Lock all windows and doors before you leave.<\/h2>\n<p>Most of the time, the buyers\u2019 occupancy date will be the same as the close date\u2014but not always.<\/p>\n<p>For example, the buyers may be moving from out of state and need a few days after the transaction goes through as they haul their belongings across state lines.<\/p>\n<p>The problem with that? Houses that look vacant are low-hanging fruit for burglars and squatters who are banking on you forgetting about that one window in that one room. In fact, <a href=\"https:\/\/www.safewise.com\/blog\/8-surprising-home-burglary-statistics\/\">30% of burglaries<\/a> result from unlocked doors and windows.<\/p>\n<p>Or let\u2019s say you begin moving out a few days before your close date, slowly settling into your new house. Your original home still has the for-sale sign and doesn\u2019t appear to be lived in. A burglar strikes. Technically, the buyers have the right to back out of the sale, whether because the house suffered damage or they\u2019re now questioning the safety of the area.<\/p>\n<p>Burglars don\u2019t care that the laptop and the 4K flat screen are moved out; they may want to get their hands on <a href=\"https:\/\/storables.com\/diy\/building-construction\/how-is-copper-used-in-construction\/\">valuable building materials such as copper<\/a> or appliances left behind as part of the sale.\u00a0<a name=\"Do\"><\/a><\/p>\n<p>Smart devices and expensive-looking fixtures can also look attractive to sticky fingers. Always do a final lockup to keep the chaos out.<\/p>\n<h2>2. Do a final sweep in those out-of-sight, out-of-mind rooms (basement, attic, garage, storage rooms, refrigerator).<\/h2>\n<p>Adopting the <a href=\"https:\/\/www.homelight.com\/blog\/marie-kondo-netflix\/\">Marie Kondo\u2019s lifestyle<\/a> is great and all, but leaving your old junk behind for the next homeowners is not the way to do it. If your buyers walk in and discover items you didn\u2019t take with you, like holiday decorations in the attic or old tools left in the garage, you\u2019ll have to make it right. And it doesn\u2019t matter if you\u2019ve moved out of state.<\/p>\n<p>\u201cWe&#8217;ll take care of the problem monetarily, and we&#8217;ll just take that out of that escrow money,\u201d explains <a href=\"https:\/\/www.homelight.com\/agents\/dakota-riley-ma-0009505861\">Dakota Riley<\/a>, a top 1% real estate agent in Weymouth, Massachusetts. \u201cSo it will be remedied either by yourself physically or by that money that&#8217;s sitting [in escrow]. And then you will receive less of your <a href=\"https:\/\/www.homelight.com\/blog\/proceeds-from-sale-of-home\/\">home sale proceeds<\/a>.\u201d<\/p>\n<p>Bottom line: Leave no item behind. That box of old books in the attic and the bag of winter clothes you keep on the tip-top shelf in the closet, take it all. Gather all garage keys, codes, and passwords the buyer will need to get in.<\/h2>\n<p>Think about everything that\u2019s either password and padlock protected, and make sure the buyer has the keys and remotes they\u2019ll need. While it\u2019s safe to assume the new homeowners will change the locks, you still have to provide all the copies of your key. Don\u2019t forget these items and bring them to the final signing unless instructed otherwise by your agent:<\/p>\n<ul>\n<li>All copies of the door keys<\/li>\n<li>Gate keys<\/li>\n<li>Keys to outdoor, detached sheds or other locked storage closets<\/li>\n<li>Garage door remotes and passcodes<\/li>\n<li>Mailbox keys<a name=\"Disconnect\"><\/a><\/li>\n<li>Pool keys, or keys needed for any other amenities such as a fitness center (common with condos and townhomes)<\/li>\n<li>Bonus: Leave behind all warranty information on major appliances if they\u2019re still valid, as well as any owners manuals for items like the microwave and HVAC system.<\/li>\n<\/ul>\n<h2>4. Disconnect your smart home devices.<\/h2>\n<p>If you showed your home with Nest thermostats, smoke detectors, and security cameras installed and you didn\u2019t exclude them in your agreement with the buyer, those items stay with the home. Don\u2019t rip them out and take them with you.<\/p>\n<p>Riley compares it to luxury fixtures and home appliances.<\/p>\n<p>\u201cIf they make that offer and you had this fixture and that fixture, and then the buyer comes, and you&#8217;ve swapped everything out with the lowest line from Home Depot, that&#8217;s not gonna fly,\u201d she explains.<\/p>\n<p>And if these devices are staying with the home, make a mental note to disconnect them from your app. You don\u2019t want to accidentally spy on the new homeowners or track their energy use. Stock up on supplies that protect your floors and walls.<\/h2>\n<p>Unlike moving out of a rental, there\u2019s no cleaning deposit you\u2019re trying to receive back. However, you\u2019re still required to leave the house in good condition, and that means not causing extra damage.