That\u2019s why it\u2019s rare for people to go this route.<\/p>\n<p>To help you determine if FSBO will work for you, we\u2019ve researched the greatest challenges that stand between sellers and their top sale price so you can see if you have what it takes. You have laser-point precision with your pricing.<\/h2>\n<p>For FSBO to really work, it\u2019s essential to price your home at or slightly below market value. Listing price is the most influential factor for the speed and sale price your home sells for. Without a real estate agent at your side, you\u2019re on your own for finding the sale price of <a href=\"https:\/\/www.homelight.com\/blog\/house-comps\/\">comparable homes<\/a> (listing prices don\u2019t count!).<\/p>\n<h3>Price too low and you leave money on the table<\/h3>\n<p>If you play it on the safe side and price your home on the low end of your estimated home value range, then you could miss out on thousands to tens of thousands of dollars. Nailing an optimal price point is especially difficult in <a href=\"https:\/\/www.attomdata.com\/news\/most-recent\/do-you-know-what-non-disclosure-states-are\/\">nondisclosure states<\/a> where transaction sale prices are not available to the public. In these cases, you can only gauge property value through public tax records which can completely miss the mark.<\/p>\n<p>Culley explains: \u201cIf someone has lived in their house a long, long time and they haven\u2019t gone to an appraiser to update things, because appraisals are expensive, then you\u2019re just going off what they\u2019re being taxed on which is way lower than the market value.\u201d<\/p>\n<h3>Price too high and you\u2019ll hear crickets<\/h3>\n<p>On the flip-side, if you <a href=\"https:\/\/www.homelight.com\/blog\/home-listing-price\/\">price your home too high<\/a>, it will sit on the market. HomeLight\u2019s recent Top Agents Insight Report reveals that <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-top-agent-insights-survey-q2-2019\/\">overpricing is the biggest mistake<\/a> sellers make when selling their home. Buyers reluctant to negotiate down an inflated price may skip over your listing entirely. With little interest, your house will sit on the market until you advertise a price drop.\u00a0 This combination of events can lead buyers to wonder if something is <a href=\"https:\/\/www.homelight.com\/blog\/days-on-market-matters\/\">wrong with the property<\/a> beyond bad pricing.<\/p>\n<h2>2. You pay for your own MLS access and keep tabs on activity.<\/h2>\n<p>Even with an array of <a href=\"https:\/\/fitsmallbusiness.com\/best-for-sale-by-owner-sites-fsbo\/\">For Sale by Owner listing websites<\/a>, the <a href=\"https:\/\/www.mls.com\/\">MLS<\/a> is still the king of the listing jungle. In 2019, <a href=\"https:\/\/www.nar.realtor\/sites\/default\/files\/documents\/2019-home-buyers-and-sellers-generational-trends-report-08-16-2019.pdf\">9 in 10 sellers listed their homes on the MLS<\/a>, which was the number one source for sellers to list their homes.<\/p>\n<p>Listing your house on the MLS will <a href=\"https:\/\/www.homebay.com\/tips\/why-list-mls\/\">auto-syndicate your property details<\/a> to the major online listing sites. You\u2019re ready to navigate a ton of legal land mines.<\/h2>\n<p>There are hundreds of laws governing real estate, varying state-to-state and changing periodically. Unintentionally break a law or overstep the contract and your buyer can<a href=\"https:\/\/www.lawyers.com\/legal-info\/real-estate\/residential-real-estate\/buyers-remedies-and-real-estate-sales-contracts.html\"> sue<\/a> you for:<\/p>\n<ul>\n<li>Money damages for breach of contract<\/li>\n<li>Return of the deposit, plus payment of reasonable expenses for termination of the contract<\/li>\n<li><a href=\"https:\/\/schorr-law.com\/specific-performance-in-real-estate-meaning\/\">Specific performance<\/a> of the agreement (i.e. take you to court to complete the home sale)<\/li>\n<\/ul>\n<p>Documentation issues and titling errors in particular are common FSBO mistakes.