Not much to do now but wait on pins and needles for the seller to respond. <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-long-after-making-an-offer-on-a-house-do-you-hear-back\/\" target=\"_blank\" rel=\"noopener\">How long until you hear back<\/a> \u2014 minutes, hours, days, weeks&#8230;never?<\/p>\n<p>Truthfully, it could be any and all of the above. The ball\u2019s in the seller\u2019s court now. So patience will be key.<\/p>\n<p>To keep you sane in the meantime, let\u2019s review the typical offer acceptance time frame, when it\u2019s a good idea to put a shot clock on your offer, and which scenarios lead to a longer waiting period.<\/p>\n<h2>Your quick answer: How long is an offer valid on a house?<\/h2>\n<p>Sellers have <a href=\"https:\/\/homeguides.sfgate.com\/sellers-need-respond-offer-make-home-96343.html\">no legal obligation<\/a> to respond to your offer at all. It is possible (though unlikely if you made a great offer) that you won\u2019t hear back. But here\u2019s the good news:<\/p>\n<p>\u201cBuyers can expect to hear back on an offer <b>within a couple of days \u2014 typically 48 hours<\/b>,\u201d says real estate agent <a href=\"https:\/\/www.homelight.com\/agents\/becky-o-brien-mn-40260788\">Becky O\u2019Brien<\/a>, who HomeLight ranks as one of the top 1% of agents in Minnesota. \u201cMost agents won\u2019t wait too much more than that before following up.\u201d<\/p>\n<p>So even if the response is a big fat rejection, most sellers will have the courtesy to let you know that they aren\u2019t interested or to put together a counter offer within a reasonable amount of time.<\/p>\n<p>But what\u2019s customary for your market could be different. For example, the <a href=\"https:\/\/www.car.org\/-\/media\/CAR\/Documents\/Transaction-Center\/PDF\/Standard-Forms\/December-2018\/December-2018---Legal-Forms\/RPA_12-18_LegalChange_Draft7.pdf?la=en&amp;hash=D75479062DD702151385150ADB8CC10A2C897FCF\">California residential purchase agreement<\/a> has specific rules that state an offer \u201cshall be deemed revoked and the deposit, if any, shall be returned to Buyer\u201d if the seller fails to <b>sign the offer by 5 p.m. on the third day<\/b> after the buyer signed.<\/p>\n<p>In other areas, such as Houston, sellers typically<a href=\"https:\/\/www.har.com\/question\/2505_after-submitting-an-offer-what-is-the-time-frame-for-a-response\"> respond to offers within 24 hours<\/a>, according to a discussion on Houston Association of Realtors online forum. <a href=\"https:\/\/www.homelight.com\/find-real-estate-agents\">Partner with a local agent<\/a> and ask about what\u2019s normal for your area. In that case, if you don\u2019t hear back from the seller by the deadline you set, the offer dies automatically. When the offer expires, you\u2019re free and clear to go ahead and bid on another house.<\/p>\n<p>However, you should chat with your agent about whether this is the best move from a strategic perspective.<\/p>\n<p>According to O\u2019Brien, buyers are better off simply withdrawing their offer on the first property if the seller hasn\u2019t responded before making an offer on another home. You never know, your request to withdraw may be just the nudge the seller needs to accept your original offer.<\/p>\n<p>\u201cI don&#8217;t usually advise buyers to put an expiration date on their offer because they can pull it at any time,\u201d she says.<\/p>\n<h2>What about making offers on multiple homes?<\/h2>\n<p>Let\u2019s say you\u2019re trying to buy a house in a competitive market and find yourself down on your luck. You\u2019ve submitted an offer on several homes but lost out to another buyer every time. You feel that delays during the offer stages are causing you to miss out on bidding for other homes.<\/p>\n<p>By the time the seller rejects you, the other house you had your eye on goes under contract.<\/p>\n<p>In this case, your agent may recommend that you start to make offers on multiple homes at the same time \u2014 however, this strategy can backfire if you don\u2019t follow protocol, and it\u2019s not always legal (rules vary state by state).<\/p>\n<p><a href=\"https:\/\/www.linkedin.com\/pulse\/how-make-simultaneous-offers-multiple-homes-patricia-arvielo\/\">According to a post by Patricia Arvielo<\/a>, president and co-founder of mortgage company New American funding, our research of contract law, and insights from O\u2019Brien (our top agent in Minnesota), here\u2019s what you should keep in mind if you decide to go this route:<\/p>\n<ul>\n<li><b>Be transparent with the sellers about your plans.<\/b><br \/>\nYour agent should let the listing agents of any homes you bid on know upfront that you\u2019re making multiple offers on different homes at the same time. Honesty is the best policy here.<\/li>\n<\/ul>\n<ul>\n<li><b>Write it into the purchase offer.<\/b><br \/>\nO\u2019Brien recommends that you add a clause to your offer that makes it null and void if you get an accepted offer on another property.<\/li>\n<\/ul>\n<ul>\n<li><strong>Check the regulations in your state.