To make sure that it makes sense to lend you such a large sum of money, lenders need to see proof of your income: evidence that your income is sufficient and consistent enough that you&#8217;ll be able to handle the repayment of the loan.<\/p>\n<p>Here\u2019s what you\u2019ll need to provide:<\/p>\n<h3><b>One to two years of tax returns and W2s or 1099s<\/b><\/h3>\n<p>Be prepared to provide your lender with up to 2 years of tax returns you sent to the IRS, along with your <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/3.5\/01.html#General.20Income.20Documentation.20Requirements\">previous year\u2019s W2s or 1099s.<\/a> Just what is required will vary by lender and loan product, but lenders want to see these documents to ensure that your income has been stable over the last year or so before they give you a loan.<\/p>\n<p>If you receive <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/3.5\/01.html#Bonus.20and.20Overtime.20Income\">regular overtime and\/or bonuses,<\/a> Fannie Mae guidelines state you need to provide two years of tax returns or W2s to show those income sources are consistent and can be relied upon to continue.<\/p>\n<p>For commission employees: be prepared to provide proof of 2 years of commission payments in order to include that amount in your qualifying income. An important note: any <a href=\"https:\/\/www.consumerfinance.gov\/policy-compliance\/rulemaking\/regulations\/1026\/Q\/#1B-7-a-i\">unreimbursed business expenses reported on your tax returns will be deducted from your yearly income,<\/a> which may lower the amount of money you can borrow.<\/p>\n<h4>Pay stubs<\/h4>\n<p>In addition to tax returns, lenders will also want to see <a href=\"https:\/\/www.consumerfinance.gov\/owning-a-home\/process\/prepare\/create-a-loan-application-packet\/\">30 days worth of current pay stubs<\/a> for W2 employees. Your tax returns show that your income was stable during the last two tax seasons, but current income tells lenders that you can still pay the monthly payment as of today.<\/p>\n<h4>Year-to-date profit and loss statement<\/h4>\n<p>If you\u2019re self-employed, lenders require a <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/3.4\/04.html\">profit and loss statement for the most recent year<\/a> and will likely require a Year-to-Date statement as well. This assures your income from your business is consistent and stable enough to take on a sizable debt.<\/p>\n<h4>Letters of explanation for gaps in employment<\/h4>\n<p>If you\u2019ve missed <a href=\"https:\/\/www.consumerfinance.gov\/policy-compliance\/rulemaking\/regulations\/1026\/Q\/#1A-1\">more than a month of work<\/a> over the past two years, you\u2019ll need to provide a letter to the mortgage company explaining why. A month without income can affect you for many months following, and lenders fear it could cause you to default on a mortgage.<\/p>\n<h4>Unemployment income transcripts<\/h4>\n<p>Typically, unemployment income is a temporary situation. If it occurs during an employment gap, a lender may ask for verification you\u2019ve received it. However, in <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/3.1\/05.html#Verification.20of.20Seasonal.20Income\">seasonal jobs<\/a> where unemployment is the norm \u2014 such as farm work or construction \u2014\u00a0 you can likely use unemployment income to get a mortgage.<\/p>\n<p>It should fly so long as you\u2019ve <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/3.1\/09.html#Unemployment.20Benefits.20Income\">reported two years of these unemployment benefits to the IRS prior to applying<\/a> and the lender can see that it is likely to continue.<\/p>\n<h4>Proof of real estate income<\/h4>\n<p>Rental income is a bit complicated. Any <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/3.1\/08.html#Eligible.20Properties\">property that you don\u2019t live in<\/a> is acceptable if you can provide the necessary documentation. Living in a rental property doesn\u2019t exclude you either, as long as you <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/3.1\/08.html#Eligible.20Properties\">own a multi-unit property and live in one of the units.<\/a>\u00a0 This income is generally reported on your tax returns, but lenders may ask for lease agreements to support this income stream as well.<\/p>\n<p>Renting out part of your primary residence? You may be able to qualify with <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/3.1\/09.html#Boarder.20Income\">Boarder Income<\/a> but you should speak directly with your lender about this to ensure any boarder income you receive would qualify and you can provide the proper documentation to support it as an income source.<\/p>\n<h4>Child support or alimony income<\/h4>\n<p><a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/3.1\/09.html\">Child support or alimony payments can count toward your<\/a> ability to borrow if you\u2019ve received payments consistently for the last six months and will continue to receive them for the next three years. Why the extra requirements? Lenders know this income is temporary, but long-term payments can also help you meet your financial obligations. Be prepared to provide bank statements to prove you have received these payments and court records showing that you are entitled to these payments for at least 3 more years.