How to Weigh All the Relevant Factors"},"content":{"rendered":"<p>Since the 1980s the rate of people who seek jobs and ultimately choose to relocate for one has <a href=\"https:\/\/www.cnbc.com\/2010\/10\/28\/job-relocations-plunge-due-to-housing-slump-study.html\">dropped from 40% to 10%<\/a>. The job market is tight, and you can work from virtually anywhere thanks to the internet. So the desire or need to uproot for employment just isn\u2019t what it used to be.<\/p>\n<p>That doesn\u2019t mean you shouldn\u2019t do it, but there\u2019s good reason to set the bar for \u201c<i>is it worth relocating for a job<\/i>\u201d high, especially when you have a house in the mix. How much equity have you built up and how long have you owned the house?<\/h3>\n<p>The beauty of owning a house is that in theory it <a href=\"https:\/\/www.homelight.com\/blog\/is-real-estate-a-good-investment\/\">should only go up in value<\/a> over time, and even if you\u2019ve lived there a short while, you should be able to sell it for at least what you paid for if not more. But you likely bought a house thinking you\u2019d settle down for awhile and build up some equity.<\/p>\n<p>The longer you\u2019ve owned the house, the more <a href=\"https:\/\/www.homelight.com\/blog\/what-is-home-equity\/\">home equity (the value of the house minus what you owe)<\/a> you should walk away with. Every dollar you paid toward your <a href=\"https:\/\/www.creditkarma.com\/personal-loans\/i\/what-is-a-loan-principal\/\">principal balance<\/a> is equity that could go toward a bigger, better house in your new hometown.<\/p>\n<p>At minimum, you want to sell your house at a point when the <a href=\"https:\/\/www.homelight.com\/blog\/how-much-does-it-cost-to-sell-a-house\/\">price will cover what you owe<\/a> plus any <a href=\"https:\/\/www.homelight.com\/blog\/what-are-closing-costs-for-seller\/\">seller closing costs<\/a>, which can range from <a href=\"https:\/\/www.homelight.com\/blog\/sell-house-for-cash-net-proceeds\/\">7%-12% of the sale price<\/a>. If the sale price of your home leaves you short of the necessary funds, then relocating for a job could put you in a position where you have to come up with the extra money or potentially rent out the house from afar until it makes sense to sell it.<\/p>\n<p>You also want to consider the <a href=\"https:\/\/www.homelight.com\/blog\/tax-implications-of-selling-home\/\">tax implications of selling your house<\/a> at this moment in time. The federal government allows homeowners to <a href=\"https:\/\/www.homelight.com\/blog\/how-to-avoid-capital-gains-tax\/\">exclude up to $250,000 of capital gains<\/a> on the sale of their primary residence.<\/p>\n<p>However, to qualify for the gain, you\u2019ll need to have lived in the house for <a href=\"https:\/\/www.homelight.com\/blog\/do-i-have-to-pay-taxes-on-home-sale\/\">at least 2 of the past 5 years<\/a>. If you\u2019re relocating for a job shortly after moving in or after you\u2019ve rented out the house to a tenant, you could lose out on this exemption and have to pay taxes on your home sale profit.<\/p>\n<p><span style=\"font-weight: 400;\">And as far as writing off what it cost you to get you (and everything you own) into your new home, you\u2019ll be footing the bill- unless you\u2019re active military. This is thanks to the 2017 tax reforms that limited the long-standing <\/span><a href=\"https:\/\/turbotax.intuit.com\/tax-tips\/jobs-and-career\/changing-jobs\/L5ElUIrh6\"><span style=\"font-weight: 400;\">job relocation exemption<\/span><\/a><span style=\"font-weight: 400;\">, according to the IRS <\/span><a href=\"https:\/\/www.irs.gov\/pub\/irs-prior\/p3--2018.pdf\"><span style=\"font-weight: 400;\">Armed Forces\u2019 Tax Guide<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The bottom line is\u2014if you\u2019ve owned your house for a while, you\u2019re likely in a better position to sell it and relocate as opposed to if you just bought it.<\/span><\/p>\n<h3>2. How do home prices in the new city compare to your current neighborhood?<\/h3>\n<p>When you\u2019re moving within the same city, home prices will be somewhat comparable from one location to the next in the sense that when you\u2019re ready to move out of your starter house, your built-up equity helps you afford a bigger and better home.