Even though the city is more affordable than other big cities such as New York and San Francisco, you have to keep in mind additional expenses that can zap your savings. You\u2019ll want to budget for a few things, including the cost of maintenance needed for the <a href=\"https:\/\/www.homelight.com\/blog\/best-winter-home-improvement-projects\/\">winter season<\/a>, the financial differences between <a href=\"https:\/\/www.homelight.com\/blog\/buyer-rent-vs-buy\/\">renting and buying<\/a>, and other unexpected <a href=\"https:\/\/www.homelight.com\/blog\/most-common-regrets-homebuyers\/\">property costs and fees<\/a>.<\/p>\n<p>To help make the decision to buy a home in Chicago easier, we talked to <a href=\"https:\/\/www.homelight.com\/agents\/danielle-dowell-il-17006710900dd\">Danielle Dowell<\/a>, who has more than a decade of experience in Chicago real estate, and Michael Spaargaren, owner of <a href=\"https:\/\/firstchoiceinspectors.com\/\">First Choice Inspectors<\/a>, who has inspected just about every kind of oddity in Chicago housing. Chicago is known for its amazing architecture, and housing is no exception. The most classic types of Chicago houses that\u2019ll make you want to stick a \u201csold\u201d sign in the front yard include:<\/p>\n<ul>\n<li><b>The <\/b><a href=\"https:\/\/chicago.curbed.com\/2015\/9\/3\/9924658\/also-home-prints\"><b>Worker cottage<\/b><\/a><b>: <\/b><br \/>\nThe original Chicago home built as early as the 1830s reaches one-and-a-half stories. Adorned with ornate Greek Revival and Queen Anne styles, you can still find them in neighborhoods like Bucktown, Wicker Park, Ukrainian Village, and Pilsen.<\/li>\n<li><b>The <\/b><a href=\"https:\/\/www.architecture.org\/learn\/resources\/buildings-of-chicago\/building\/chicago-bungalow\/\"><b>bungalow<\/b><\/a><b>: <\/b><br \/>\nMaking up one-third of the city\u2019s single-family housing stock, the bungalow is one-and-a-half stories high, brick, and features street-facing verandas and concrete entry stairs. This popular housing is found in an arc four to seven miles from downtown, creating the \u201cBungalow Belt.\u201d<\/li>\n<li><b>The <\/b><a href=\"https:\/\/www.architecture.org\/news\/happening-caf\/the-tale-of-the-chicago-two-flat\/\"><b>frame two-flat<\/b><\/a><b>: <\/b><br \/>\nUnique to Chicago and emerging in popularity in the early 1900s, the two-flat makes up more than 30% of Chicago\u2019s housing stock. With an apartment on each floor, landlords tend to rent out one while living in the other. More than <a href=\"https:\/\/blockclubchicago.org\/2019\/02\/18\/wait-are-two-flats-only-a-chicago-thing-why-we-remain-obsessed-with-the-uniquely-chicago-home-after-a-century\/\">60% of the housing stock<\/a> in Little Village, Brighton Park, and West Garfield Park is made up of two-flats.<\/li>\n<li><b>The <\/b><a href=\"https:\/\/www.curbed.com\/2016\/6\/2\/11833698\/brownstone-greystone-chicago-new-york-city\"><b>Chicago greystone<\/b><\/a><b>: <\/b><br \/>\nLike the New York brownstone, these are built as single-family and multi-family buildings with a distinct limestone facade. Named for the color, greystones are found in neighborhoods like North Lawndale, Woodlawn, and Lakeview.<\/li>\n<\/ul>\n<h2>Know what budget works for you in Chicago<\/h2>\n<p>When you think of your ideal house, you probably have a long wish list in mind. A front yard with a fence&#8230; Three bedrooms, no make that four\u2026 Browsing houses in Chicago can be fun when you\u2019re window shopping. Before any of that can happen, you\u2019ll need to <a href=\"https:\/\/www.homelight.com\/how-much-house-can-i-afford\">plan a budget<\/a> to buy a house in Chicago.