With <a href=\"https:\/\/www.census.gov\/newsroom\/press-releases\/2019\/subcounty-population-estimates.html\">populations surging<\/a> throughout the Southwest, however, you won\u2019t be the only one looking. If you\u2019re ready to land your Tucson dream home, there\u2019s no better way to clear the path than harnessing information from the people who know the city best.<\/p>\n<p>An hour\u2019s drive from the Mexican border crossing in Nogales, the Sonoran desert city follows a historic grid plan at its center, with a diverse array of subdivisions emanating outward within a basin ringed by five mountain ranges, accommodating landscapes and lifestyles that satisfy a range of different tastes.<\/p>\n<p>It\u2019s no surprise, then, that the city\u2019s real estate sector is hotter than ever, with <a href=\"https:\/\/www.kold.com\/2019\/11\/18\/its-sellers-market-tucson-housing-inventory-hits-historic-low\/\">inventory<\/a> hitting historic lows in November 2019. Listings are yielding \u201cmultiple offers within the first couple of days of the house being on the market,\u201d says Tierra Antigua Realty\u2019s <a href=\"https:\/\/www.homelight.com\/agents\/steven-wendling-az-sa020798000\">Steven Wendling<\/a>, a top agent in the city who has 38 years of real estate experience. \u201c<a href=\"https:\/\/www.homelight.com\/blog\/surprises-buying-home\/\">First-time homebuyers<\/a> right now really have a lot of challenges.\u201d<\/p>\n<p>Such stiff competition makes it more important than ever for prospective buyers to do their research before looking at homes. To get the inside scoop, we spoke with Wendling, as well as Julia Gallardo, a certified professional at <a href=\"https:\/\/petrichorinspectionstucson.com\/\">Petrichor Home Inspections<\/a>, and combed through <a href=\"https:\/\/www.tucsonrealtors.org\/mlssaz\/mls_statistics\">the data<\/a>. The <a href=\"https:\/\/www.areavibes.com\/tucson-az\/cost-of-living\/\">average mortgage payment<\/a> of $948.57 runs a little more than the median rent of $772 per month.<\/p>\n<p>\u201cIf you\u2019re moving from California, it looks very affordable. If you\u2019re moving from the Midwest, it looks expensive,\u201d Wendling says, pointing to Florida as a comparable market. The results will not only give you a lay of the land but also prepare you for conversations with your lender.<\/p>\n<h3>Always pre-qualify<\/h3>\n<p>This kind of advance prep work will be key in Tucson, where the tight market makes <a href=\"https:\/\/www.investopedia.com\/terms\/p\/prequalification.asp\">pre-qualification<\/a> more important than ever. Wendling stresses it early in his conversations with clients.<\/p>\n<p>\u201cI just try to coach my buyers into focusing on what their needs are,\u201d he explains \u2014 \u201cnot necessarily what their desires are because you&#8217;re not going to find the perfect house.\u201d Once their needs have been clarified, the immediate next step is getting pre-qualified, so they don\u2019t waste a second longer after they find a home that fits the bill.<\/p>\n<p>The challenges presented by <a href=\"https:\/\/news.azpm.org\/p\/news-topical-biz\/2019\/3\/26\/148554-low-priced-housing-drying-up-in-tucson\/\">low inventory<\/a> are particularly acute for first-time buyers with a budget in the $200,000 to $300,000 range. While Tucson\u2019s median sales price falls squarely within this bracket, this is the price tier in which brokers are seeing the <a href=\"https:\/\/news.azpm.org\/p\/news-topical-biz\/2019\/3\/26\/148554-low-priced-housing-drying-up-in-tucson\/\">highest levels of activity<\/a>.<\/p>\n<p>For those looking to purchase a second home, or anyone working with a budget in excess of $500,000, the situation is less of a feeding frenzy. Many of the older homes currently hitting the market again were constructed between the 1970s and 1990s. Gallard reports a high number of brick buildings and <a href=\"https:\/\/www.rcpblock.com\/block-slump.html\">slump block<\/a> homes, particularly for units erected in the 1970s.<\/p>\n<p>More recent construction has tended to favor <a href=\"https:\/\/activerain.com\/blogsview\/729567\/stucco-on-wood-frame-homes\">wood-frame stucco<\/a>. The city also contains a fair share of <a href=\"https:\/\/www.islands.com\/2022350\/casas-adobes-underrated-arizona-suburb-surrounded-scenic-views-lively-shopping-center-vibrant-culture\/\">classic Southwest adobes<\/a>. \u201cThey\u2019re gorgeous from the outside,\u201d Gallardo says, \u201cbut the rainwater just washes away the adobe, so you can see a lot of damage, unfortunately.