<\/p>\n<p>However, this isn\u2019t always true when you relocate. Homes with a similar lot size, square footage, and number of rooms could be significantly cheaper or more expensive depending on their location.<\/p>\n<p>For example, the <a href=\"https:\/\/www.kiplinger.com\/tool\/real-estate\/T010-S003-home-prices-in-100-top-u-s-metro-areas\/index.php\">median home price for Las Vegas is $266,000<\/a>, but move less than 300 miles away to Los Angeles, and the median price you\u2019ll pay for a house is $634,000.<\/p>\n<p>Higher home prices doesn\u2019t immediately have to kill your relocating dreams, though\u2014especially if you\u2019re willing to commute.<\/p>\n<p>\u201cPeople who are willing to commute to work, can find some really affordable housing within an hour or two of major cities. And those suburban homes will be three or four times better in size and amenities than those closer to their workplace,\u201d explains <a href=\"https:\/\/www.homelight.com\/agents\/dustin-parker-de-dustinsellingsussexcom\">Dustin Parker<\/a>, a real estate agent with relocation experience who ranks in the top 1% of agents in the Seaford, Delaware area.<\/p>\n<p>\u201cWe have people who move to Delaware from Washington, D.C., and find they can get a $400,000 house that would\u2019ve cost them well into the millions in D.C.\u201d<\/p>\n<h3>3. How far will your salary go toward housing in the new location?<\/h3>\n<p>Even if it\u2019s your dream job, relocating for work may not be the smart move if buying a home in the new location will put you in the hole financially for the foreseeable future.<\/p>\n<p>On the flip side, an offer with a so-so salary may actually put more money in your pocket if the new locale is less expensive.<\/p>\n<p>Let\u2019s say your current job pays you <a href=\"https:\/\/www.bls.gov\/oes\/current\/oes_dc.htm#00-0000\">$85,000 annually in D.C.<\/a>, putting you at around <a href=\"https:\/\/smartasset.com\/taxes\/paycheck-calculator#hUemxKlWMe\">$5,200 a month after taxes<\/a>. You\u2019re paying about $2,000 of that a month toward the mortgage on your $400,000 home\u2014leaving you around $3,000 monthly.<\/p>\n<p>Now you\u2019ve got a job offer in Delaware, but the salary offered is only <a href=\"https:\/\/www.bls.gov\/oes\/current\/oes_dc.htm#00-0000\">$65,000 annually<\/a>, putting you at just over <a href=\"https:\/\/www.bls.gov\/oes\/current\/oes_dc.htm#00-0000\">$4,000 a month<\/a> after taxes.<\/p>\n<p>Some might automatically answer \u201cthanks, but no thanks\u201d to a $20,000 salary cut, but not so fast. Delaware\u2019s <a href=\"https:\/\/www.bestplaces.net\/state\/delaware\">median home price is $237,000<\/a>, which puts you at a <a href=\"https:\/\/www.bankrate.com\/calculators\/mortgages\/mortgage-calculator.aspx\">$1,100 monthly mortgage payment<\/a> with a 20% down payment.<\/p>\n<p>Do the math, and you\u2019ve still got around $3,000 left each month after paying your mortgage. So relocators usually get a little bit more bang for their buck.\u201d<\/p><\/blockquote>\n<p>Residents in neighboring cities may also pay different tax rates depending on factors like local parks and schools. As you look into the possibility of relocation, do some digging into what kind of property taxes you\u2019d pay based on where you\u2019d like to move.<\/p>\n<h3>Sales tax<\/h3>\n<p>Sales tax is the tax you pay on various goods and services from the candle you buy at the mall to the burger you eat at the food court. Rates vary by state and local jurisdictions (check out this evolving list of <a href=\"https:\/\/www.salestaxinstitute.com\/resources\/rates\">state sales tax rates<\/a>, including the range of local rates).<\/p>\n<p>As of Jan. 2019, the top 5 states with the highest sales tax rates include:<\/p>\n<ul>\n<li>California (7.25%)<\/li>\n<li>Indiana (7%)<\/li>\n<li>Mississippi (7%)<\/li>\n<li>Rhode Island (7%)<\/li>\n<li>Tennessee (7%)<\/li>\n<\/ul>\n<p>By contrast, some states such as Oregon and Delaware have no sales tax.<\/p>\n<p>How does a tax on the everyday stuff you pay for impact your finances in the long term, and whether you decide to relocate for a job?<\/p>\n<p><b>Let\u2019s take an example:<\/b><br \/>\nYou order the exact same thing at your local chain restaurant in Chandler, Arizona each time you visit. You know the total by heart. The $9.99 cost of the meal totals out to $10.77 every single time, including taxes. Then one day you grab your favorite meal at a location across town in Phoenix, AZ and the bill rings up at $10.85.