He was about to put a new home on the market and wanted to make a listing video to promote it online. The home was nice enough, but nothing about it really stood out. It was like a lot of the homes in the neighborhood.<\/p>\n<p>Then he found something unusual: a tiny desk and office underneath the stairs. <a href=\"https:\/\/www.homelight.com\/agents\/timothy-macy-tx-657759\">Macy<\/a>, a top agent with RockHouse Realty Group at eXp Realty in San Antonio who was recently named a <a href=\"https:\/\/bombbomb.com\/videoinfluencers\/\">2019 BombBomb Real Estate Video Influencer<\/a>, had the hook he needed to create a better listing video.<\/p>\n<p><iframe style=\"border: none; overflow: hidden;\" src=\"https:\/\/www.facebook.com\/plugins\/video.php?href=https%3A%2F%2Fwww.facebook.com%2Ftimmacyrealestate%2Fvideos%2F2395083794077947%2F&amp;show_text=1&amp;width=560\" width=\"560\" height=\"470\" frameborder=\"0\" scrolling=\"no\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p>\u201c<a href=\"https:\/\/www.facebook.com\/timmacyrealestate\/videos\/2395083794077947\/\">In the video<\/a> I say, <i>\u2018Check out this house because it has this Harry Potter room\u2019<\/i> and one of the first shots is me sitting in the room and my daughter opening the door. It\u2019s so engaging and that gave it a little boost and more exposure.\u201d<\/p>\n<p>Problem solved.<\/p>\n<p>That kind of creativity is a must when you think about how much video people watch online. YouTube says we watch <a href=\"https:\/\/www.cnbc.com\/2017\/02\/27\/youtube-viewers-reportedly-watch-1-billion-hours-of-videos-a-day--us-tv-viewers-watch-125-billion-and-dropping.html\">more than one <i>billion<\/i> hours of video<\/a> every day. And when it comes to Facebook, <a href=\"https:\/\/www.emarketer.com\/content\/social-video-ad-spending-will-grow-44-by-2021\">60% of Americans who watch digital video<\/a> do so on Facebook. Instagram says <a href=\"https:\/\/instagram-press.com\/our-story\/\">more than 500 million users watch video<\/a> on Instagram Stories every day.<\/p>\n<p>But most real estate agents aren\u2019t taking advantage of video. In the National Association of Realtors\u2019 <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/highlights-from-the-profile-of-home-buyers-and-sellers\">2019 Profile of Home Buyers and Sellers<\/a>, only 10 percent of sellers reported that their agent used video to market their home.<\/p>\n<p>\u201cVideo is no longer the next thing; it&#8217;s the now thing,\u201d Macy says. \u201cIf you&#8217;re not doing it for your listings, you&#8217;re doing yourself and your clients a disservice.\u201d<\/p>\n<p>The good news is that it\u2019s never too late to start making videos for your listings. Your first decision: hire a videographer or do it yourself?<\/h2>\n<p><a href=\"https:\/\/www.ryansnaadt.com\/\">Ryan Snaadt<\/a>, an Iowa-based real estate videographer who also trains aspiring video professionals, says it takes him a couple of hours to create a high-quality real estate listing video; he charges clients $750 and up per video. The final cost depends on a number of factors such as the home\u2019s size and listing price. The length of the video you want (see below for more on that) and even where you\u2019re located can also impact your costs.<\/p>\n<p>In informal conversations, several agents and videographers told us that a typical 2-3 minute listing video should cost between $300 and $1,000, but you may come across fees as high as $2,000 to $3,000. Bottom line: get quotes from several videographers to learn the current rates in your area.<\/p>\n<p>Not sure how or where to find a videographer? Try these ideas:<\/p>\n<ul>\n<li>Ask other agents for recommendations<\/li>\n<li>Reach out to eager students in the film\/video department at your local college or university<\/li>\n<li>Search web sites like <a href=\"https:\/\/www.upwork.com\/\">Upwork.com<\/a>, <a href=\"https:\/\/www.thumbtack.com\/\">Thumbtack.com<\/a> and <a href=\"https:\/\/www.freelancer.com\/\">Freelancer.com<\/a><\/li>\n<li>If those sites don\u2019t have enough choices in your area, check wedding website <a href=\"https:\/\/www.theknot.com\/marketplace\/wedding-videographers\">TheKnot.com<\/a> &#8212; many video pros advertise themselves primarily to brides and grooms<\/li>\n<\/ul>\n<p>Not all agents can afford to hire a videographer, especially if you\u2019re selling a lower-priced home. If you don\u2019t have the budget to hire a pro for all of your listing videos, there\u2019s nothing wrong with the do-it-yourself approach. \u201cYou can also shoot a fun video on your iPhone and be creative,\u201d says Snaadt.