handyman.<\/p>\n<p>\u201cThe main difference between a general contractor and a handyman is that a handyman might do a lot of the work themselves, whereas general contractors operate more like managers, so they\u2019ve probably got a crew of workers who\u2019ll be doing a lot of the work at once,\u201d says Graves.<\/p>\n<blockquote><p>\u201cI would definitely hire a general contractor for big projects, like finishing a basement, or projects that involve plumbing, or electrical work. Because bad plumbing can lead to mold, and bad wiring can cause fires.\u201d<\/p><\/blockquote>\n<p>However, it may be wise to bypass hiring a general contractor if you only need one or two specialty jobs done, such as painting interiors, installing a new toilet, or replacing light fixtures.<\/p>\n<p>While the paint job could be handled by a GC\u2019s crew, plumbing and electrical work is often subcontracted out to licensed plumbers and electricians. If you\u2019re not having extensive remodeling done in addition to those specialty projects, you\u2019ll just be paying the GC to act as the middleman to hire specialists you could\u2019ve hired yourself directly.<\/p>\n<p>Just remember that you get what you pay for.<\/p>\n<p>If you try to hire a handyman to complete a big job just because it\u2019s cheaper than hiring a GC and their crew, you may wind up with one of those construction disasters that can actually decrease your home\u2019s value.<\/p>\n<h3>Is a general contractor worth the money?<\/h3>\n<p>Again, it depends on the project. If it\u2019s a big job, you\u2019ll definitely need more than one work hand to get the project done in a timely manner.<\/p>\n<p>Plus, the government usually wants some oversight on major renovations, which means you need someone who knows how to get the right permits for your project.<\/p>\n<p>\u201cIn our state, permits vary by county, so general contractors need to know how pull permits in many different counties,\u201d says Graves.<\/p>\n<p>\u201cYou don&#8217;t want to hire someone who comes into your house and does work without pulling permits, because it\u2019ll be very hard to sell that home again. Permitting mistakes could result in unauthorized work that\u2019ll need to be redone before you sell. A shifty GC could hire cheap, unskilled laborers that damage your home, or deliver poor-quality workmanship.<\/p>\n<p>And perhaps worst of all, a crooked GC could simply charge half of the project budget upfront and run, without ever completing any work at all.<\/p>\n<p>So how do you avoid having your house ruined or getting ripped off? You need to ask for recommendations from anyone you know who\u2019s recently had work done by a reliable general contractor.<\/p>\n<p>The first place to start is by asking the top-notch agent you hired to help you sell your house. But don\u2019t just ask for one name, ask for a whole list of potential GCs.<\/p>\n<p>\u201cI would say it&#8217;s very important to utilize your real estate agent to get several different GC referrals, because they\u2019ll have relationships with multiple contractors who have good reputations,\u201d advises graves.<\/p>\n<p>\u201cGCs are busy, so you need multiple options if you want to find one that you\u2019re comfortable working with and who\u2019s in between jobs when you need them.\u201d<\/p>\n<p>Finding one who\u2019s available is just the first step. You also need a GC that you click with so that all communication is clear and concise.<\/p>\n<p>Plus, you need to get multiple bids, as each GC may have different ideas and resources that could reduce or add to the overall budget.<\/p>\n<p>For example, the first general contractor who submits a bid might budget for the exact marble countertop you want at <a href=\"https:\/\/www.consumerreports.org\/cro\/magazine\/2015\/07\/pros-cons-costs-10-countertop-materials\/index.htm\">$150 per square foot<\/a>.<\/p>\n<p>However, the second GC can get you granite with similar coloring at just $35 per square foot\u2014because it\u2019s leftover from a new build development project he\u2019s just completed.<\/p>\n<p>The third GC\u2019s bid includes a darker, but less expensive marble option at just $80 per square foot\u2014because he\u2019s buying in bulk at wholesale prices for multiple projects.<\/p>\n<p>Since you\u2019re planning on selling, there\u2019s no need to get your dream marble installed by GC #1. The decision between GC\u2019s #2 and #3 all depends on your home\u2019s price point. If yours is a midrange home, the inexpensive granite is all you need.