<\/p>\n<p>No, they didn\u2019t raise their prices by a random $.08\u2014Phoenix, AZ simply has a higher <a href=\"https:\/\/taxfoundation.org\/sales-tax-rates-2019\/\">sales tax<\/a>. You\u2019re paying 7.8% in Chandler, but in Phoenix they\u2019re paying 8.6%.<\/p>\n<p>That $.08 difference doesn\u2019t sound like much\u2014after all, you\u2019d just be spending an extra $4 a year if you got your favorite meal once a week at that higher rate.<\/p>\n<p>But multiply that $.08 on every dollar you spend every month. Say you spend $1,500 of your monthly salary on food, gas, etc.. That .8% difference in sales tax (between the 7.8% rate and the 8.6% rate) will cost you an extra $12 a month and $144 annually.<\/p>\n<p>That $144 isn\u2019t enough to make you turn down an offer to relocate. But let\u2019s say you\u2019re living in Phoenix paying an extra 8.6% on all <a href=\"https:\/\/www.thebalancesmb.com\/what-products-and-services-are-subject-to-sales-tax-398764\">products and services subject to sales tax<\/a>.<\/p>\n<p>Now you\u2019ve got a job offer in <a href=\"https:\/\/www.oregon.gov\/dor\/programs\/businesses\/pages\/sales-tax.aspx\">Oregon where they have 0% sales tax<\/a>. In Phoenix, you\u2019re paying $1,550 annually on your purchases if you spend only $1,500 a month or $18,000 a year.<\/p>\n<p>In Oregon you\u2019ll be paying $0.<\/p>\n<p>A savings of $1,550 adds up over time. In five years, you\u2019ll have an extra $7,750.<\/p>\n<p>Now sales tax may not be enough to determine whether or not to relocate, but it can help you decide which area of town to live in. (So, if you\u2019re moving to Phoenix, you might consider living in its Chandler suburb for its lower sales tax rate).<\/p>\n<h3>Other taxes<\/h3>\n<p>Property and sales have long-term implications for your relocation budgeting, but there are a handful of taxes that can significantly alter your short-term expenses.<\/p>\n<p>A handful of higher-tax states are seeing residents flee to lower-tax states\u2014to combat this, they\u2019ve imposed what\u2019s known as an <a href=\"https:\/\/www.nasdaq.com\/article\/clients-moving-to-lowtax-states-document-carefully-to-avoid-tax-disputes-cm590454\">exit tax<\/a>.<\/p>\n<p>\u201cEvery state has different rules and regulations regarding relocating out of state. Some have what they call an exit tax, so if you relocate out of state, they will charge you a tax to do so,\u201d advises Parker.<\/p>\n<p>Just ask high-earning residents of New York who try to move, only to have the state\u2019s Department of Taxation and Finance <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2018-07-23\/trapped-in-new-york-salt-cap-haters-find-moving-isn-t-that-easy\">tracking their financials and issuing subpoenas<\/a>. They\u2019ll do everything within their power to verify that you\u2019ve actually relocated, and when\u2014so that they can collect every tax dollar they can get.<\/p>\n<p>Some states like New Jersey <a href=\"https:\/\/www.nj.com\/business\/2018\/07\/will_i_have_to_pay_the_exit_tax_when_i_move.html\">claim it isn&#8217;t really an exit tax<\/a>\u2014but whatever you call it, you\u2019ll have a hefty tax bill if you move out of some states, even if you can eventually <a href=\"https:\/\/www.msinvestmentgroup.com\/post\/what-is-the-nj-exit-tax\">get some of it back<\/a>.<\/p>\n<h3>General cost of living<\/h3>\n<p>Calculating both long and short-term relocation costs isn\u2019t all about taxes. There\u2019s also lots of other <a href=\"https:\/\/www.investopedia.com\/terms\/c\/cost-of-living.asp\">cost of living<\/a> expenses to consider, like the cost of food, gas, utilities, and anything else you currently spend your money on.<\/p>\n<p>For example, if you move from Minnesota to Colorado, you\u2019ll be paying about $400 a month for utilities in both states. Take milk for example: you\u2019ll pay an average of\u00a0 <a href=\"https:\/\/www.ams.usda.gov\/sites\/default\/files\/media\/RetailMilkPrices2018.pdf\">$2.59 a gallon in Phoenix, AZ<\/a>, but as low as $1.85 in Louisville, KY and as high as $4 in Minneapolis, MN, Kansas City, MO, and Chicago, IL.<\/p>\n<figure id=\"attachment_11854\" aria-describedby=\"caption-attachment-11854\" style=\"width:
