{"id":12792,"date":"2019-10-31T17:09:39","date_gmt":"2019-11-01T00:09:39","guid":{"rendered":"https:\/\/www.homelight.com\/blog\/?p=12792"},"modified":"2019-11-13T14:10:37","modified_gmt":"2019-11-13T22:10:37","slug":"buyer-should-you-bring-kids-to-an-open-house","status":"publish","type":"post","link":"https:\/\/www.homelight.com\/blog\/buyer-should-you-bring-kids-to-an-open-house\/","title":{"rendered":"Should You Bring Kids to an Open House or Just Hire a Sitter?"},"content":{"rendered":"<p>As parents themselves, top-selling real estate agents <a href=\"https:\/\/www.homelight.com\/agents\/matthew-cannon-fl-03044054\">Matthew and Jenny Cannon<\/a> of Sarasota, Florida, sympathize with a common dilemma: should bring kids to an open house?<\/p>\n<p>With their unique perspective on both real estate and the challenges of raising kids, plus a deep dive into open house etiquette and parenting advice online, we\u2019ll cover why leaving your kids at home is often the easiest decision for everyone, strategies to make bringing your kids with you go as smoothly as possible, and how your kid\u2019s age influences whether they tag along or you bite the bullet to hire a sitter.<\/p>\n<h2>The case for both sides<\/h2>\n<p>On the one hand, <a href=\"https:\/\/www.nar.realtor\/sites\/default\/files\/documents\/2019-home-buyers-and-sellers-generational-trends-report-08-16-2019.pdf\">37% of all home buyers have children<\/a> living at home, and <a href=\"https:\/\/www.pewresearch.org\/fact-tank\/2019\/06\/12\/fathers-day-facts\/ft_17-06-14_fathers_dual_income-2\/\">66% families are dual-income<\/a>, according to data from the Pew Research Center. In many scenarios, it\u2019s just easier to bring the kids with you than try to schedule child care. 55% of homeowners with children also say they <a href=\"https:\/\/www.multivu.com\/players\/English\/8256451-suntrust-mortgage-home-buying-survey\/\">factored their child\u2019s opinion into the decision to buy<\/a>.<\/p>\n<p>However, sellers aren\u2019t going to childproof a house on your kids\u2019 behalf.<\/p>\n<p>Nobody wants a youngster to tumble down the stairs while they\u2019re checking out closet space, or start a pot-and-pan symphony while their parents are admiring that kitchen island. It\u2019s also tough to focus on the property when you have one eye (and ear) on whatever the kids are doing.<\/p>\n<p>\u201cYou can kind of see it coming in the door if they\u2019re kinda wild,\u201d Matthew Cannon said, noting that they pull the adults aside for a quick chat in those instances. \u201cWe do it in a not- confrontational kind of way, just saying, \u2018Hey, you\u2019re in another person\u2019s house. Could you please be mindful of that and have your kids treat it accordingly?\u2019\u201d<\/p>\n<h3>Hear the disaster stories for yourself<\/h3>\n<p>There\u2019s no shortage of parents out there ready to warn others about how they learned to leave the kids at home\u2026 the hard way.<\/p>\n<p>One recalls <a href=\"https:\/\/www.bostonglobe.com\/lifestyle\/real-estate\/2014\/10\/18\/buyer-dos-and-don-open-houses\/dorLNyzNIluEHGlXGsnPQJ\/story.html\">cringing with embarrassment<\/a> during an open house as her 2-year-old daughter climbed onto a child\u2019s bed and snuggled with a stuffed animal while her 4-year-old son kept hiding in the closets.<\/p>\n<p>Another <a href=\"https:\/\/www.wisebread.com\/11-open-house-etiquette-rules-everyone-should-follow\">recounts other hair-raising open house moments<\/a>: children who climbed on on window sills, touched homeowners\u2019 belongings, made scuff marks on the walls, and crowded into rooms with other prospective buyers.<\/p>\n<p>The Cannons said that children ages one and a half to about seven tend to be the most rambunctious, raising concerns both about liability should someone be hurt as well as the current homeowners\u2019 privacy.<\/p>\n<h2>Open house etiquette if you have kids in tow<\/h2>\n<p>If you must bring children to an open house, <a href=\"https:\/\/www.care.com\/c\/stories\/6013\/navigating-an-open-house-with-kids\/\">bring a spouse, partner, or friend with you<\/a>. That way, one adult can take the kids outside to check out the yard and the neighborhood while the other focuses on the house.