<\/p>\n<h4>Proof of any other income<\/h4>\n<p>Does your income look different from the above examples? If so, it\u2019s still possible to use it to secure a mortgage loan. Fannie Mae\u2019s income guidelines include <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/3.1\/09.html\">other types of income<\/a> allowed during qualification.<\/p>\n<p>Here are some of the most common:<\/p>\n<ul>\n<li><a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/3.1\/09.html#Social.20Security.20Income\">Social Security income<\/a><\/li>\n<li><a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/3.1\/09.html#Disability.20Income.20.E2.80.94.20Long-Term\">Long-term disability<\/a> payments (not Social Security)<\/li>\n<li><a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/3.1\/09.html#Retirement.2C.20Government.20Annuity.2C.20and.20Pension.20Income\">Retirement<\/a> (also government annuities and pensions)<\/li>\n<li><a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/3.1\/09.html#VA.20Benefits.20Income\">VA benefits<\/a><\/li>\n<li><a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/3.1\/09.html#Tip.20Income\">Tips<\/a> or gratuities included on previous two years of tax returns<\/li>\n<\/ul>\n<p>Each of these income types may require special documentation as evidence, so talk to your lender in advance to ensure you\u2019re prepared.<\/p>\n<figure id=\"attachment_12996\" aria-describedby=\"caption-attachment-12996\" style=\"width: 700px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/11\/documents-needed-for-mortgage-down-payment.jpg\" target=\"_blank\"><img decoding=\"async\" width=\"700\" height=\"400\" src=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/11\/documents-needed-for-mortgage-down-payment.jpg\" class=\"attachment-content size-content\" alt=\"\" srcset=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/11\/documents-needed-for-mortgage-down-payment.jpg 700w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/11\/documents-needed-for-mortgage-down-payment-64x37.jpg 64w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/11\/documents-needed-for-mortgage-down-payment-128x73.jpg 128w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/11\/documents-needed-for-mortgage-down-payment-192x110.jpg 192w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/11\/documents-needed-for-mortgage-down-payment-432x247.jpg 432w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/11\/documents-needed-for-mortgage-down-payment-500x286.jpg 500w\" sizes=\"(max-width: 700px) 100vw, 700px\" \/><\/a><figcaption id=\"caption-attachment-12996\" class=\"wp-caption-text\">Source: (Pixabay\/ Pexels)<\/figcaption><\/figure>\n<h2>Down payment plan<\/h2>\n<p>According to the <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/highlights-from-the-profile-of-home-buyers-and-sellers\">National Association of Realtors,<\/a> <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/highlights-from-the-profile-of-home-buyers-and-sellers\">58% of homebuyers<\/a> used their savings for a down payment in 2018. Different loan types also have <a href=\"https:\/\/www.consumerfinance.gov\/owning-a-home\/process\/prepare\/determine-your-down-payment\/\">different rules<\/a> about how much help you can receive. If you\u2019re getting help with this initial chunk of change, here\u2019s the documentation you\u2019ll need to provide.<\/p>\n<h3>Source of down payment funds<\/h3>\n<p>If your down payment is sitting in the bank, be prepared to provide the lender with two months of bank statements. If it\u2019s coming from somewhere else, you\u2019ll need to provide documentation of the source of your down payment funds. We\u2019ve listed some of the most common sources below:<\/p>\n<h4>Gift letters from friends or family members providing the funds<\/h4>\n<p>Certain loan types allow <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/4.3\/04.html\">gift funds<\/a> to cover all or part of your down payment, but they may only allow these gifts from certain sources. Check with your lender for any restrictions before accepting a gift.<\/p>\n<p>For example, under FHA guidelines, anyone <a href=\"https:\/\/www.hud.gov\/sites\/documents\/4155-1_5_SECB.PDF\">gifting you money must provide a letter<\/a> stating the amount given as well as their name, address, relationship, and that no repayment is necessary. Check with your lender to see what is required specific to the loan program you are interested in.<\/p>\n<h4>Paperwork from assistance programs<\/h4>\n<p>Coming up with a down payment is often prohibitive to homeownership. But numerous <a href=\"https:\/\/downpaymentresource.com\/are-you-eligible\/\">programs<\/a> exist to help homebuyers come up with the cash. As with gift letters, lenders require <a href=\"https:\/\/www.hud.gov\/sites\/documents\/4155-1_5_SECB.PDF\">documentation<\/a> showing where any cash from assistance programs is coming from.<\/p>\n<h2><b>Don\u2019t forget those assets<\/b><\/h2>\n<p>In addition to your down payment, lenders may also want to see you have sufficient savings and liquid assets to cover your mortgage payment for a couple of months in the event something goes wrong. These are generally called <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/4.1\/01.html\">\u201creserve requirements\u201d<\/a>.<\/p>\n<p>The first place they are going to look for cash for reserve funds is in your general checking and savings accounts, but lenders may also allow you to use certain retirement and investment accounts to satisfy reserve requirements so long as at least some of the money held in those accounts is deemed sufficiently \u201cliquid\u201d \u2014 that is, fairly easily converted into cash.