<\/p>\n<p>A simple, inexpensive gear list for the do-it-yourself real estate agent might include:<\/p>\n<ul>\n<li><b>Camera:<\/b> your smartphone, especially if it\u2019s the latest model<\/li>\n<li><b>Microphone:<\/b> <a href=\"https:\/\/www.amazon.com\/dp\/B016C4ZG74\/\">Pop voice lavalier microphone<\/a> (currently $13)<\/li>\n<li><b>Tripod:<\/b> <a href=\"https:\/\/www.amazon.com\/UBeesize-TR60-Lightweight-Bluetooth-Compatible\/dp\/B07QCRL3HQ\">UBeesize 5-foot tripod with smartphone mount<\/a> (currently $35)<\/li>\n<li><b>Lighting:<\/b> not needed, use natural light (more on this below)<\/li>\n<li><b>Editing software:<\/b> <a href=\"https:\/\/www.apple.com\/imovie\/\">iMovie<\/a> (included with Apple devices) or <a href=\"https:\/\/www.apple.com\/final-cut-pro\/\">Final Cut Pro X<\/a> (Mac\/$300), <a href=\"https:\/\/www.adobe.com\/products\/premiere.html\">Adobe Premiere<\/a> (Mac &amp; Windows\/$21 per month), <a href=\"https:\/\/www.blackmagicdesign.com\/products\/davinciresolve\/\">DaVinci Resolve<\/a> (Mac &amp; Windows\/free version or $300)<\/li>\n<\/ul>\n<p>Macy often records a lot of video content on his iPhone 11 Pro Max. \u201cI\u2019ll shoot a selfie of me out in front of the house and say, <i>\u2018Hey, it&#8217;s Tim. I&#8217;m at 123 Main Street and I want you to check out this house because it has an unbelievable kitchen and it\u2019s just been renovated.<\/i>\u2019\u201d<\/p>\n<h2>2.) Don\u2019t just start shooting. A great listing video begins with a plan.<\/h2>\n<p>If you\u2019re hiring a professional, Macy says you should give the videographer <i>specific<\/i> examples of what you want your video to look like. \u201cInclude the fact that you want it to be at this pace, with this type of music and with these type of shots,\u201d he says.<\/p>\n<blockquote><p>\u201cYou&#8217;ve given them a guide and something to go by and you&#8217;ll tend to be happier with the results you get back.\u201d<\/p><\/blockquote>\n<p>If you\u2019re making the video yourself, this isn\u2019t the time to whip out your phone and record with no focus. A D-I-Y video shoot should begin with preparation like this:<\/p>\n<ul>\n<li><b>Scout the home inside and out.<\/b> Look for unique features that you want to highlight, like Macy did with the \u201cHarry Potter room.\u201d Do this at different times of day, so that you can&#8230;<\/li>\n<li>\u2026 <b>decide on the best time of day to shoot your video.<\/b> As you scout the home, look at the natural lighting and shadows in each room. Harsh sunlight can make a room and home look less appealing, which is exactly what you <i>don\u2019t<\/i> want to do.<\/li>\n<li><b>Make a list of shots you want to get.<\/b> Think about the shot(s) that will capture attention in the first five seconds of your video and convince viewers to keep watching. If the home looks particularly beautiful in the soft light of a sunrise or sunset, that might be a perfect opening scene.<\/li>\n<\/ul>\n<p>On that last point, if you don\u2019t know what shots you want in your video, watch other listing videos on YouTube for inspiration. Don\u2019t copy another agent\u2019s style exactly, but pick and choose the shots and styles you like to create a listing video that fits you and the homes you sell.<\/p>\n<h2>3.) Make a listing video for every home you sell.<\/h2>\n<p>Listing videos are great for showcasing million-dollar homes, but agents should make listing videos for homes in all price points.<\/p>\n<p>\u201cObviously luxury videos are fun because everybody likes to dream about living in one of those, but what if you made a video about a fantastic house that&#8217;s less than $200,000?\u201d says Macy. \u201cYou can talk about how great of an affordable home it is and show how close it is to the park.