\u201d<\/p>\n<h3>Consider a new build<\/h3>\n<p>Construction rates dropped in 2009 but have picked up again in recent years, leading many first-time buyers to opt for <a href=\"https:\/\/www.homelight.com\/blog\/buyer-do-i-need-a-realtor-to-buy-a-new-house\/\">new homes in freshly constructed subdivisions<\/a>. The popularity of new builds is not simply a matter of supply, either. These developments also offer greater leeway for planners to respond to market conditions.<\/p>\n<p>For example, Bob Bambauer, executive vice president of Sunbelt Holdings, which finances such master-planned communities, <a href=\"https:\/\/tucson.com\/business\/demand-for-new-housing-in-the-tucson-area-expected-to\/article_3d753dde-8207-50a8-bef1-9a017af84072.html\">cites the affordability<\/a> of \u201csmaller lots that have infrastructure, allowing for faster builder turnaround,\u201d concluding that \u201ccommunities where home prices are in the mid-$200,000 range are selling best, and homebuilders are on the hunt for smaller lot sizes to stay competitive.\u201d These particular conditions can be expected to change since December 2019, but this kind of planning will continue to allow for quicker, more flexible response.<\/p>\n<p>Even in just-erected neighborhoods, location is everything. While a Main Street address might seem desirable, these primary thoroughfares are best avoided by those sensitive to noise or anyone looking to escape the worst traffic congestion.<\/p>\n<p>Seasoned Arizonans also know that the orientation of the backyard is a crucial factor. The <a href=\"https:\/\/www.theweathernetwork.com\/us\/forecasts\/uv\/arizona\/tucson\">punishing Southwest sun<\/a> is most disruptive to those with a yard or patio that faces west, directly receiving the strongest rays in the evening hours when you might want to play with the kids or enjoy a beer on the porch.<\/p>\n<p>A qualified agent is essential for newly constructed units. A <a href=\"https:\/\/www.homelight.com\/tucson-az\/top-real-estate-agents\">real estate agent who knows<\/a> what to look for can also help you take advantage of incentives, including significant discounts, that a new-construction the site rep wouldn\u2019t necessarily mention. They can also provide crucial assistance in negotiating upgrades and determining the fair price for a lot premium. Best of all, in this scenario, their representation comes free of charge, since the costs will be shouldered by the builder<\/p>\n<h3>What to look out for before inspection<\/h3>\n<p>The omnipresence of the desert sun is also a consideration for those looking at resales, especially during the inspection phase. It \u201cdoes take a huge toll on all of the exteriors,\u201d inspector Gallardo notes, \u201cthe wood, the roofing; especially for south-facing homes. The south side always gets it the worst.\u201d<\/p>\n<p>If you\u2019re considering an older unit, another major local consideration is plumbing. <a href=\"https:\/\/activerain.com\/blogsview\/4895764\/tucson-homes-for-sale-and-polybutylene-pipes\">Many Tucson homes<\/a> constructed in the boom years between 1978 and 1995 were fitted with <a href=\"https:\/\/www.polybutylene.com\/poly.html\">polybutylene piping<\/a>. \u201cIt\u2019s a big issue here because of how much calcium is in our water,\u201d Gallardo says. \u201cIt just deteriorates the pipes so much.\u201d Widespread complaints about the piping\u2019s defects lead to a class-action settlement, but since the lawsuit\u2019s time frame has run out, there\u2019s no longer money available for replacement, making it a major point of bargaining between buyers and sellers when homes still contain it.<\/p>\n<p>As for other inspection issues, a favorite local clich\u00e9 goes: \u201cIf you don\u2019t have <a href=\"https:\/\/tucson.com\/saddlebag\/home-and-garden\/subterranean-termites-the-danger-underground\/article_ecb5ab7a-c2e8-11e9-8d2d-db2f016d70fd.html\">termites<\/a>, you will.\u201d But Gallardo stresses widespread misconceptions: \u201cThere are two different kinds of infestation: the kind where you can do spot treatments and the kind you have to tent for. And a lot of times we see the mud tubes that you can spot-treat.\u201d So while you\u2019ll want to ask whether any of these insects are poised to threaten the integrity of your family\u2019s new dwelling, the remedy may be less involved \u2014 and less expensive! \u2014 than you imagine.