Whether you go to indulge in the free wine and snacks, sign up for giveaways, or gush over waterfront views, you\u2019re welcome to drop by.<\/p>\n<p>That\u2019s the beauty of an open-door policy (and why attending open houses has become somewhat of a hobby for real estate enthusiasts). The permissive parent<\/h2>\n<p>Whether you <a href=\"https:\/\/www.homelight.com\/blog\/buyer-should-you-bring-kids-to-an-open-house\/\">should bring kids to an open house<\/a> is a dilemma any parent understands.<\/p>\n<p>In many cases, depending on your child\u2019s age, temperament, and how much planning you\u2019re able to do, it\u2019s often better to hire a sitter and leave the kids at home. Towing them along presents safety risks and headaches for you as a parent.<\/p>\n<p>But it isn\u2019t always possible to find child care when both spouses work (which is the case for <a href=\"https:\/\/www.pewresearch.org\/fact-tank\/2019\/06\/12\/fathers-day-facts\/ft_17-06-14_fathers_dual_income-2\/\">66% of American families<\/a>) or if you stop by an open house spontaneously and have the kids with you. In that case you\u2019ll need to keep a close watch and set some ground rules.<\/p>\n<p>\u201cIf you bring your kids to an open house, don\u2019t let them run around unsupervised, or interrupt the <a href=\"https:\/\/www.homelight.com\/blog\/must-ask-questions-for-home-tour\/\">home tours<\/a>,\u201d says top-performing agent <a href=\"https:\/\/www.homelight.com\/agents\/annmarie-sharp-ga-315324\">Ann-Marie Sharp<\/a> of the Atlanta, Georgia suburb of Cumming.<\/p>\n<blockquote><p>\u201cTell your kids to be respectful and treat the house like it\u2019s a museum, so that the seller\u2019s agent doesn\u2019t need to be concerned about damage to their client\u2019s property.\u201d<\/p><\/blockquote>\n<p>Try to avoid scheduling back-to-back open houses with kids, too. Take breaks to have lunch or split up the tours over a couple of days. Even if you\u2019ve scheduled breaks, be aware of your kids\u2019 energy levels and attitudes so that you know when they\u2019re about to hit a wall.<\/p>\n<h2>2. The early bird or late arriver<\/h2>\n<p>This one is an age-old rule that <a href=\"https:\/\/emilypost.com\/about\/\">Emily Post<\/a> included in her iconic book on etiquette way back in 1922: Do not arrive at an <a href=\"https:\/\/www.homelight.com\/blog\/open-house-party\/\">open-house party<\/a> too early, or too late.<\/p>\n<p>Open houses are <a href=\"https:\/\/www.collinsdictionary.com\/us\/dictionary\/english\/open-house\">by definition<\/a> events that invite guests to come and go as they please \u2014 but that only holds true for the duration of the event.<\/p>\n<p>If an open house is scheduled for 2 to 5 p.m., don\u2019t show up at 1:15 or 5:30 and expect to be welcomed with open arms.<\/p>\n<p>\u201cMost real estate agents are on the clock 24\/7, but we still do have families,\u201d\u00a0 says Sharp.<\/p>\n<p>\u201cWhen buyers arrive at the open house after hours, that may intrude on our valuable family time \u2014 not to mention the homeowners, who simply want to come home after the open house and live their lives.\u201d<\/p>\n<p>If you can\u2019t make it during the open house hours, schedule a private showing at a later date.<\/p>\n<h2>3. The helicopter buyer<\/h2>\n<p>When you\u2019re the only buyer at an open house, it\u2019s natural for the seller\u2019s agent to give you their full attention. The mysterious lurker<\/h2>\n<p>No agent likes a buyer who\u2019s constantly in their face with endless questions, but there is such a thing as being too quiet at an open house.<\/p>\n<p>\u201cOur rule is safety first. So, I\u2019m always wary at open houses, especially when a potential buyer expects me to walk ahead of them into the basement or a closet,\u201d says Sharp.<\/p>\n<p>Some buyers are introverts who hate crowds and parties. If you\u2019d rather have a one-on-one, private conversation about the property with the listing agent, the open house isn\u2019t the place for that.<\/p>\n<p>Instead, have your agent arrange a private showing for just you, your agent, and the listing agent.<\/p>\n<h2>5. The private investigator<\/h2>\n<p>You\u2019re welcome to open a closet or two at the open house and peek in the kitchen cabinets to get a feel for <a href=\"https:\/\/www.homelight.com\/blog\/diy-garage-updates\/\">a home\u2019s storage space<\/a>. But don\u2019t act like you\u2019re searching a crime scene. The guitar strummer<\/h2>\n<p>You\u2019re free to observe a home\u2019s lovely crown molding, enjoy the views of the backyard, and size up whether the bathrooms have enough counter space. But you shouldn\u2019t get up close and intimate with a homeowner\u2019s personal property.