<\/p>\n<p>\u201cThe best part about Chicago is that it&#8217;s very cost-efficient when you look at really large cities,\u201d says Dowell.<\/p>\n<blockquote><p>\u201cWhen you get into other cities that are our size, the cost of real estate\u2019s much higher.\u201d<\/p><\/blockquote>\n<p>Buying a house in Chicago is more affordable than living in places like Los Angeles or New York City. AreaVibes estimates median <a href=\"https:\/\/www.areavibes.com\/chicago-il\/real-estate\/\">real estate prices<\/a> in Chicago at $225,200. <a href=\"https:\/\/www.attomdata.com\/news\/most-recent\/attom-data-solutions-2019-rental-affordability-report\/\">Renting is more affordable than buying a house in Chicago<\/a>, too, but not by much, according to a report from Attom Data Solutions.<\/p>\n<p>You should also factor property taxes into your budget. You can easily find those using an <a href=\"https:\/\/smartasset.com\/taxes\/illinois-property-tax-calculator\">Illinois Property Tax Calculator<\/a> like SmartAsset. Unfortunately, property taxes are high in Chicago, and Illinois has the <a href=\"https:\/\/www.kiplinger.com\/tool\/taxes\/T055-S001-kiplinger-tax-map\/index.php?map=&amp;state_id=14&amp;state=Illinois\">second-highest property taxes in the nation<\/a>, according to Kiplinger. That\u2019s why when <a href=\"https:\/\/www.homelight.com\/blog\/difference-between-mortgage-prequalification-preapproval\/\">mortgage rates<\/a> are lower, you\u2019ll want to jump on those to afford more house for the same monthly payment.<\/p>\n<p>And in any city, but especially Chicago, you don\u2019t want <a href=\"https:\/\/www.bankrate.com\/mortgages\/homebuyers-survey-february-2019\/\">unexpected maintenance or hidden costs<\/a> surprising you.<\/p>\n<p>In addition to surviving the winter season (with temps as low as -23\u00b0) with a <a href=\"https:\/\/www.mrhandyman.com\/tips-ideas\/checklists-resources\/winter-maintenance\/\">wintertime home maintenance checklist<\/a>, you should be aware of the costs for furnace and ducts, chimney, pipes, and gutters.<\/p>\n<p>You\u2019ll need to replace the batteries in smoke alarms and carbon monoxide detectors a couple of times a year, as recommended by the <a href=\"https:\/\/www.usafireprotectioninc.com\/\">United States Alliance Fire Protection<\/a>. That\u2019s especially important during the winter months when windows are closed and furnaces and fireplaces are working overtime.<\/p>\n<p>A great step you could also take when looking to knock down costs and save money is understanding your future home\u2019s energy usage with a <a href=\"https:\/\/www.energy.gov\/energysaver\/weatherize\/home-energy-audits\">home energy audit<\/a>. You can do a self-assessment or even find a <a href=\"https:\/\/www.energy.gov\/energysaver\/home-energy-audits\/professional-home-energy-audits\">professional home energy auditor<\/a> who\u2019ll do room-by-room examinations.<\/p>\n<h2>Be prepared and expect the unexpected<\/h2>\n<p>You know how they say \u201cit\u2019s better to be safe than sorry\u201d? Well, that\u2019s also good advice to take before moving into your new home. <a href=\"https:\/\/www.homelight.com\/blog\/how-home-inspection-works\/\">Home inspectors<\/a> are the extra set of eyes and hands you\u2019ll need when buying a house in Chicago. When you need qualified professionals to inspect the home, they\u2019re the ones who can properly review and verify that everything is in good condition.<\/p>\n<p>Spaargaren, owner of a 5-star home inspection company in Chicago, recommends getting a sewer scope of the main sewer lateral, plus <a href=\"https:\/\/www.homelight.com\/blog\/pest-inspection-before-closing\/\">termite<\/a> and <a href=\"https:\/\/www.homelight.com\/blog\/is-it-hard-to-sell-a-house-with-radon\/\">radon inspections<\/a>.