<\/p>\n<p><a href=\"https:\/\/www.azpest.com\/bug-blog\/common-pests-to-be-wary-of-in-tucson\/\">Scorpions<\/a> are another common pest in the area, but their presence on a property must be included on a disclosure statement. If you\u2019re considering a more remote location further from the city center, don\u2019t fail to consider the presence of other common desert fauna. Wendling notes that his own desert property sees its share of coyotes, bobcats, and <a href=\"https:\/\/www.desertmuseum.org\/kids\/oz\/long-fact-sheets\/Javelina.php\">javelinas<\/a>, a wild hog that can do a lot of damage if left to its own devices.<\/p>\n<p>A final note on resales: while the effort to shorten the inspection window is not a frequent gambit for closing a deal, Gallardo says she gets a lot of pressure to perform the standard inspection as quickly as possible because buyers are often hoping to execute additional specialized inspections<b>.<\/b> \u201cA lot of people want to do a roof inspection, and a <a href=\"https:\/\/www.thebalance.com\/sewer-inspections-for-older-homes-1798683\">sewer scoping<\/a>, and termite inspections, and all kinds of inspections on top of a regular home inspection.\u201d<\/p>\n<h3>Choose the right neighborhood or suburb for your budget<\/h3>\n<p>While Tucson\u2019s downtown has seen a concerted <a href=\"https:\/\/www.tucsonaz.gov\/Home\">redevelopment effort<\/a> since the turn of the century, it largely remains a business district, with a handful of rentals and condos but little available to homebuyers. Amenities, however, are distributed widely across the city, meaning most new buyers need not be too concerned about proximity to the historic core.<\/p>\n<p>Many of the city\u2019s best-known and most desirable neighborhoods are located centrally. <a href=\"https:\/\/samhughes.org\/\"><b>Sam Hughes<\/b><\/a> lies within walking distance of the University of Arizona, a major employer, and boasts an<a href=\"https:\/\/www.areavibes.com\/tucson-az\/sam+hughes\/livability\/#amenities-jmp\"> A+ amenities rating<\/a> from AreaVibes.<\/p>\n<p>A little further east is the <a href=\"https:\/\/tucson.com\/el-encanto-gets-historic-designation\/article_7d70831c-95b3-5770-92f2-e6bc98e0a9b2.html\">historically designated<\/a> <b>El Encanto<\/b>, \u201d<a href=\"https:\/\/www.greatamericancountry.com\/places\/local-life\/great-neighborhoods-in-tucson\">the Beverly Hills of Tucson<\/a>.\u201d Originally developed in the 1930s, this area features lush landscaping and a range of attractive building styles. Home values here start at $500,000.<\/p>\n<p>\u201cExperienced buyers are going more toward the University for rental properties,\u201d says Gallardo. While such headline neighborhoods will be largely out of reach for buyers at the lower and middle levels of the market, there are still some deals to be found in the city\u2019s core. An up-and-coming inner city district like <a href=\"https:\/\/www.areavibes.com\/tucson-az\/armory+park\/livability\/\"><b>Armory Park<\/b><\/a> might include something that fits your budget. Rich with classic Victorian and Queen Anne homes, it\u2019s a quick hop from the bustling <a href=\"https:\/\/fourthavenue.org\/\">Fourth Avenue shopping district<\/a>.<\/p>\n<p>\u201cTo get a good buy on a home here,\u201d Wendling asserts, \u201cyou probably need to reach out a little further from, say, downtown, or the university, or the <a href=\"https:\/\/www.dm.af.mil\/\">Air Force base<\/a>. You have to go a little further out where the land was cheaper to build.\u201d<\/p>\n<p>Among options in the suburbs, there\u2019s <a href=\"https:\/\/www.visittucson.org\/district\/catalina-foothills\"><b>Catalina Foothills<\/b><\/a>, famed for <a href=\"https:\/\/www.areavibes.com\/catalina+foothills-az\/livability\/\">low crime and top schools<\/a>. But, the agent notes, \u201cthere are no new home developments up there. It\u2019s all custom build homes and the houses \u2014 they\u2019re not first-time buyer homes.\u201d<\/p>\n<p><a href=\"https:\/\/www.maranaaz.gov\/\"><b>Marana<\/b><\/a>, with easy freeway access, has become a popular option in recent years. Median home values in the suburb run <a href=\"https:\/\/www.areavibes.com\/marana-az\/livability\/\">just north of $200,000<\/a> as of December 2019.<\/p>\n<p>At the southeastern fringe of the city, there\u2019s also <a href=\"https:\/\/www.visitarizona.com\/cities\/tucson-and-southern\/vail\/\"><b>Vail<\/b><\/a>. It\u2019s got stunning mountain views, and a plentiful selection of <a href=\"https:\/\/www.tucsontopia.com\/vail-arizona\/\">one- and two-story homes<\/a>.