<\/p>\n<p>It would be inappropriate to do things like:<\/p>\n<ul>\n<li>Thumb through books on a shelf<\/li>\n<li>Strum guitars or plunk on pianos<\/li>\n<li>Turn on the television<\/li>\n<li>Pick up d\u00e9cor like sculptures or vases<\/li>\n<li>Use hand lotions or spray perfume like you\u2019re at a department store<\/li>\n<\/ul>\n<p>\u201cNo one wants someone coming into their home and touching their private things,\u201d says Sharp. \u201cWhen you do that at an open house, you\u2019re creating a lot of stress for the seller\u2019s agent, who has to spend time protecting their client\u2019s belongings rather than staying focused on selling the house.\u201d<\/p>\n<h2>7. The hungry &#8216;helper&#8217;<\/h2>\n<p>Drinks and snacks are complimentary at an open house, but that doesn\u2019t mean you should get carried away at the refreshment table spread, bring to-go containers, or assume you can grab extra beverages for the road.<\/p>\n<p>\u201cAn open house isn\u2019t an all-you-can-eat buffet, so don\u2019t take so much that there\u2019s nothing left for other guests,\u201d says Sharp.<\/p>\n<p>\u201cIf the open house isn\u2019t successful and the seller\u2019s agent invites the few buyers who came to take as much as they\u2019d like then, by all means, eat your fill and take some from the road. The footwear offender<\/h2>\n<p>Stick to these three basic footwear rules when you attend open houses:<\/p>\n<ul>\n<li>Don\u2019t wear shoes that leave marks or scuffs<\/li>\n<li>Only take off your shoes if the host asks you to or there\u2019s a sign instructing you to do so<\/li>\n<li>Put on the <a href=\"https:\/\/bootiebutler.com\/good-practices-requiring-shoe-booties-real-estate-open-house\/\">open house shoe booties<\/a> at the door on request<\/li>\n<\/ul>\n<p>Taking off your shoes automatically is a major open house faux pas \u2014 especially if you\u2019re in bare feet. You\u2019re making yourself too at home.<\/p>\n<p>Be prepared for any scenario, though \u2014 wear socks with your shoes, or bring an extra clean pair of shoes along.<\/p>\n<p>Also be mindful of stilettos. If you\u2019re going to wear them to an open house \u2014 stay off the lawn. The time waster<\/b><\/h2>\n<p>This one is for those \u201cbuyers\u201d who aren\u2019t actually potential buyers \u2014 you\u2019re there to check out the house, but you don\u2019t plan to make an offer.<\/p>\n<p>Maybe you\u2019re a curious neighbor who\u2019s always wanted to see inside this house. Or perhaps you\u2019re currently in escrow on a house nearby and you\u2019re attending to satisfy your FOMO (fear of missing out).<\/p>\n<p>Most agents are actually fine with both of those scenarios \u2014 as long as you\u2019re honest about your intentions.<\/p>\n<p>\u201cIt\u2019s fine for neighbors to drop by an open house, just be honest about why you&#8217;re there,\u201d says Sharp.<\/p>\n<p>\u201cThat way the seller\u2019s agent knows your intentions, and they won\u2019t devote any time to selling you on the house or giving you information that you don\u2019t need.\u201d<\/p>\n<p>Agents expect the neighbors to come take a look when they have an open house; what they don\u2019t need is a lookie-loo wasting their time pretending they\u2019re a serious buyer.<\/p>\n<p>If you\u2019re just there because you\u2019re curious, come on in \u2014 but there\u2019s no need to pretend you\u2019re serious about putting in an offer.<\/p>\n<h2>10. The know-it-all<\/h2>\n<p>As you tour the home, avoid the urge to comment on things like how much the landscaping adds to the water bill, or when things will need replacing, like the HVAC, windows, or wiring.<\/p>\n<p>If you suspect a possible issue, ask the listing agent about it or discuss it privately with your own agent. Don\u2019t go announcing your unsubstantiated thoughts out loud. This will offend the seller\u2019s agent and misinform other buyers at the open house.<\/p>\n<h3>The well-behaved open house guest<\/h3>\n<p>Courtesy and respect are the foundation of good behavior in any situation \u2014 and it\u2019s vital for open house guests.<\/p>\n<p>You\u2019re going to be exploring someone else\u2019s most private space while they\u2019re not even around to keep an eye on you \u2014 so act how you\u2019d want someone to behave if they were in your own home.<\/p>\n<p>After all, the fact that strangers will be snooping about their house while they\u2019re not home is why some nervous sellers actually stop by their own open house!<\/p>\n<p>And if the owners happen to swing by and spot you misbehaving in one of these ways \u2014 you risk them rejecting any offer from
