But they\u2019re gaining traction in certain segments of the U.S. housing market.<\/p>\n<p>\u201cTypically, you\u2019re going to see [a water closet] when the house is in excess of 1,800 or 2,000 square feet,\u201d said <a href=\"https:\/\/www.homelight.com\/agents\/sue-strope-fl-00534763\">Sue Strope<\/a>, a top real estate agent for 30 years who serves Florida\u2019s Port Charlotte and Punta Gorda areas.<\/p>\n<blockquote><p>\u201cYou\u2019re going to find it more prevalent in a higher-priced custom home. A three-quarter bath is a water closet plus a sink and a shower whereas a bathroom includes a sink, a toilet, and a bathtub with a shower.<\/p>\n<p>Travelers abroad will notice signs for a \u201cwashroom\u201d or \u201c<a href=\"https:\/\/www.smartertravel.com\/find-a-bathroom-app\/\">W.C.\u201d for \u201cwater closet<\/a>\u201d when signifying a bathroom in English-speaking countries. Privacy and cleanliness<\/h2>\n<p>Although some designers in the luxury sphere are creating <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2016-11-16\/bathrooms-with-a-view-the-latest-luxury-real-estate-must-have\">bathrooms with a view<\/a>, others have embraced the water closet as a modern bathroom layout. In fact, a 2018 survey from NAHB listed a water closet among the <a href=\"https:\/\/www.washingtonpost.com\/realestate\/the-latest-in-bathrooms-and-kitchens-is-where-high-tech-meets-low-maintenance\/2018\/04\/18\/221af758-2794-11e8-bc72-077aa4dab9ef_story.html\">top 15 features most likely to be in a newly built home<\/a>.<\/p>\n<p>Its main appeal is privacy, especially in a master bath where spouses or partners may be sharing the space at the same time.<\/p>\n<p>By separating the toilet from the rest of the bathroom, a water closet also keeps \u201cthe least attractive feature of the bathroom out of sight,\u201d noted <a href=\"https:\/\/mosbybuildingarts.com\/the-5-most-valuable-bathroom-trends\/\">Mosby Building Arts<\/a>, a home remodeling contractor in St. Louis, Missouri.<\/p>\n<p>Depending on the bathroom\u2019s design, this compartment can be enclosed with a regular door or pocket doors, which slide into the adjacent wall and need no room for hinges.<\/p>\n<p>In addition, a water closet or private toilet compartment can <a href=\"https:\/\/freshome.com\/water-closets\/\">help the bathroom remain more sanitary<\/a> by separating toiletry items from the commode, added <a href=\"https:\/\/freshome.com\/about\/\">Freshome<\/a>, an interior design and architecture blog since 2007 with more than 3.8 million unique monthly visitors.<\/p>\n<p>According to an article from Time Magazine, the bathroom is notorious for having germs, although not so much on the toilet seat. <a href=\"https:\/\/time.com\/4620966\/dirty-germ-bacteria\/\">Hand towels and toothbrush holders<\/a> tend to be the bathroom\u2019s worst offenders for germs because people clean them less often than the toilet, the article notes, so keep that in mind!<\/p>\n<p><strong>\n\n\n\n\n<div class=\"geo-cta widget-cta widget-cta--content     widget-cta--dark widget-cta--dark-blue-gradient\">\n    <div class=\"widget-element--content\">\n        <div class=\"widget-element--content-header\">\n            <img decoding=\"async\" alt=\"homelight logo\" class=\"widget-element--logo\" src=\"https:\/\/www.homelight.com\/blog\/wp-content\/themes\/ccprototypev5\/images\/logo-small-cta.png\" width=\"106\" height=\"25\" \/>\n        <\/div>\n        \n                <h3 class=\"cta-headline widget--bold\">Find a top real estate agent near you<\/h3>\n                        <p>We analyze over 27 million transactions and thousands of reviews to determine which agent is best for you based on your needs. The magazine recommends at least 36&#215;66 inches.<\/p>\n<p>Even that is a tight space for some buyers, Strope said. \u201cIt\u2019s just something that could create a problem if you had people who were particularly claustrophobic,\u201d she said.