Considering the <\/span><a href=\"https:\/\/www.homelight.com\/blog\/how-is-the-housing-market-right-now\/\"><span style=\"font-weight: 400;\">high costs of existing homes<\/span><\/a><span style=\"font-weight: 400;\"> and the lack of <\/span><a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-much-house-can-i-afford-rule-of-thumb\/\"><span style=\"font-weight: 400;\">affordable housing<\/span><\/a><span style=\"font-weight: 400;\"> in many areas, building new can seem very appealing. But you also have to wonder how sustainable the idea really is. cheaper to build or buy?<\/h2>\n<p>According to Arizona agent <a href=\"https:\/\/www.homelight.com\/agents\/gretchen-slaughter-az-gs276\">Gretchen Slaughter<\/a>, who works with 69% more single-family homes than other agents in her region, the answer is subject to a lot of different factors.<\/p>\n<p>\u201cThat\u2019s kind of a tricky question,\u201d she says. \u201cIt depends on your area and what\u2019s included in the builder\u2019s package. New construction might seem less expensive \u2014 but if, for example, it doesn\u2019t include <a href=\"https:\/\/www.homelight.com\/blog\/curb-appeal-guide\/\">landscaping<\/a>, and that\u2019s something you have to do yourself after closing, that can be expensive. A preowned home already has all that.\u201d<\/p>\n<p>In addition to extra expenses like landscaping, the overall timeline for buying an existing house is usually quicker. Depending on <a href=\"https:\/\/www.homelight.com\/blog\/what-home-inspectors-look-for\/\">inspections<\/a> and <a href=\"https:\/\/www.homelight.com\/blog\/what-does-contingent-mean-in-real-estate\/\">contingencies<\/a>, a standard home closing takes around <a href=\"https:\/\/www.icemortgagetechnology.com\/\">43 days<\/a> \u2014 as opposed to a new build, which can take upward of <a href=\"https:\/\/www.census.gov\/construction\/nrc\/pdf\/avg_starttocomp.pdf\">six months or more<\/a>, if you end up on a builder\u2019s waiting list. If you need to get into a place right away, it might make more sense to buy a preowned home.<\/p>\n<p><span style=\"font-weight: 400;\">Buying an existing house could be less expensive than building new if you can find a deal on a <\/span><a href=\"https:\/\/www.homelight.com\/blog\/how-to-sell-a-fixer-upper-house-fast\/\"><span style=\"font-weight: 400;\">fixer-upper<\/span><\/a><span style=\"font-weight: 400;\"> and put in some sweat equity. Keep in mind, however, that <\/span><a href=\"https:\/\/www.homelight.com\/blog\/which-renovations-increase-home-value\/\"><span style=\"font-weight: 400;\">renovating<\/span><\/a><span style=\"font-weight: 400;\"> a pre-owned home can also mean the headache of ending up with a house that <\/span><a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-does-as-is-mean\/\"><span style=\"font-weight: 400;\">needs more work<\/span><\/a><span style=\"font-weight: 400;\"> (and will cost more in repairs) than originally anticipated.<\/span><\/p>\n<p><a href=\"https:\/\/www.homelight.com\/blog\/buyer-new-construction-home-buying-process\/\">New builds<\/a> offer buyers what can be some heady incentives, such as being able to select your floor plan
