In New York, the <a href=\"https:\/\/patch.com\/new-york\/new-york-city\/nyc-terrible-first-time-home-buyers-study-finds\">median house costs nearly 10 times the median household annual income<\/a>.<\/p>\n<p>But the rental market won\u2019t offer much relief. Between 2009 and 2017 asking rents in NYC <a href=\"https:\/\/www.businessinsider.com\/manhattan-rent-by-neighborhood-ranked-from-lowest-to-highest-2018-5\">increased by 33%<\/a>. NYC rents hit a <a href=\"https:\/\/www.businessinsider.com\/nyc-rent-high-one-bedroom-millennials-bankers-abandoning-city-2019-6\">three-year high<\/a> in June 2019, reaching an average of $2,980 for a one-bedroom apartment. If you think that\u2019s high, try finding an apartment in Manhattan where the average rent is <a href=\"https:\/\/www.businessinsider.com\/manhattan-rent-by-neighborhood-ranked-from-lowest-to-highest-2018-5\">$3,667<\/a><\/p>\n<p>Despite skyrocketing rents and pricey Impossible Burgers, it\u2019s possible to purchase a condo, co-op, or walkup in New York City at a decent price.<\/p>\n<p>The <a href=\"https:\/\/realestate.usnews.com\/places\/new-york\/new-york-city\">median NYC home price is $386,862<\/a>, compared to the national median of $227,025. But according to seasoned real estate <a href=\"https:\/\/www.homelight.com\/agents\/erin-wheelock-ny-10401228614-5281\">agent Erin Wheelock<\/a>, you can find a good home in the City for as little as $300,000 if you know where to look. Property tax rates are actually comparatively low in the City, averaging about 0.90% for most people, compared to the<a href=\"https:\/\/smartasset.com\/taxes\/new-york-property-tax-calculator\"> state average<\/a> of 1.68%.<\/p>\n<h4>Homeowners insurance<\/h4>\n<p>You\u2019ll need <a href=\"https:\/\/www.grbminc.com\/how-much-does-home-insurance-cost-in-new-york\/\">homeowner insurance<\/a>, too, which costs New Yorkers about $97 per month, on average.<\/p>\n<h4>Maintenance<\/h4>\n<p>You should set aside at least <a href=\"https:\/\/www.discover.com\/online-banking\/banking-topics\/how-much-should-you-budget-for-home-repairs\/#:~:targetText=According%20to%20the%20one%20percent,year%2C%20or%20%24300%20per%20month.\">1% of your home\u2019s value<\/a> for yearly maintenance costs, on the median $386,862 priced NYC home, that\u2019s $3,868.<\/p>\n<h4>Cost of living<\/h4>\n<p>In addition, make sure that buying a house won\u2019t prevent you from enjoying what the city has to offer. You don\u2019t want to be \u201chouse poor\u201d in a city where the cost of living is <a href=\"https:\/\/www.businessinsider.com\/manhattan-rent-by-neighborhood-ranked-from-lowest-to-highest-2018-5\">68% higher<\/a> than the national average. Determining where to target in your home-buying quest will require you to do a bit of soul-searching. What is most important to you?<\/p>\n<p>First, let\u2019s give a quick overview of the five boroughs:<\/p>\n<p><b>Manhattan<\/b><br \/>\nWhat most people think of when they picture New York City, packed with skyscrapers, museums, and traffic.<\/p>\n<p><b>Brooklyn <\/b><br \/>\nMore room to breathe than Manhattan with lots of culture and great eats, this borough is popular with families and young professionals.<\/p>\n<p><b>Queens <\/b><br \/>\nThe largest borough, with a plethora of fabulous restaurants and a suburban vibe.<\/p>\n<p><b>The Bronx <\/b><br \/>\nFull of character and urban culture, with a longer commute into the Manhattan area.<\/p>\n<p><b>Staten Island <\/b><br \/>\nConnected to Manhattan via a short ferry ride, Staten Island is more suburban and popular with families.<\/p>\n<p>But Wheelock suggests that there are several neighborhoods where you can expect to get a great deal in the $300,000 to $400,000 range in NYC, many of which boast excellent neighborhoods, parks, and schools. Especially for a one-bedroom home, this range is very doable, she says.