There\u2019s the now-retired <a href=\"https:\/\/www.seventeen.com\/beauty\/a10307436\/abercrombie-and-fitch-discontinuing-fierce-fragrance\/\">\u201cFierce\u201d signature scent<\/a> at every Abercrombie &amp; Fitch location, and yes, the swimwear department at <a href=\"https:\/\/healthland.time.com\/2013\/12\/16\/my-nose-made-me-buy-it-how-retailers-use-smell-and-other-tricks-to-get-you-to-spend-spend-spend\/\">Bloomingdale\u2019s does smell like coconuts<\/a>. Our <a href=\"https:\/\/www.homelight.com\/blog\/house-cleaning-checklist\/#pets\">exhaustive house cleaning checklist<\/a> can be a great resource.<\/p>\n<h2>Tip 2: Make it comfortable<\/h2>\n<p>Set your thermostat to between 68 and 70 degrees if you\u2019re still living on the property. Help buyers touring your home feel like they don\u2019t have to hurry to get back in their car.<\/p>\n<p>In the winter and fall, you want to make visitors feel comfortable enough to linger inside, ask questions, and really explore every feature your home has to offer.<\/p>\n<p>The longer a prospective buyer spends inside the listing, the better the odds they will remember it. So get that temperature set to the high 60s and light up the fireplace to help create a cozy atmosphere.<\/p>\n<p>During the spring or summer, consider opening windows and turning on ceiling fans. \u201cSmart thermostats are a great feature that can help a seller sell a home,\u201d DePauw adds.<\/p>\n<p>Being able to manipulate the temperature, lighting, and even the fireplace from afar can help a homeowner get ready for a showing with the push of a smartphone button. Also, \u201cHomebuyers love smart features, and this is a great way to show them off.\u201d As a matter of fact, <a href=\"https:\/\/www.forbes.com\/sites\/andrewarnold\/2018\/05\/28\/more-millennials-are-becoming-homeowners-but-do-they-want-smart-homes\/#7a715a1538f8\">70% of millennials prefer smart home features<\/a>.<\/p>\n<p>Also helpful? The more pleasant the aroma, the less buyers perceive the amount of time that\u2019s passed. And remember the amount of time people spend in the home is key to them falling in love with it.<\/p>\n<p>DePauw\u2019s secret weapon? Fresh-baked cookies.<\/p>\n<p>\u201cThey help mask existing smells, but also help make the house feel homey,\u201d he explains. \u201cIt\u2019s a nice gesture from the seller to a potential buyer.\u201d<\/p>\n<p>Other recommended scents? \u201cMister Clean or other cleaning products show a homeowner is careful to prepare the house for visitors, but stay away from <a href=\"https:\/\/www.goodhousekeeping.com\/home-products\/g703\/great-scented-cleaning-products\/?slide=1\">bleach or overpowering smells<\/a> that can be irritating and off-putting for buyers.\u201d<\/p>\n<p>DePauw recommends trying to remain as scent-neutral as possible, and to take it easy with the intensity of air freshener or plug-ins because they can be overwhelming for buyers. In summary: pass on the pumpkin spice and maybe focus on lavender instead.<\/p>\n<p>For <a href=\"https:\/\/www.homelight.com\/blog\/sell-house-with-pets\/\">sellers with pets<\/a>, DePauw recommends steam-cleaning carpets when the house gets prepped for the market, but also making sure every day that the cat litter box is clean; your dog toys and dishes should be stored away, and recruiting a neighbor to watch your pet during showings can be invaluable.<\/p>\n<p>For sellers who smoke, \u201cIt\u2019s going to be expensive to mask the smell,\u201d he notes. \u201cSo we try to be mindful of that.\u201d Painting helps, but to some extent, there\u2019s no masking the scent, just minimizing it. \u201cIf a client has a sensitive nose, they\u2019re going to know someone in the listing smokes.\u201d<\/p>\n<h2>Tip 4: Sounds to stage the home<\/h2>\n<p>Studies prove retailers who play soft music encourage shoppers to linger, while louder music has the opposite effect. Another benefit of soft music? It can drown out sub-optimal ambient noise, such as a highly-traveled road, nearby construction, or public transportation.<\/p>\n<p>Don\u2019t have a radio or a sound system? Most smart assistants like the <a href=\"https:\/\/www.amazon.com\/all-new-Echo\/dp\/B07R1CXKN7\">Amazon Echo<\/a> or the <a href=\"https:\/\/assistant.google.com\/platforms\/speakers\/#find-speakers\">Google Assistant<\/a> are capable of playing music services like <a href=\"https:\/\/www.pandora.com\/\">Pandora<\/a> or <a href=\"https:\/\/www.spotify.com\/us\/\">Spotify<\/a> for free.<\/p>\n<p>In addition to masking noises, make sure noise pollution is reduced by keeping the television turned off and, if you\u2019re on good terms with neighbors, suggesting they keep their dogs inside for the duration of the showings.<\/p>\n<p>Additional ideas? The sound of wind chimes from a front or back porch or water gurgling in a small water feature. The goal is to make the home feel like a tranquil, private oasis.<\/p>\n<h2>Tip 5: Let buyers experience a taste of home<\/h2>\n<p>Remember the fresh-baked cookies from Tip 3?<\/p>\n<p>\u201cAdd a note inviting buyers to taste the cookies, and place a flyer highlighting surrounding restaurants,\u201d DePauw recommends. \u201cWe have a system to generate restaurant and school suggestions, and we keep that flyer on the counter for potential buyers.\u201d<\/p>\n<p>Other ideas? Bottled water in the refrigerator, or offering single-serving containers of trail mix or gummy bears. While doing that, ensure light fixtures are clean and free of cobwebs, dust, or other debris.<\/p>\n<p>Also handy? Open the blinds or window treatments to let natural light in. If one room is darker than others, play with a combination of table, floor, and ceiling lights to illuminate or highlight the room\u2019s best features.<\/p>\n<p>In that same vein, DePauw suggests leaving out \u201cany information about <a href=\"https:\/\/www.homelight.com\/blog\/home-maintenance-records\/\">maintenance<\/a>, warranties, or existing permits for future projects.\u201d This adds value to the house.<\/p>\n<p>\u201c<a href=\"https:\/\/www.homelight.com\/blog\/organizing-paperwork\/\">Records in a binder<\/a> or a spreadsheet detailing maintenance, existing warranties, or vendors used for certain services are a value-add to the house because it implies the house has been maintained by a detail-oriented owner who probably took care of every problem that ever arose,\u201d DePauw says.<\/p>\n<p>When it comes to <a href=\"https:\/\/www.homelight.com\/blog\/home-staging-tips-first-timers\/\">staging<\/a>, DePauw admits he\u2019s not an HGTV-style agent: \u201cInterior design is so subjective, and I don\u2019t want to insult someone.