<\/p>\n<p>Here\u2019s the skinny on what you may need to provide to verify assets for any reserve requirements:<\/p>\n<h4>60 days of bank statements<\/h4>\n<p>Bank statements are critical to determining the amount of cash you have readily available and how long you have had it. You\u2019ll need to be ready to give the lender <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/4.2\/01.html\">statements for at least the most recent two months<\/a>. This allows the lender to confirm that your current balance isn\u2019t reflecting a recent cash infusion, but instead that there has been a consistent balance of sufficient funds.<\/p>\n<p><b>Last quarterly statement for 401k or retirement accounts<\/b><\/p>\n<p>If you want to rely on funds held in a 401k or other retirement account to help support certain reserve requirements, at a minimum, Lenders will need to see your <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/4.2\/01.html\">most recent quarterly statement to verify the liquidity of these assets.<\/a><\/p>\n<h4>Last 60 days of IRA statements<\/h4>\n<p>Though IRAs are typically considered retirement accounts, statement cycles are usually monthly instead of quarterly. If that\u2019s the case for yours, provide your lender with the <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/4.2\/01.html\">most recent two months of statements.<\/a><\/p>\n<h4>Last two months of brokerage account statements<\/h4>\n<p>In addition to retirement fund verification, lenders may need statements from any brokerage accounts you have and wish to use to support asset requirements. Unlike other categories, documentation isn\u2019t always necessary unless there\u2019s a discrepancy in your credit report.<\/p>\n<h4>Credit report<\/h4>\n<p>While the lender will pull your credit report directly to underwrite your loan, you should know what your credit report looks like before you apply so you can be prepared. You\u2019re entitled to a full credit report at no cost from each of the three nationwide credit reporting companies\u2014Experian, Equifax, and TransUnion\u2014every year.<\/p>\n<p>Before you apply for a mortgage, it\u2019s best to <a href=\"https:\/\/www.annualcreditreport.com\/index.action\">get copies of all three credit reports.<\/a> This gives you time to review and correct any errors so you\u2019re not surprised later.<\/p>\n<h4>Debt and expenses<\/h4>\n<p>Lenders will look at any <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/6\/01.html\">recurring expenses and debts <\/a>to calculate your overall monthly debt payments. They will compare your total monthly debt payments to your income to determine your \u201cDebt-to-Income Ratio\u201d that helps them determine your ability to repay a mortgage. <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/6\/05.html\">Examples of these<\/a> recurring debts include:<\/p>\n<ul>\n<li>Utilities<\/li>\n<li>Child support\/alimony<\/li>\n<li>Installment loans<\/li>\n<li>Lines of credit<\/li>\n<li>Student loans<\/li>\n<\/ul>\n<p>One thing to note is that all of your monthly debts may not be included in your credit report. Certain situations have required waiting periods before you apply. If you\u2019re a repeat offender, however, you may not be eligible for a mortgage. Ultimately, the decision is <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/5.3\/07.html#General.20Information\">up to your lender.<\/a><\/p>\n<p>If any of these special circumstances apply, here\u2019s the documentation you should have ready:<\/p>\n<h4>Bankruptcy paperwork<\/h4>\n<p>Chapter 7 or 11 Bankruptcy has a <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/5.3\/07.html#Bankruptcy.20.28Chapter.207.20or.20Chapter.2011.29\">four-year waiting period<\/a> before you\u2019re eligible to apply for a mortgage. However, in special circumstances you may be eligible in two. For Chapter 13 Bankruptcy, the <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/5.3\/07.html#Bankruptcy.20.28Chapter.2013.29\">waiting period is two years from discharge or four years from dismissal.<\/a> If you\u2019ve filed <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/5.3\/07.html#Multiple.20Bankruptcy.20Filings\">bankruptcy more than twice in the past seven years,<\/a> you\u2019ll have to wait five years. Save all your paperwork and provide to your lender if they request it.<\/p>\n<h4>Divorce decree<\/h4>\n<p>Always provide copies of your divorce paperwork if a lender asks for them. This allows lenders to verify that assets and liabilities in both names are taken care of. Lenders may also use divorce paperwork to <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/5.3\/08.html\">verify extenuating circumstances<\/a> that prevent someone from meeting obligations.<\/p>\n<h4>Foreclosure documents<\/h4>\n<p>Foreclosures require a <a href=\"https:\/\/www.fanniemae.com\/content\/guide\/selling\/b3\/5.3\/07.html#Foreclosure\">seven-year waiting period<\/a> before you can get a new mortgage. Lenders can use the information on your credit report and may ask for additional paperwork, so have it ready.<\/p>\n<h3>When should you start gathering up these documents?<\/h3>\n<p>The sooner you can start piecing together what you\u2019ll likely need to apply, the better.<\/p>\n<p>Sure, you can get pre-approved for a mortgage without providing much paperwork.