\u201d<\/p>\n<p>Think of it this way: You write a listing description for every home, not just your high-end properties. It\u2019s the same way with listing videos. \u201cEvery house has a story,\u201d Macy says. \u201cEvery house has <i>something<\/i>.\u201d<\/p>\n<h2>4.) Put yourself in every listing video so viewers get to know you.<\/h2>\n<p>Many home listing videos consist of music and video shots of the home\u2019s interior and exterior. That\u2019s it. Effective? Maybe. \u201cBut when you have people in a video it&#8217;s more engaging,\u201d says Macy. \u201cAnd if your content is not engaging, it\u2019s going to disappear and nobody\u2019s going to watch it.\u201d<\/p>\n<p>In one of his own videos, Macy jumped on a scooter and recorded his two-minute ride through San Antonio to the home he had listed for sale.<\/p>\n<p><iframe src=\"https:\/\/www.youtube.com\/embed\/rP0lsZNNBqU?rel=0\" width=\"560\" height=\"315\" frameborder=\"0\" allowfullscreen=\"allowfullscreen\"><span data-mce-type=\"bookmark\" style=\"display: inline-block; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\">\ufeff<\/span><span data-mce-type=\"bookmark\" style=\"display: inline-block; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\">\ufeff<\/span><span data-mce-type=\"bookmark\" style=\"display: inline-block; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\">\ufeff<\/span><\/iframe><\/p>\n<p>\u201cSome people would say, \u2018Why don\u2019t you focus on the house instead of riding a scooter down the street? Well, if I just did that, nobody would see it. But since I jumped on a scooter and went by local restaurants, more people watched and more people saw the house,\u201d Macy says.<\/p>\n<p>A listing video isn\u2019t just about selling the home; it\u2019s also a way to introduce yourself to potential clients. Put yourself in every listing video, even if it\u2019s just a spoken intro and outro. \u201cI see agents that put out a ton of listing videos that they&#8217;re not in and people aren&#8217;t getting to know that agent,\u201d Macy says.<\/p>\n<h2>5.) Match the music to the mood of the home.<\/h2>\n<p>You\u2019re making a video, but don\u2019t overlook the audio. Along with beautiful visuals, the right soundtrack will help buyers get a sense of what it would be like to live in the home. If it were a snow-covered cabin in the woods, you would look for music that is more rustic and fits the style of the home. [The video below] would be more of that &#8216;rustic&#8217; example with acoustic spunky music.\u201d<\/p>\n<p><iframe src=\"https:\/\/www.youtube.com\/embed\/ZsqBIAMXG9I?rel=0\" width=\"560\" height=\"315\" frameborder=\"0\" allowfullscreen=\"allowfullscreen\"><span data-mce-type=\"bookmark\" style=\"display: inline-block; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\">\ufeff<\/span><\/iframe><\/p>\n<p>One agent sent Snaadt a very confusing listing video that she created to sell a high-end, million-dollar castle. \u201cIt was so fast-cutting and the music was high intensity,\u201d he says. \u201cSometimes you get lost in the creative and forget the strategy, which is to entice people who want to come to see the home.\u201d<\/p>\n<h2>6.) Don\u2019t worry about how long the video is; worry about how great it is.<\/h2>\n<p>Look around on YouTube and you\u2019ll find listing videos that run the gamut from really short to really long. Have you ever seen a 37-minute long listing video? <a href=\"https:\/\/www.youtube.com\/watch?v=1nUywjnlwWk\">Here\u2019s one<\/a>.<\/p>\n<p><iframe src=\"https:\/\/www.youtube.com\/embed\/1nUywjnlwWk?rel=0\" width=\"560\" height=\"315\" frameborder=\"0\" allowfullscreen=\"allowfullscreen\"><span data-mce-type=\"bookmark\" style=\"display: inline-block; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\">\ufeff<\/span><\/iframe><\/p>\n<p>More common is a video <a href=\"https:\/\/www.youtube.com\/watch?v=ikYFkUSvaVA\">like this one<\/a> that runs slightly more than three minutes.<\/p>\n<p><iframe src=\"https:\/\/www.youtube.com\/embed\/ikYFkUSvaVA?rel=0\" width=\"560\" height=\"315\" frameborder=\"0\" allowfullscreen=\"allowfullscreen\"><span data-mce-type=\"bookmark\" style=\"display: inline-block; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\">\ufeff<\/span><\/iframe><\/p>\n<p>And <a href=\"https:\/\/www.youtube.com\/watch?v=DHsJciQwsWE\">here\u2019s one<\/a> that runs about 14 minutes.