<\/p>\n<p>\u201cIt\u2019s a good opportunity for them to get a feel for who lives in the neighborhood, how well the homes are kept, and then switch off,\u201d Jenny Cannon said.<\/p>\n<p>If that\u2019s not an option, prepare your children in advance about how best to behave with some basic ground rules:<\/p>\n<ul>\n<li><em>Remember to look, don\u2019t touch!<\/em><\/li>\n<\/ul>\n<ul>\n<li><em>Leave any furry friends alone, no matter how cute they are.<\/em><\/li>\n<\/ul>\n<ul>\n<li><em>Wipe your feet before entering the home so you don\u2019t track mud in.\u00a0<\/em><\/li>\n<\/ul>\n<ul>\n<li><em>Stay together and in the same room as Mom (or Dad), please.<\/em><\/li>\n<\/ul>\n<ul>\n<li><em>Finish your food in the car. We won\u2019t be taking it in.\u00a0<\/em><\/li>\n<\/ul>\n<ul>\n<li><em>We\u2019ll go potty now and we\u2019ll go again when we get home. We won\u2019t make a rest stop at the house unless it\u2019s truly an emergency. This is someone else\u2019s home.<\/em><\/li>\n<\/ul>\n<p><strong>Another pro tip:<\/strong> narrow down your house search online first before selecting properties to visit\u2014then space out the visits if you have the time.<\/p>\n<p>\u201cThis is good for people regardless of whether they have children. Everything starts to kind of blend in, and you forget what you see,\u201d Jenny Cannon said.<\/p>\n<p>A good strategy is to look at a few properties in the morning and take a break to go have lunch, or break it up into a couple of days. That way, the kids\u2014whether they\u2019re young or they\u2019re teenagers\u2014don\u2019t feel like this is the never-ending day.<\/p>\n<h2>How your child\u2019s age factors in<\/h2>\n<p><strong>Infants <\/strong>are often the easiest to manage because a parent or guardian can carry them from room to room, looking over a property during naptime or while the baby has a bottle.<\/p>\n<p><strong>Toddlers<\/strong> tend to be the most challenging and the best ones to benefit from the switch-off strategy of bringing along another adult. Again, if that\u2019s not possible, try to keep the children occupied with a favorite toy or a movie on a tablet.<\/p>\n<p><strong>Elementary ages and young teens<\/strong> can behave themselves during an open house, but they can get bored, making electronics or phone apps a good distraction. However, when children in this age bracket see something they like, they\u2019ll speak up. \u201cI don\u2019t hear much other than, \u2018Hey, I really like it, or I really don\u2019t like it,\u201d Matthew Cannon said. \u201cIt\u2019s not an in-between.\u201d<\/p>\n<p><strong>Older teens<\/strong> will \u201ckeep themselves busy\u201d with phone apps, Matthew Cannon said. However, those ages 15 and older often ask good questions that can assist with the buying process.<\/p>\n<p>\u201cWe hear more questions from teens about the area itself and probably the schools and activities,\u201d Jenny Cannon said. \u201cKids want to know they have a room because, as teenagers\u2014and we have them\u2014most of the time, that\u2019s where they retreat to. But outside of that, they want to know the exciting things they can do in the area and what the area has to offer.\u201d<\/p>\n<p>Involving children in the decision in some fashion can help them feel<a href=\"https:\/\/www.chicagotribune.com\/real-estate\/ct-re-0624-kids-real-estate-20180531-story.html\"> a sense of control and ownership<\/a> during the moving process. But you don\u2019t need to solicit advice on every little detail of the home, which can cause children to feel rejected if their requests aren\u2019t met. You also don\u2019t want them to get attached to a home that you\u2019re not going to buy. It\u2019s better to be clear about the reasons for relocating and what to expect during this process.<\/p>\n<p>Ultimately, you\u2019re the ones making the buying decision\u2014and also the best judge of your children and what they can handle. If including them in the home search and an open house suits your family\u2019s dynamics\u2014or if you\u2019re in a pinch and have to bring the children as company\u2014just be sure that young ones
