Staging creates that. If sellers don\u2019t do a proper staging, it can definitely hurt that ultimate goal for a full price offer.\u201d<\/p><\/blockquote>\n<p>The thing is, while most of us can tell when a room doesn\u2019t look great, few know exactly what to do about it or where to start.<\/p>\n<p>We spoke to three home stagers at the top of their game, who walked us step by step on how to transform awkward, dull, or otherwise unmarketable spaces into gorgeous showrooms. Check out these home staging before and afters for some free lessons from the pros.<\/p>\n<h2>Staging Case Study #1: From cold commercial office to welcoming residential bungalow<\/h2>\n<p><a href=\"https:\/\/www.linkedin.com\/in\/larissa-barth-8a804a16b\/\">Larissa Barth<\/a>, owner of Sacramento-based Alexander and Jones Home Staging, was enlisted to stage a bungalow zoned for both commercial and residential. When she walked into the space, she knew it was in the midst of an identity crisis.<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/09\/larissa2.jpg\" downtown area, and it had been used for commercial, but it was still a little cottage,\u201d says Barth. \u201cIt was very confusing before staging.\u201d<\/p>\n<p>It came with all the trappings of a home, including a fireplace and full kitchen but was outfitted with office-esque accents, which Barth described as \u201cgray on gray on gray.\u201d This half-office, half-home hung in limbo, stuck in no man\u2019s land.<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/09\/larissa4.jpg\" target=\"_blank\"><img decoding=\"async\" width=\"775\" height=\"775\" That meant incorporating friendlier elements, and combating against some of the vibes in the space <a href=\"https:\/\/giphy.com\/gifs\/the-office-rainn-wilson-bj-novak-G4fxzTkxErNde\">reminiscent of Dunder Mifflin<\/a>. Because the space was so drab, they brought in pops of color in the furniture, and incorporated area rugs to detract from the corporate wall to wall carpeting.<\/p>\n<h4>Key takeaways:<\/h4>\n<ul>\n<li style=\"font-weight: 400;\"><b>Incorporate bold pops of color to offset neutrals.<\/b><b><br \/>\n<\/b><span style=\"font-weight: 400;\">Barth pulled in pops of green and blue throughout the living room to contrast all the gray tones.<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">Large pieces, such as the couch and coffee table, stayed neutral, but<\/span> <a href=\"https:\/\/www.elledecor.com\/design-decorate\/color\/g3202\/blue-rooms\/\"><span style=\"font-weight: 400;\">bold blues<\/span><\/a><span style=\"font-weight: 400;\"> on<\/span> <a href=\"https:\/\/www.wayfair.com\/decor-pillows\/pdp\/langley-street-square-cotton-pillow-cover-insert-w003366822.html\"><span style=\"font-weight: 400;\">textured accent pillows<\/span><\/a><span style=\"font-weight: 400;\"> and<\/span> <a href=\"https:\/\/www.etsy.com\/listing\/1406817267\/signwin-framed-canvas-print-wall-art?ga_order=most_relevant&amp;ga_search_type=all&amp;ga_view_type=gallery&amp;ga_search_query=abstract+art&amp;ref=sr_gallery-1-7&amp;frs=1&amp;sts=1&amp;content_source=995562819bfaf2522d38c3a964417e9327175efa%253A1406817267&amp;search_preloaded_img=1&amp;organic_search_click=1\"><span style=\"font-weight: 400;\">abstract art<\/span><\/a><span style=\"font-weight: 400;\"> on the wall infused enough color into the place to really liven it up.<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">\u201cI went with blues because blue is a very comforting color,\u201d says Barth. \u201cIt evokes a positive emotion out of people, and is very calming.\u201d<\/span><\/li>\n<li style=\"font-weight: 400;\"><b>Warm up your lighting.<\/b><b><br \/>\n<\/b><span style=\"font-weight: 400;\">The cottage had harsh halogen lighting, so Barth kept the blinds open to welcome in natural light, and opted to use warm bulbs to create friendlier lighting.