<\/p>\n<p><iframe src=\"https:\/\/www.youtube.com\/embed\/DHsJciQwsWE?rel=0\" width=\"560\" height=\"315\" frameborder=\"0\" allowfullscreen=\"allowfullscreen\"><span data-mce-type=\"bookmark\" style=\"display: inline-block; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\">\ufeff<\/span><\/iframe><\/p>\n<p>\u201cThere\u2019s no such thing as a perfect length, as long as it&#8217;s entertaining and engaging,\u201d says Macy.<\/p>\n<p>Macy explains that you\u2019ll know the right length for your listing video when you\u2019re editing it. \u201cSay you\u2019ve got your daughter who has a puppy in the video because it&#8217;s a vacant listing and that makes it more fun. You get the shots, put the video together and feel like you&#8217;ve got a minute and 20 seconds of real entertaining stuff, so the video is one minute and 20 seconds. Use a drone, but don\u2019t overdo it.<\/h2>\n<p>In the past, real estate agents might rent a helicopter in order to capture aerial views of a special property. Today, many agents use a drone to capture that magical view above tree-level, and that footage often becomes the opening or closing shot of a listing video. Drone shots are also used to show potential buyers the home in the context of the neighborhood. For example, you can show how close the home is to parks, schools, and shopping centers.<\/p>\n<p>Drone footage can be captivating, but Macy urges agents to be careful. \u201cDrone shots are a powerful tool, but don&#8217;t fall in love with them or overuse them,\u201d he says. \u201cWe [agents] think they&#8217;re so cool that we end up doing [a long] drone shot and you lose everybody&#8217;s attention.\u201d<\/p>\n<p>Drones can range in price from about $50 to $2,000 or more. Agents in the ~5,900-member <a href=\"https:\/\/www.facebook.com\/groups\/977519169074873\/\">RE TV Facebook group<\/a> often recommend DJI drones, but you\u2019ll have plenty of options if you decide to buy one. There are a number of real estate drone buying guides online <a href=\"https:\/\/www.dronesglobe.com\/guide\/real-estate\/\">like this one from DronesGlobe.com<\/a>.<\/p>\n<p>If you\u2019re planning to fly a drone to get footage for your listing videos, be aware of the Federal Aviation Administration\u2019s <a href=\"https:\/\/www.faa.gov\/uas\/\">drone rules and registration requirements<\/a>. The FAA has also partnered with a couple industry organizations on an education campaign called <a href=\"https:\/\/knowbeforeyoufly.org\/\">Know Before You Fly<\/a>, which explains how to fly drones safely. And speaking of safety, the Insurance Information Institute warns that <a href=\"https:\/\/www.iii.org\/article\/drones-and-insurance\">commercial drone use isn\u2019t covered by personal insurance policies<\/a>, so you should contact your insurance provider to see what coverage is needed. Accidents can happen, especially if you\u2019re new to flying drones.<\/p>\n<h2>8.) Focus on building your audience and giving them value.<\/h2>\n<p>Your immediate goal with listing videos is to sell homes, but there\u2019s an equally important long-term goal: building an audience of viewers that will see and engage with you and your videos in the future.<\/p>\n<p>Macy brings up a hypothetical scenario where two agents are competing to sell a home.<\/p>\n<p>\u201cOne of them has an audience on social media that knows, likes, trusts and follows them. The other agent doesn&#8217;t.\u201d In that situation, Macy says the first agent \u201ccan make a listing video that&#8217;s not as good, but that video is going to do better than the video\u201d from the agent that doesn\u2019t have an audience. In other words, you can make the best listing videos in your market, but what good is it if you don\u2019t have an audience to watch it?<\/p>\n<p>Snaadt says a great listing video is about connecting with viewers. He\u2019s seen real estate agents hire a video team with the specific hope that the listing video would go viral. \u201cIf all you\u2019re trying to do is create a video to go viral, you don\u2019t understand the point about content marketing.