<\/p>\n<p>If budget is your top concern, Curbed New York offers a list of <a href=\"https:\/\/ny.curbed.com\/2012\/3\/26\/10385720\/co-op-boards-101-board-packages-interviews-and-turndowns\">NYC\u2019s most affordable neighborhoods<\/a>. Here\u2019s a list of the top five (Neighborhood \/ Borough\/ Median Sale Price):<\/p>\n<ul>\n<li>Parkchester \/ Bronx \/ $180,000<\/li>\n<li>Hammels \/ Queens \/ $275,000<\/li>\n<li>Port Ivory \/ Staten Island \/ $362,228<\/li>\n<li>New Brighton \/ Staten Island \/ $365,000<\/li>\n<li>Howard Beach \/ Queens \/ $387,795<\/li>\n<\/ul>\n<p>Other considerations might be:<\/p>\n<ul>\n<li>If you have a family and are focused on living in a neighborhood with amazing schools, consider <b>Flushing<\/b>, where you\u2019ll find U.S. News and World Report\u2019s <a href=\"https:\/\/www.usnews.com\/education\/best-high-schools\/new-york\">top-rated<\/a> Townsend Harris High School.<\/li>\n<li>The <b>East Village<\/b>, which boasts top-rated <a href=\"https:\/\/www.niche.com\/k12\/stuyvesant-high-school-new-york-ny\/\">Stuyvesant High School<\/a> (locally known as Stuy), or the Bronx for its <a href=\"https:\/\/www.niche.com\/k12\/bronx-high-school-of-science-bronx-ny\/rankings\/\">Bronx High School of Science<\/a>.<\/li>\n<li>Love to shop? You might choose the <b>Greenwich Village<\/b> area to be near the world-famous stores of Fifth Avenue.<\/li>\n<li>If getting outdoors is more your style,<b> Brooklyn Heights<\/b>, with its scenic promenade and stunning views of Manhattan, could be an excellent choice.<\/li>\n<li>Want a more suburban vibe but easy access to the subway? You can take the <a href=\"https:\/\/www.rome2rio.com\/s\/Manhattan\/Queens\">A train<\/a> from <b>Queens<\/b> to Manhattan in just 44 minutes each day. Talk to your buyer\u2019s agent about what matters most and he or she can help guide you to the neighborhood that\u2019s right for you.<\/li>\n<\/ul>\n<h2><b>Consider the nuances of condos and co-ops in New York<\/b><\/h2>\n<p>\u201cBuying a house\u201d in New York City doesn\u2019t always refer to the purchase of a single-family home. In fact, according to Brick Underground, <a href=\"https:\/\/www.brickunderground.com\/agent-referral\/ownership-structure\">co-ops (short for cooperatives) account for 70% of the city\u2019s housing stock<\/a>. While co-ops tend to be older buildings, many units built after 1980 are condos.<\/p>\n<p>Purchasing a condo means that you own not only your portion of the building, but you also get an undivided interest in the common areas, as well. You will get a deed at closing, just like when you buy a house.<\/p>\n<p>When you buy a co-op, you buy part of the corporation that owns the building, and receive \u201cshares\u201d rather than a deed at closing. While it may be <a href=\"https:\/\/www.rate.com\/mortgage\/resource\/condos-vs-co-ops-which-one-is-right-for-you\">more difficult to secure financing for a co-op than a condo, co-ops tend to be cheaper<\/a>.<\/p>\n<p>However, don\u2019t underestimate the challenges of buying into a co-op. <a href=\"https:\/\/ny.curbed.com\/2012\/3\/26\/10385720\/co-op-boards-101-board-packages-interviews-and-turndowns\">Curbed New York notes that<\/a> \u201cbuying a co-op apartment in NYC may be the most difficult application process of your life.\u201d Additionally, most co-ops require you to <a href=\"https:\/\/www.brickunderground.com\/agent-referral\/minimum-downpayment-and-liquid-assets\">put 20%-25% down<\/a> but it can vary depending on how high-end the building is.<\/p>\n<p>To get your <a href=\"https:\/\/www.prevu.com\/blog\/nyc-co-op-reference-letters\">co-op application to stand out<\/a>, include personal and professional reference letters, as well as a note from a past landlord that speaks to your reliability as a tenant. Treat your <a href=\"https:\/\/www.triplemint.com\/blog\/6-tips-for-a-nyc-co-op-board-interview\/\">interview with the co-op board<\/a> like any job interview. Show that you are professional and dress the part. Many newer properties rely heavily on glass walls and windows, which is lovely but limiting if you have a lot of artwork, so plan accordingly.<\/p>\n<p>Many buildings and sellers throw parties and lavish open houses to get the buyers\u2019 attention. If you\u2019re attending this sort of event, be prepared to pay more.
