Feng Shui<\/a> is the ancient Chinese art or belief that you can organize the design and elements of your physical world to find harmony and balance with the spiritual world.<\/p>\n

This belief system has been around for several thousand years<\/a>, but the western world transformed the basics of Feng Shui into an interior design fad in the 1990s<\/a> that remains popular among home buyers today. A recent survey of Chinese-American home buyers found that 86% report that they’ll factor in Feng Shui<\/a> into their purchasing decisions.<\/p>\n

\u201cAdding aspects of Feng Shui makes a luxury home property more sellable, since wellness is an amenity high-end buyers are now coming to expect,\u201d says wellness and Feng Shui expert Jaya Jaya Myra<\/a>. \u201cIt\u2019s such a key differentiator that even agents that don\u2019t believe in it agree that having a home with good Feng Shui couldn\u2019t hurt.\u201d<\/p>\n

Feng shui principles applied: Flow, color, and the power of nature<\/h2>\n

While the full teachings of Feng Shui could fill several Tolkien-sized books, it\u2019s easier to focus on a few of the key principles and how they translate to impactful interior design.<\/p>\n

\u201cI don\u2019t always go into detail on how I\u2019m using the principles of Feng Shui to make staging recommendations to my sellers,\u201d says experienced Charlotte, North Carolina agent Nancy Braun<\/a>.<\/p>\n

\u201cHowever, I do use Feng Shui principles to suggest functional changes, say to furniture layouts, or decluttering. I\u2019ll also make Feng Shui color and texture recommendations.\u201d<\/p><\/blockquote>\n

When a person has \u201cgood\u201d Chi, they\u2019re said to have a positive energy<\/a>.<\/p>\n

In real estate, Chi translates into spaces that have a good flow in regards to the furniture placement.<\/p>\n

\u201cIt’s very challenging to ask someone to reposition furniture, especially if they\u2019ve been living there for years or they love the way their home looks,\u201d says Braun. \u201cI advise my sellers to take pictures of items that I recommend moving so they don\u2019t have to worry about remembering everything I\u2019m asking them to do.\u201d<\/p>\n
