Not taupe! Not gray!<\/p>\n<p>Green.<\/p>\n<p>\u201cFive years ago I probably would have been fired,\u201d she jokes. But today, the idea that your whole home has to be neutral is one that many home staging experts are tired of hearing. \u201cIt&#8217;s important to have character,\u201d she says.<\/p>\n<p>So how do you incorporate color safely when staging your home? At what point does neutral become more harmful than helpful? What\u2019s the Pantone color of the year again?<\/i> Good news: It doesn\u2019t matter when you\u2019re staging your home to sell it.<\/p>\n<p>While you want to impress buyers, reading up on the most popular design styles isn\u2019t the way to do it. Don\u2019t risk alienating people because your home is filled with barn doors and the faux shiplap that\u2019s all over Pinterest.<\/p>\n<p>According to Sara Barnes, a <a href=\"https:\/\/www.simplystaging.com\/\">coveted home stager<\/a> on the West Coast whose work has appeared on shows like <i>Desert Flippers<\/i> and <i>My Lottery Dream Home<\/i> \u2014 <a href=\"https:\/\/www.homelight.com\/blog\/interior-design-home-staging-difference\/\">staging your home is not the same as interior decorating<\/a>. Interior decorating is striving for specific styles (think shabby chic, beachy, or industrial), whereas home staging means giving the home just enough personality without pigeonholing it into a specific aesthetic.<\/p>\n<p>Your safest bet is what\u2019s known as transitional style. It\u2019s not too trendy, it\u2019s not too traditional\u2026 it\u2019s somewhere in the middle.<\/p>\n<p>\u201cTransitional style gives you that ability to bridge the gap between trendy and traditional,\u201d Chrissis echoes.<\/p>\n<p>According to Barnes, there are a few basics tips to achieving the look:<\/p>\n<ol>\n<li>Add modern pillows to existing sofas and chairs (like <a href=\"https:\/\/www.westelm.com\/products\/cut-velvet-archways-pillow-covers-t5153\/?pkey=s%7Cthrow%20pillows%7C137\">these from West Elm<\/a>). Mix and match patterns and textures.<\/li>\n<li>Use rugs in each room to define the space.<\/li>\n<li>Incorporate abstract art that\u2019s not too personal but adds color and texture to the walls. Here\u2019s an <a href=\"https:\/\/www.target.com\/p\/set-of-2-16-34-x20-34-foil-abstract-canvas-framed-arts-threshold-8482\/-\/A-90075847#lnk\">affordable example<\/a> from Target.<\/li>\n<\/ol>\n<h2>Mistake #2: Neutral overload<\/h2>\n<p>True: Making the home feel light, airy, and somewhat neutral is crucial. But it\u2019s also possible to go so far in the direction of bland, boring, and sterile that your home lacks personality and life. Contrary to popular belief, you don\u2019t have to be afraid of color!<\/p>\n<p>If you have a bigger living area with a lot of natural light and high ceilings, you have some creative breathing room to add a focal wall. Barnes recalls a dark navy wall she recently painted for a client. \u201cIt turned out stunning,\u201d she says.<\/p>\n<p>But she doesn\u2019t recommend it for small rooms with low ceilings or bungalow-style homes. That\u2019s when it becomes a risky trick, and it can make the room feel small, dark, and closed-in. Look up. Your ceiling may also benefit from a fresh coat of white.<\/p>\n<p>Here are a few wall-color recommendations:<\/p>\n<ol>\n<li><a href=\"https:\/\/www.benjaminmoore.com\/en-us\/color-overview\/find-your-color\/color\/hc-172\/revere-pewter?color=HC-172\">Revere Pewter by Benjamin Moore<\/a><\/li>\n<li><a href=\"https:\/\/www.sherwin-williams.com\/homeowners\/color\/find-and-explore-colors\/paint-colors-by-family\/SW7016-mindful-gray#\/7016\/?s=coordinatingColors&amp;p=PS0\">Mindful Gray by Sherwin Williams<\/a><\/li>\n<li><a href=\"https:\/\/www.sherwin-williams.com\/homeowners\/color\/find-and-explore-colors\/paint-colors-by-family\/SW9173-shiitake#\/9173\/?s=coordinatingColors&amp;p=PS0\">Shiitake by Sherwin Williams<\/a><\/li>\n<\/ol>\n<p>You can find more <a href=\"https:\/\/www.homelight.com\/blog\/home-staging-paint-colors\/\">home staging interior paint ideas from HomeLight\u2019s guide to neutral (but never boring) colors<\/a>!<\/p>\n<h2>Mistake #4: Rooms that feel like dungeons<\/h2>\n<p>Shades open, lamps on, rooms lit \u2014 there\u2019s power in showing your house with lots of light. \u201cGetting the lighting right is a big deal,\u201d says <a href=\"https:\/\/www.homelight.com\/agents\/brooks-bailey-ca-01892672\">Brooks Bailey<\/a>, a top listing agent in Redlands, California. Here\u2019s how to do it:<\/p>\n<h3>1. Take down heavy or dark-colored window treatments.<\/h3>\n<p>Bulky fabrics, draped tassels, and anything that blocks light needs to go. But you also don\u2019t want the window to look bare. Stick to light and translucent curtains that accent your window but don\u2019t block light.<\/p>\n<h3>2. Count the number of lights in each room.<\/h3>\n<p>Add a light source in any space where you have fewer than four lights. This can include lamps, the number of recessed lights, and sconces.<\/p>\n<h3>3. Use cool LED lights, not warm ones.