<\/p>\n<p>If you need support, you can hire a real estate attorney for an average <a href=\"https:\/\/www.thumbtack.com\/p\/real-estate-lawyer-fees\">$150 to $350 an hour<\/a>, though many will charge a fixed rate. The attorney will step in after the price is settled between the buyer and seller to review the contract and other closing paperwork.<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/blog\/real-estate-attorney\/\">Some states<\/a> require a real estate attorney to facilitate the sale, mandating their presence at closing. If your state does not, you should still consider hiring one for a <a href=\"https:\/\/www.homelight.com\/blog\/house-closing-attorney\/\">layer of legal protection<\/a>, especially if:<\/p>\n<ul>\n<li>There are involuntary liens or judgments on your title<\/li>\n<li>You\u2019re selling on <a href=\"https:\/\/www.homelight.com\/blog\/probate-process\/\">behalf of the deceased<\/a><\/li>\n<li>You\u2019re selling due to divorce or separation and the co-owner is uncooperative<\/li>\n<li>There are tenants currently renting the property<\/li>\n<\/ul>\n<h2>4. You\u2019re confident about the disclosure laws in your state.<\/h2>\n<p>Did you know in certain states it\u2019s <a href=\"https:\/\/www.forbes.com\/sites\/trulia\/2016\/11\/15\/6-things-home-sellers-are-legally-required-to-disclose\/#744abf5a3477\">illegal to cover up mold with paint<\/a> without listing it as a known issue in the home disclosure? Or that in Missouri you need to disclose if a <a href=\"https:\/\/www.nolo.com\/legal-encyclopedia\/selling-missouri-home-what-are-my-disclosure-obligations.html\">child\u2019s welfare was endangered<\/a> with physical injury on your property?<\/p>\n<p>Well, if you don\u2019t, you need to learn. Every state enforces different disclosure laws, requiring sellers to list <a href=\"https:\/\/www.homelight.com\/blog\/disclosures-in-real-property-transactions\/\">known problems<\/a> with their property such as mold, lead, natural hazards, and boundary line disputes. Carefully abide by your <a href=\"https:\/\/www.homelight.com\/blog\/mandated-disclosures-real-estate\/\">state\u2019s disclosure laws<\/a> and don\u2019t try to muddle the truth or you could put your home sale in jeopardy.<\/p>\n<p>Buyers who discover undisclosed issues can press for seller made repairs, request additional repair credit, or <a href=\"https:\/\/www.araglegal.com\/individuals\/learning-center\/topics\/home-and-property\/undisclosed-issues-when-buying-house\">file a lawsuit<\/a>. You can be 100% objective about your house.<\/h2>\n<p>Knowing your home better than anyone else is a blessing and a curse. You can highlight your home\u2019s best features and speak to the details of property maintenance. However, your bias can also negatively impact your ability to declutter, stage, and make improvements to increase marketability.<\/p>\n<p>\u201cThe owner is looking at the house through a seller&#8217;s eyes, thinking \u2018my house is great. I&#8217;ve been here 30 years, that green shag carpet is not in bad shape. I don&#8217;t have a dog, it&#8217;s not bad\u2019,\u201d Culley shares.<\/p>\n<blockquote><p>\u201cIt\u2019s only $2,000 for new carpet, but when the buyer comes in, they think, \u2018oh my gosh, this is $5,000 worth of work.\u201d<\/p><\/blockquote>\n<p>On the other end of the spectrum, your subjectivity may lead you to spend too much money on home improvements which don\u2019t yield a high return on investment. For instance, you might see your cracked backyard patio as a must-fix, but research shows this project brings a mere <a href=\"https:\/\/www.remodeling.hw.net\/cost-vs-value\/2018\/\">47.6% return<\/a>.<\/p>\n<p>Without an objective professional who knows the market, it\u2019s difficult to gauge that Goldilocks spot between too little and too much improvement.<\/p>\n<h2>6. You\u2019ve got 200 extra hours to spend on selling your home.