<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><a href=\"https:\/\/www.thespruce.com\/warm-lighting-2175144\"><span style=\"font-weight: 400;\">Warm lighting<\/span><\/a><span style=\"font-weight: 400;\">, with color range between 3,000 to 4,000 Kelvins, creates a cozy atmosphere that can help visitors relax and wind down, combating against the colder aspects of a space.<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">Get a<\/span> <a href=\"https:\/\/www.amazon.com\/GE-Lighting-97494-150-Watt-2155-Lumen\/dp\/B00413PNN6?psc=1SubscriptionId=AKIAINYWQL7SPW7D7JCAtag=aboutcom02thespruce-20linkCode=sp1camp=2025creative=165953creativeASIN=B00413PNN6ascsubtag=4079442%7Cne430d791a91d4d528207ca26abe9ffb414\"><span style=\"font-weight: 400;\">pack of 12<\/span><\/a><span style=\"font-weight: 400;\"> and switch out all the bulbs in the room to cast a warm glow, or opt for higher-end \u201c<\/span><a href=\"https:\/\/www.amazon.com\/dp\/B07351P1JK?tag=thewire06-20linkCode=xm2ascsubtag=AwEAAAAAAAAAAUuf\"><span style=\"font-weight: 400;\">smart bulbs<\/span><\/a><span style=\"font-weight: 400;\">\u201d which can create a range of different color temperatures.<\/span><\/li>\n<li style=\"font-weight: 400;\"><b>Create texture with cozy rugs.<\/b><b><br \/>\n<\/b><span style=\"font-weight: 400;\">Bringing in<\/span> <a href=\"https:\/\/www.wayfair.com\/rugs\/sb0\/area-rugs-c215386.html\"><span style=\"font-weight: 400;\">cozy, textured rugs<\/span><\/a><span style=\"font-weight: 400;\">, \u201cdeflected from the fact that the space didn\u2019t have any warmth to it,\u201d Barth explains. The lush area rug also helps to define the living room as its own distinct area.<\/span><\/li>\n<li style=\"font-weight: 400;\"><b>Select furniture with clean lines for smaller rooms.<\/b><b><br \/>\n<\/b><span style=\"font-weight: 400;\">Barth aimed to make the bungalow feel like home, but because the living room was on the smaller side, she selected a few large scale furniture pieces with clean lines as to not overcrowd the space.<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">That meant avoiding overstuffed, bulkier-style couches such as<\/span> <a href=\"https:\/\/joybird.com\/sleeper-sofas\/liam-sleeper-sofa\/?fabric=taylor_felt_grey\"><span style=\"font-weight: 400;\">Chesterfields<\/span><\/a><span style=\"font-weight: 400;\">, or<\/span> <a href=\"https:\/\/www.onekingslane.com\/p\/4655598-joplin-sofa-sky-blue-velvet.do?refType=from=Search\"><span style=\"font-weight: 400;\">English Arm Rolls<\/span><\/a><span style=\"font-weight: 400;\"> that loungers end up sinking into seconds after sitting down.<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">Stick to smaller sized couches with low profiles and less stuffing, like<\/span> <a href=\"https:\/\/www.article.com\/product\/1522\/burrard-seasalt-gray-loveseat\"><span style=\"font-weight: 400;\">Mid Century Modern<\/span><\/a><span style=\"font-weight: 400;\"> couches or stylish<\/span> <a href=\"https:\/\/www.crateandbarrel.com\/cavett-wood-frame-loveseat\/s481838\"><span style=\"font-weight: 400;\">wood framed loveseats<\/span><\/a><span style=\"font-weight: 400;\">. Bottom line: they couldn\u2019t have anything in the space that photographed as big or overcrowding.<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">\u201cWhen I think about what needs to be in the space, I keep in mind the photographs,\u201d reasons Barth. \u201cIt\u2019s really important to bring enough to draw the eyes, without things feeling messy.\u201d<\/span><\/li>\n<\/ul>\n<h2>Staging Case Study #2: From vacant condominium to custom designed listing<\/h2>\n<p><a href=\"https:\/\/vht.com\/services\/virtual-staging\">VHT Studio<\/a>, a real estate photography and visual marketing firm, has helped over 200,000 real estate professionals sell their properties.