<\/h3>\n<p>Michelle Minch, an award-winning home stager, <a href=\"https:\/\/www.movingmountainsdesign.com\/the-best-light-bulbs-when-selling-a-home\/\">swears by soft or warm LED white bulbs<\/a> with about 3,000 Kelvins and no less than 800 lumens. Notice how the furniture sits a few feet from the walls to give way to big windows and natural light, and to create walkways.<\/p>\n<p>Chrissis cautions that you should always be thinking about how the room will photograph and show at an open house.<\/p>\n<p>While you may not want furniture hiding in corners, you also don\u2019t want large pieces of furniture becoming a barrier.<\/p>\n<p>\u201cNow you have a traffic flow problem at an open house,\u201d she says. \u201cPeople say, well, \u2018I can&#8217;t entertain here. If this is a log jam, what am I going to do at Thanksgiving?\u2019\u201d<\/p>\n<p>Here are a few steps to playing with furniture arrangement:<\/p>\n<ol>\n<li>Start with a rug in the center of your room to define the space. Experiment with furniture arrangements around that to create conversation areas.<\/li>\n<li>Consider where your agent will stand to shoot your listing photos. Make sure the furniture won\u2019t hog the photo at those angles.<\/li>\n<li>Consider how people will move through the space during a showing or open house. Remove chairs or other large pieces that disrupt the flow.<\/li>\n<\/ol>\n<h2>Mistake #6: Your big comfy couch<\/h2>\n<p>Even if you love your couch and it jives with the transitional style you\u2019re going for, if it\u2019s too large, it will make your room look smaller. (Keep in mind, this works the other way, too.)<\/p>\n<p>\u201cOddly enough, a bigger room will appear smaller without furniture,\u201d says Barnes.<\/p>\n<p>So if your home is vacant, hire someone to stage those important rooms. According to HomeLight\u2019s <a href=\"https:\/\/www.homelight.com\/content\/homelight-top-agent-insights-report.pdf\">Top Agent Insights report<\/a>, nearly 90% of agents said the living room takes precedence when they stage a home. Vying for second and third, roughly 65% of agents were most likely to stage the kitchen, while 60% put their stock in the bedrooms.<\/p>\n<p>According to HomeAdvisor, the national <a href=\"https:\/\/www.homeadvisor.com\/cost\/home-design-and-decor\/hire-a-decorator-for-staging-a-home\/\">average cost to stage your home<\/a> is about $1,000 \u2014 an investment, sure, but staging costs are also tax deductible (in a sense).<\/p>\n<p>You can\u2019t write them off the way you would your mortgage interest. However, staging costs can be subtracted from the sale price, similar to the commission you pay to your agent \u2014 which affects the final dollar amount of capital gains you\u2019re taxed on (read a whole <a href=\"https:\/\/claudiajacobsdesigns.com\/are-home-staging-costs-tax-deductible\/\">blog post about it here<\/a>). People may see the fancy dress as a cover for bad hygiene. The same thing goes with a neglected yard.<\/p>\n<p>It ruins the peace of mind that you\u2019ve taken care of your home, no matter how nice all the finishing touches look inside.<\/p>\n<p>When your yard is clean-cut, it shows that you\u2019re taking care of your house. \u201cBuyers think, \u2018OK, they\u2019re on top of stuff out here,\u2019\u201d says Bailey. Here are a few ways to stage outdoor areas, aside from basic lawn maintenance and pulling weeds.<\/p>\n<ol>\n<li>Set up a bistro table and chairs with a cute centerpiece \u2014 <a href=\"https:\/\/www.bhg.com\/party\/birthday\/themes\/pretty-outdoor-centerpieces-and-table-accents\/\">like these<\/a> ideas from Better Homes &amp; Gardens.<\/li>\n<li>Use string lights to define cozy sitting areas.<\/li>\n<li>Top potted plants with <a href=\"https:\/\/www.homedepot.com\/p\/2-cu-ft-Cedar-Mulch-52058060\/100598806\">cedar bark<\/a> to make them more aesthetically appealing.<\/li>\n<\/ol>\n<h2>Mistake #8: You staged \u2014 but didn\u2019t clean up<\/h2>\n<p>\u201cPeople forget about the value of the smell of a clean home,\u201d says Barnes.<\/p>\n<p>No one is going to care about a well-designed room\u2026 if it has gross carpet and dusty shelves.<\/p>\n<p>So clean like you were hired to do it. Use HomeLight\u2019s <a href=\"https:\/\/www.homelight.com\/blog\/house-cleaning-checklist\/\">deep cleaning checklist<\/a> to make sure you don\u2019t miss a spot in the kitchen, baths, and bedrooms. Make sure your windows are sparkling and clear so they can let in lots of light. Deep clean those carpets and get out your hardwood floor polisher.<\/p>\n<p>Sweep and <a href=\"https:\/\/www.homelight.com\/blog\/diy-garage-updates\/\">organize the garage<\/a>, and remove any oil stains from the floors. And be sure to focus your cleaning efforts on the entryway (no fingerprints on the doorknob, remove cobwebs from any light fixtures) so that visitors have a great first impression.<\/p>\n<p>Just remember: your house has been good to you, so do it justice before you move on to make memories in a new space. You\u2019ve been on the other end of this equation, clicking through listing photos and passing judgment on which properties are worth seeing in person. Make sure your home makes the cut for potential buyers going through the process of elimination.