<\/h2>\n<p>Selling a home can take anywhere between <a href=\"https:\/\/www.quora.com\/How-many-hours-on-average-do-realtors-spend-per-client\">20 to 200 hours<\/a> for a real estate professional. As an amateur, you\u2019ll likely take twice as long to complete each step with the extra time dedicated to research. As if that\u2019s not long enough, remember this double-time only makes up for your absent real estate agent\u2019s duties. You\u2019ll spend even more time tending to your normal responsibilities as a seller such as <a href=\"https:\/\/www.homelight.com\/blog\/how-to-declutter-checklist\/\">decluttering<\/a>, cleaning, repairs, lawn maintenance, and paint touch-ups.<\/p>\n<h2>7. You\u2019ll pick up every phone call and hold up your responsibilities (or risk alienating agents who want to work with a professional).<\/h2>\n<p>Fly solo in real estate and you\u2019ll face a stigma: FSBO sellers are unreliable. This is mostly from a few bad eggs ruining it for the group, but even the best FSBO sellers struggle to respond to inquiries at the speed a professional real estate agent would.<\/p>\n<p>Throughout your workweek, you\u2019ll need to prioritize answering calls, emails, and social media messages about your listing or risk losing prospective interest. Forget to respond to a voicemail and a buyer\u2019s agent might skip following up, thinking you\u2019re not serious about selling. You\u2019re a seasoned negotiator.<\/h2>\n<p>FSBO sellers are their own advocates at the negotiation table. You\u2019re up against a professional with tens to hundreds of home negotiations under their belt. In 2019, <a href=\"https:\/\/www.nar.realtor\/sites\/default\/files\/documents\/2019-home-buyers-and-sellers-generational-trends-report-08-16-2019.pdf\">38% of buyers<\/a> stated their agent negotiated a lower price and 47% said they won better sales contract terms \u2014 and that statistic mostly reflects negotiations with sellers who have a real estate agent on their side. You won\u2019t stand a chance at coming out on top unless you\u2019re accustomed to negotiating high-stakes business deals.<\/p>\n<h2>9. You\u2019re OK with selling your house for less.<\/h2>\n<p>FSBO properties sell for less than the selling price of other homes: This is the <a href=\"https:\/\/www.homelight.com\/blog\/why-hire-a-real-estate-agent\/\">number 1 reason<\/a> sellers choose to partner with a <a href=\"https:\/\/www.homelight.com\/find-real-estate-agents\">top real estate agent<\/a>. Last year, FSBO homes sold at a <a href=\"https:\/\/www.nar.realtor\/sites\/default\/files\/documents\/2019-home-buyers-and-sellers-generational-trends-report-08-16-2019.pdf\">median of $200,000<\/a>. That\u2019s significantly lower than the median of agent-assisted homes at $280,000 even after $12,000 in commission fees for the latter is taken into account.<\/p>\n<p>When you sell FSBO, you forgo the professional support needed to optimize each phase of the home sale which collectively results in the best possible price. Your choices of home repairs, listing price, and negotiation tactics can lose you thousands of dollars a pop, adding up to a major deficit.<\/p>\n<h2>10. You\u2019re the type of person who\u2019d go to WebMD or LegalZoom rather than go to a doctor or attorney.<\/h2>\n<p>Online resources can give you a false sense of confidence. At the end of the day,\u00a0 flipping through two pages of Google results or even picking up a book isn\u2019t the same as acquiring 10-15 years of experience in the field.<\/p>\n<p>For a comparable analogy, you can Google your medical symptoms to get the gist of your ailment, but you\u2019ll still need to consult a doctor for a true diagnosis, professional treatment advice, and a prescription if your serious about getting better. For life\u2019s most important decisions, internet research just won\u2019t cut it \u2014 you need an expert by your side. Selling your home is one of the biggest transactions of your lifetime; You should give it the professional attention it deserves.<\/p>\n<h3>So, does FSBO really work?<\/h3>\n<p>Yes, FSBO works\u2026 if you\u2019re an intuitive pricer, objective designer, creative marketer, astute communicator, legal expert, <i>and<\/i> top-notch negotiator. You\u2019ll need to wear a lot of hats to sell your home and you\u2019ll need to wear them well to secure a top selling price. FSBO is a big undertaking and most sellers aren\u2019t fit for the venture.