<\/p>\n<p>Architect Steven Randel, writing at <i>Forbes.com, <\/i>said a compartment that\u2019s 42 to 48 inches wide by 66 to 72 inches long is <a href=\"https:\/\/www.forbes.com\/sites\/houzz\/2014\/05\/07\/your-guide-to-planning-the-master-bathroom-of-your-dreams\/#24f804b118b4\">more luxurious and comfortable<\/a>. He recommends installing a window here or at least an exhaust fan for ventilation.<\/p>\n<p>Fischer Construction Design, a general contractor since 1974 serving Santa Clara, California, and Silicon Valley, recommends using <a href=\"https:\/\/www.fischerconstruction.com\/is-the-water-closet-trend-making-a-comeback\">glass walls, tile, or other unique materials<\/a> to bring visual interest to a water closet or toilet compartment so the space feels less closet-like.<\/p>\n<p>Aside from its small space, which may not be ADA-accessible, a water closet can <a href=\"https:\/\/freshome.com\/water-closets\/\">make a bathroom feel cramped<\/a>, depending on its location in the bathroom\u2019s design. In this case, buyers might wish the space had been devoted to something else. A load-bearing wall, which supports an entire floor plus a roof and ceiling (compared to a half wall or partition) increases material costs by about 30%.<\/p>\n<p>Then there are the costs for door and the toilet itself. Bear in mind: A toilet in certain price points can be more than just functional. A <a href=\"https:\/\/www.water-saver.org\/water-efficiency-toilets-vs-regular-toilets\/\">low-flush toilet<\/a>, such as Sun-Mar\u2019s 510 Plus, which costs <a href=\"https:\/\/www.homedepot.com\/p\/Sun-Mar-510-Plus-1-Piece-0-125-GPF-Single-Flush-Ultra-Low-Flush-Round-Toilet-in-White-510-PLUS-W\/203503060\">about $430<\/a>, conserves water by using about 0.125 gallons per flush.<\/p>\n<p>Toilets account for more than one-third of the water used in most homes, so replacing a post-1980 model that uses 3.5 gallons per flush with one that uses 1.6 gallons can reduce your annual water use by up to 54 percent, according to the Massachusetts Water Resources Authority.<\/p>\n<p>Then there are the high-tech \u201c<a href=\"https:\/\/www.signaturehardware.com\/ideas-buying-guide-smart-toilet-benefits.html\">smart toilets<\/a>,\u201d such as the Numi by Kohler, which has seat and feet warmers, built-in Bluetooth-enabled speakers, multiple bidet spray functions, and a precision air dryer, all for <a href=\"https:\/\/www.homedepot.com\/p\/KOHLER-Numi-1-Piece-0-6-1-28-GPF-Dual-Flush-Elongated-Toilet-in-Honed-Black-K-3901-NPR-HB1\/305360912\">about $8,000<\/a>.<\/p>\n<h3>Variations on the water closet: The budget-friendly enclosure<\/h3>\n<p>Whether you find a water closet to be a <a href=\"https:\/\/www.homelight.com\/blog\/what-buyers-want-in-a-home\/\">bathroom perk<\/a> or total waste of space is really a personal question and a matter of preference. Even if a water closet isn\u2019t on your wish list, you might find a property that has just the right layout to convert one\u2014or redo an existing water closet into something that suits your style.<\/p>\n<p>If you like the idea of privacy that a toilet compartment or water closet provides but want something less enclosed and more affordable, Strope suggests looking for an alcove or nook in the bathroom that could serve a similar purpose.<\/p>\n<p>\u201cIf it\u2019s well positioned, you could create the impression of a water closet,\u201d she said.<\/p>\n<p>In one house that she had built years ago, for instance, builders installed a half-wall next to the toilet with a stained glass panel above the partition. This created a space that felt \u201copen to the rest of the room, but you could have complete privacy without feeling like you were in this enclosed area,\u201d she said.<\/p>\n<p>Or maybe a regular ole\u2019 bathroom is all you need to be a happy homebuyer.