<br \/>\n<\/strong>Some <a style=\"font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen-Sans, Ubuntu, Cantarell, 'Helvetica Neue', sans-serif;\" href=\"https:\/\/www.thebalance.com\/is-it-ok-to-make-multiple-purchase-offers\">states have what\u2019s called a \u201cgood faith and fair dealing\u201d covenant<\/a><span style=\"font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen-Sans, Ubuntu, Cantarell, 'Helvetica Neue', sans-serif;\"> that applies to contract law, which could make bidding on multiple properties at the same time (that you couldn\u2019t afford to buy at once) illegal. If this is the case, you should avoid a multiple-bidding strategy.<\/span><\/li>\n<\/ul>\n<ul>\n<li><b>Be prepared to lose (separate) earnest money deposits.<\/b><br \/>\nA buyer may be required to <a href=\"https:\/\/www.investopedia.com\/terms\/e\/earnest-money.asp\">submit an earnest money deposit along with the offer<\/a>. If this is the case and your offer gets accepted on multiple homes, you\u2019ll face the possibility of losing the deposits for whichever homes you don\u2019t end up buying.<\/li>\n<\/ul>\n<h2>What other factors will impact how long it takes to hear back on my offer?<\/h2>\n<p>Nailing down a standard offer acceptance window is difficult because of several influencers:<\/p>\n<ul>\n<li>Market conditions<\/li>\n<li>Offer quality<\/li>\n<li>Seller circumstances<\/li>\n<li>Type of home you\u2019re buying<\/li>\n<li>Counteroffers<\/li>\n<li>How many offers are on the table<\/li>\n<\/ul>\n<h3>Market conditions<\/h3>\n<p>Whether you\u2019re in a <a href=\"https:\/\/www.homelight.com\/blog\/selling-in-a-sellers-market\/\">seller&#8217;s market<\/a> where demand for housing outweighs supply, or a <a href=\"https:\/\/www.homelight.com\/blog\/selling-in-a-buyers-market\/\">buyer&#8217;s market<\/a> where the number of homes for sale exceeds demand, local market conditions often affect how eager a seller is to respond to your offer.<\/p>\n<h4>In a seller\u2019s market, expect to wait longer to hear back on your offer.<\/h4>\n<p>A seller may have multiple offers on the table or choose to wait several days for more offers to pour in before making a decision when market conditions are in their favor.<\/p>\n<p>\u201cIf it&#8217;s a brand new listing, and the seller has received five offers, expect that they\u2019re going to take a few days to look them over, maybe even going through the weekend,\u201d O\u2019Brien says.<\/p>\n<p>To get a fast response to your offer in a seller\u2019s market, you\u2019ll need to put your best foot forward and do what you can to stand out, whether it\u2019s <a href=\"https:\/\/www.forbes.com\/sites\/taramastroeni\/2018\/08\/27\/the-five-most-common-home-buying-contingencies-explained\/\">waiving certain contingencies<\/a> (though, <a href=\"https:\/\/www.homelight.com\/blog\/save-money-with-home-inspections\/\">don\u2019t skip the inspection<\/a>) or tacking on a few hundred or thousand dollars over asking. Follow your agent\u2019s advice here on how to get your offer to the top of the pile.<\/p>\n<h4>In a buyer\u2019s market, expect a faster response to your offer (perhaps within a few hours).<\/h4>\n<p>Competition drives sellers to respond quickly in a buyer\u2019s market \u2014 because they know that there are more houses for sale than buyers out there. You can ask your agent to make discreet inquiries to see if there may be any extenuating circumstances holding up the response.<\/p>\n<h3>Foreclosures or bank-owned homes<\/h3>\n<p>\u201cIt often takes a while to hear back when you put in an offer on a bank-owned foreclosure \u2014 a week or two, and even longer if the buyer is willing to hang in there,\u201d explains O\u2019Brien.\u201cIt takes longer because you\u2019re dealing with a corporation rather than a homeowner.<\/p>\n<p>There are a lot more decision-makers involved and guidelines to follow when it\u2019s a bank evaluating your offer rather than individual homeowner.<\/p>\n<h3>What about counteroffers?<\/h3>\n<p>If there\u2019s a lot of back-and-forth between you and the seller as you hash out the finer details of the sales contract, it\u2019s not uncommon for this to stretch beyond the typical acceptance window.<\/p>\n<p>The clock starts ticking again every time you exchange a revised contract \u2014 even if the contract change is something as simple as adjusting the closing date.<\/p>\n<p>Once a seller has made a counter-offer, however, it means they\u2019re likely planning to accept your offer in the end, so that helps speed the process along.<\/p>\n<p>\u201cOnce you get into a counter-offer situation, things move faster because both the seller and the buyer are looking to get the offer settled as soon as possible,\u201d says O\u2019Brien.<\/p>\n<h3>Multiple-offer scenario<\/h3>\n<p>In some cases, the seller will respond to your offer \u2014 not with an acceptance or a rejection \u2014 but with a request for more time to consider all offers.<\/p>\n<p>In this case they may simply wait for a better offer to come along or need to compare multiple offers on the table. If you haven\u2019t heard back on your offer in a few business days, what do you do?<\/p>\n<p>\u201cWhen a seller is sitting on an offer, the buyer has three choices: wait it out, up your offer, or keep looking for another house,\u201d says O\u2019Brien. \u201cBuyers who do choose to wait without offering more do risk losing the house if someone else comes along with a better offer.\u201d<\/p>\n<h3>Don\u2019t let waiting anxiety pressure you into making a mistake<\/h3>\n<p>The time in between submitting an offer and the seller\u2019s response, is the most nail-biting, anxiety-riddled time for a homebuyer.