<\/p>\n<p>Checking for mold and asbestos is another good idea. New homeowners in Chicago should also look out for, \u201cPoorly installed electrical, mold due to leaks, and damaged roofs from hail storms,\u201d says Spaargaren.<\/p>\n<p>\u201cRed flags should be rehabs performed without any permits or done by a homeowner,\u201d Spaargaren adds. \u201cMake sure your home inspector carries E&amp;O (errors and omissions) insurance and has several years&#8217; experience.\u201d<\/p>\n<p>A thorough home inspection can be reassuring before you buy a house in Chicago. The <a href=\"https:\/\/livabilityindex.aarp.org\/\">AARP Livability Index<\/a> accesses seven categories to decide the scores: housing, neighborhood, transportation, environment, health, engagement, and opportunity. You can use this tool to find out your future neighborhood\u2019s scores.<\/p>\n<p>\u201cAll the areas are different from what you\u2019d expect,\u201d explains Dowell. \u201cIt\u2019s kind of like personalities. Downtown is going to have most of your high rises \u2014 River North, Gold Coast Area, Streeterville.<\/p>\n<p>\u201cA really hot and hip area no matter what the architecture is, technically, is West Side. Logan Square, Wicker Park, Bucktown, Humboldt Park \u2014 those have really gained a lot of popularity.\u201d<\/p>\n<p><a href=\"https:\/\/www.choosechicago.com\/neighborhoods\/streeterville\/\"><b>Streeterville<\/b><\/a> is home to the Museum of Contemporary Art, beaches, and bars. It also features <a href=\"https:\/\/navypier.org\/\">Navy Pier<\/a>, a magical spot from summer to winter where you can enjoy incredible views from the year-round Centennial Wheel.<\/p>\n<p><a href=\"https:\/\/www.choosechicago.com\/neighborhoods\/logan-square\/\"><b>Logan Square<\/b><\/a> is another historic neighborhood located on the northwest side of Chicago. This community boasts artists, musicians, and Logan Boulevard lined with limestone houses leading to the Illinois Centennial Monument, which was created by the architect of the Lincoln Memorial in Washington D.C.<\/p>\n<p><a href=\"https:\/\/www.choosechicago.com\/neighborhoods\/humboldt-park\/\"><b>Humboldt Park<\/b><\/a> is on the West Side of Chicago. Here you can visit the National Museum of Puerto Rican Arts and Culture, view the annual Puerto Rican Parade, and walk through roses in the Jens Jensen Formal Garden. You can even paddle through the lagoon on a giant swan paddle boat from the boathouse.<\/p>\n<p><a href=\"https:\/\/www.choosechicago.com\/neighborhoods\/wicker-park-bucktown\/\"><b>Wicker Park and Bucktown<\/b><\/a> are artsy neighborhoods with unique shops, trendy eats, and late-night dives. The 606, a repurposed rail line, shows an elevated view of the above neighborhoods in Chicago. It\u2019s also home to some of the best indie music venues, clubs, and speakeasies.<\/p>\n<p><a href=\"https:\/\/www.choosechicago.com\/neighborhoods\/river-north\/\"><b>River North<\/b><\/a>, located on the Near North Side, is a popular and affluent neighborhood full of luxe bars, eateries, and art galleries. This <a href=\"https:\/\/www.timeout.com\/chicago\/things-to-do\/the-best-attractions-and-things-to-do-in-river-north-and-streeterville\">neighborhood<\/a> even includes the House of Blues, Museum of Contemporary Art, and Merchandise Mart, the largest LEED-EB (Leadership in Energy and Environmental and Design for Existing Buildings) in the world.<\/p>\n<p>The <a href=\"https:\/\/en.wikipedia.org\/wiki\/Gold_Coast_Historic_District_(Chicago)\"><b>Gold Coast<\/b><\/a> neighborhood grew in the wake of the Great Chicago Fire when millionaire Potter Palmer built the Palmer Mansion, a 42-room castle.
