Now picture it unfurnished. Which one feels more inviting? Not every apartment can pull off purple walls, but certain apartment staging techniques will help you compete and attract a great offer. Don\u2019t leave buyers wondering \u201cWhat will fit?\u201d<\/h3>\n<p>Find a way to assure the potential buyers that their king-size bed or beloved\u00a0antique desk will fit through the building\u2019s elevator or stairwell and into their apartment. Refrain from any elements that might suggest the opposite.<\/p>\n<p>\u201cUsing blowup mattresses, cardboard boxes, or other fake bed nonsense will ultimately put fear into the new buyer,\u201d\u00a0 explains interior designer, architect and founder of the Portland-based home staging company Spade and Archer Design Agency <a href=\"https:\/\/www.crunchbase.com\/organization\/spade-and-archer-design-agency\">Justin Riordan<\/a>. \u201cThey might think it will be impossible to get their bed into their new space and thus they will back out of making an offer on the space.\u201d<\/p>\n<p>Instead, work with your agent to create fact sheets that offer the dimensions of each room as a takeaway at showings. Instead of having potential buyers fret over the size of the bedroom, or pull out their tape measures, do the work for them upfront. Make it easy for buyers by anticipating their questions.<\/p>\n<h3>2. Define vague spaces<\/h3>\n<p>The goal of staging an apartment is to show buyers how they could comfortably live in a space. That can be a challenge in smaller units or open concept apartments where functional areas like living and dining rooms aren\u2019t designated. Use staging to create those spaces with rugs, furniture, and accents.<\/p>\n<p>Dining rooms can be tricky because you might be dealing with a small eat-in area or just a fraction of your living room space, and your setup needs to be proportional to the rest of the unit.<\/p>\n<p>To get the right number of seats for your dining area, Riordan recommends the following formula:<\/p>\n<p>1. Take the total number of bedrooms your apartment has.<br \/>\n2. Multiply that number by two. With the right placement, a mirror will highlight the best features of your apartment or downplay a negative one.<\/p>\n<p>\u201cIf you have a great park view, but it&#8217;s a smaller space, put a mirror on the opposite side of the window,\u201d Hoffman suggests. \u201cIt makes the room a little bit larger.\u201d<\/p>\n<p>Angle the mirror so that it <a href=\"https:\/\/www.countryliving.com\/uk\/homes-interiors\/interiors\/how-to\/a854\/how-to-use-mirrors-to-make-home-bigger-brighter\/\">catches natural light during the day<\/a>. Conversely, you can <a href=\"https:\/\/www.forbes.com\/home-improvement\/interior\/ways-to-use-mirrors\/\">hang a mirror a foot or two behind a light fixture<\/a> if natural light is sparse. Less is more. Use a few thoughtfully placed mirrors instead of a whole wall of them.<\/p>\n<h3>4. Draw the eye to larger wall art<\/h3>\n<p>You love your meticulously planned gallery wall, but it won\u2019t help sell your space. In one of Hoffman\u2019s recent listings, the apartment overlooked a tunnel entrance&#8230;not exactly inspiring.<\/p>\n<p>However, when the view isn\u2019t a selling point, \u201cit\u2019s all about making the experience within the apartment its destination. When there\u2019s no view of Central Park, they&#8217;re not going to run over to the window with excitement.\u201d<\/p>\n<p>Hoffman threw his attention into the quirks and assets within the space. He placed\u00a0interesting art in the living room, drawing the eye inward, instead of out. \u201cThere&#8217;s little nooks and crannies that can be brought to life through staging. I want to make the apartment itself the destination, and play down the areas of the property that are not labeled as assets,\u201d Hoffman says.<\/p>\n<p>Here are a few other ideas to play up the strengths of the unit itself:<\/p>\n<ul>\n<li><b>Set up an office nook.<\/b><br \/>\nQuirky <a href=\"https:\/\/www.hgtv.com\/design\/rooms\/other-rooms\/small-home-office-ideas-pictures\">built-ins<\/a>, <a href=\"https:\/\/www.hgtv.com\/design\/rooms\/other-rooms\/small-home-office-ideas-pictures\">closets,<\/a> or an original <a href=\"https:\/\/www.hgtv.com\/design\/rooms\/other-rooms\/small-home-office-ideas-pictures\">telephone nook<\/a> can be turned in a tiny, tidy office. Declutter, but don\u2019t clear out<\/h3>\n<p>The magic words when it comes to staging are declutter, declutter, declutter, but in apartments, there is such a thing as too much decluttering. \u201cIf you have an empty apartment, like you&#8217;ve decluttered so much that it&#8217;s completely void of furniture, the apartment tends to look smaller,\u201d says Hoffman.<\/p>\n<p>Where\u2019s the line between decluttered and eerily vacant?<\/p>\n<p>Clean and remove anything that might be <a href=\"https:\/\/v\">considered clutter<\/a>:<\/p>\n<ul>\n<li>Books (unless arranged intentionally on a shelf)<\/li>\n<li>Photos<\/li>\n<li>Personal items<\/li>\n<li>Mail<\/li>\n<li>Paper<\/li>\n<li>Knick-knacks<\/li>\n<li>Bulky everyday use items, like coffee makers or toasters<\/li>\n<\/ul>\n<p>Items like furniture or small, minimal decorations should stick around, giving the room\u00a0depth.<\/p>\n<p>You want buyers to be able to visualize themselves living in the space, so leave items like couches, dining room sets, beds and end tables in place to \u201chelp sell the unit quickly,\u201d explains Hoffman. \u201cThe buyer is able to position themselves, walk through the door and say, \u2018Oh my gosh, I can see myself sitting at that table drinking coffee tomorrow morning. I want to buy this property.\u2019\u201d<\/p>\n<h3>7. Arrange proportional and well-spaced furniture<\/h3>\n<p>Your apartment should be furnished, but the wrong size pieces can make your apartment look small or cluttered. For example, an oversized dining table in your dining alcove will make it look cramped.<\/p>\n<p>Unless you\u2019re bumping into your couch every time you enter you living room, chances\u00a0are your furniture is appropriately sized for your space.<\/p>\n<p>If you need to make updates, try <a href=\"https:\/\/www.apt2b.com\/blogs\/apt2b\/apartment-size-sofa-vs-regular-size-sofa\">apartment-sized couches and chairs<\/a>. Their smaller profiles are typically 20-30 inches narrower than full-size sofas and are made for tinier spaces.<\/p>\n<p>Proportion is one thing, but in a small enough room, the space between furnishings also matters.