<\/p>\n<p>\u201cYou need to convey the property in the condition it was when the buyer saw it,\u201d says Riley. Don\u2019t think the buyer won\u2019t notice if you ding the corner of the hallway or leave holes in the walls that may have been covered during their walk-through.<\/p>\n<p>A quick trip to your local hardware store for some extra moving supplies can help prevent damage (if you\u2019re hiring movers, make sure they come prepared):<\/p>\n<ul>\n<li><a href=\"https:\/\/www.homedepot.com\/p\/Ram-Board-38-in-x-50-ft-Temporary-Floor-Protection-Roll-RB-38x50\/202823781\">Floor protection<\/a>, $30 (taping down cardboard works, too)<\/li>\n<li><a href=\"https:\/\/www.homedepot.com\/p\/Forearm-Forklift-9-4-ft-L-x-3-in-Moving-Straps-FF000012\/202300612\">Moving straps<\/a>, $20 (gives you more control over large items)<\/li>\n<li><a href=\"https:\/\/www.homedepot.com\/p\/Pratt-Retail-Specialties-72-in-W-x-54-in-L-Standard-Moving-Blanket-HDMOVBLAN\/205496084\">Moving blankets<\/a> to pad furniture, $10<\/li>\n<li><a href=\"https:\/\/www.homedepot.com\/b\/Storage-Organization-Moving-Supplies-Dollies\/N-5yc1vZchn8\">Dollies<\/a> (prices vary)<a name=\"Set\"><\/a><\/li>\n<\/ul>\n<p>If you damage any part of the wall, the buyer may have grounds to barter for some of their escrow money, cutting into your proceeds. Save the headache and patch them up. Use <a href=\"https:\/\/www.thisoldhouse.com\/how-to\/how-to-patch-small-holes-walls\">this tutorial to repair small holes<\/a>. For larger ones, follow these <a href=\"https:\/\/www.lowes.com\/projects\/repair-and-maintain\/patch-and-repair-drywall\/project\">steps to patch and repair drywall<\/a>.<\/p>\n<h2>6. Set a stop date for utilities, and restart them at your new property.<\/h2>\n<p>You don\u2019t want to be charged extra for usage on the days you weren\u2019t occupying the house, but equally important is to make sure you have running water and electricity in your new home.<\/p>\n<p>Call the utility companies to schedule a final read based on when the close is official. Some companies will simply be able to transfer the service to your new home, but if you\u2019re moving out of state, you may have to set up a new service. Or in the case of water and trash, you\u2019ll have to contact your new city.<\/p>\n<p>Some homeowners whose homes still rely on heating oil may also accidentally leave money on the table.<\/p>\n<p>\u201cGenerally around here [in the Northeast] you can get reimbursed for whatever oil you have left in the tank because you paid for it,\u201d says Riley. Take pictures to prove the house was in good shape when you left.<\/h2>\n<p>Renters are often advised to take pictures of their unit when they move out so their landlord can\u2019t unfairly pin damage on them and hold their security deposit. But it\u2019s also a good practice for homeowners when they hand over the keys, especially in the case that the new owners won\u2019t be moving in right away.<a name=\"aside\"><\/a><\/p>\n<p>You never know what might happen from the time you move out to the time the new owners move in, from burglaries to their movers causing damage and claiming it was already there. That\u2019s assuming the worst, but in 2018, the Better Business Bureau received over <a href=\"https:\/\/www.bbb.org\/article\/tips\/13306-bbb-tip-hiring-a-mover\">9,000 complaints<\/a> about bad movers, many of which included damage.<\/p>\n<h2>8. Set aside important docs you need for closing.<\/h2>\n<p>Here\u2019s a checklist of what you\u2019ll need when you close the sale on your home. Make sure it doesn\u2019t get packed:<\/p>\n<ul>\n<li>A copy of the purchase contract. The escrow agent and your real estate agent will most likely have this, but it doesn\u2019t hurt to have a backup.<\/li>\n<li>Driver\u2019s license<a name=\"Put\"><\/a><\/li>\n<li>All keys, remotes, and passcodes (see list above)<\/li>\n<li>Information about how to access smart devices if the home has them<\/li>\n<li>Any funds you\u2019ve agreed to pay the buyer<\/li>\n<li>Your checkbook because you never know what small <a href=\"https:\/\/www.homelight.com\/blog\/what-to-bring-at-closing\/\">costs may arise toward the end of closing<\/a><\/li>\n<\/ul>\n<h2>9. Put together a box of cleaning supplies that stays accessible.<\/h2>\n<p>Keep a set of <a href=\"https:\/\/www.homelight.com\/blog\/house-cleaning-checklist\/#cleaning\">cleaning supplies<\/a> easily accessible. You\u2019ll want them handy to <a href=\"https:\/\/www.homelight.com\/blog\/house-walkthrough\/\">make sure the home is broom swept<\/a> so you don\u2019t have to hear complaints from the buyer after moving day (not that they\u2019re not perfectly lovely people). Your house changes possession when the funding goes through, unless otherwise stipulated in the contract.<\/p>\n<p>You don\u2019t want to be caught with boxes in your hand at the final hour.
