You know the one: You\u2019ve wanted to redo that tile flooring in the kitchen, but you\u2019ve never made the time. Why not do it now? Or you watch those home design shows and push, \u201cWe can do this. We just need a weekend to paint every room in the house, and we can add way more to our asking price\u2026\u201d<\/p>\n<p>Real estate agent <a href=\"https:\/\/www.homelight.com\/agents\/adam-greer-al-000109921\">Adam Greer<\/a>, who serves the Columbus, Georgia, area as well as neighboring communities in Alabama, sees this a lot. Unfortunately, it\u2019s frequently with homeowners who aren\u2019t as handy as they think. He\u2019s noticed floors with unusually shaped tiles, walls with streaked paint, countertops that aren\u2019t level, and drywall that shows seams.<\/p>\n<p>\u201cA lot of times buyers get in over their heads when they try to do things,\u201d he says.<\/p>\n<blockquote><p>\u201cIt seems a lot easier if you\u2019re looking at some of those TV shows and you have all the tools and money in the world to make sure it goes well.\u201d<\/p><\/blockquote>\n<p>National spending on home improvements and repairs is <a href=\"https:\/\/www.jchs.harvard.edu\/press-releases\/slight-gains-2020-outlook-residential-remodeling\">expected to top $330 billion<\/a> before the year\u2019s end: a modest growth of less than 2% over recent years, but steady enough to show that redoing our homes is still very much on our minds.<\/p>\n<p>The reasons why homeowners renovate vary. Some need to take on repairs before they sell, like if an <a href=\"https:\/\/www.homelight.com\/blog\/what-to-expect-from-a-home-appraisal\/\">FHA lender won\u2019t approve financing<\/a> because a home has a cracked window or chipped paint. According to <a href=\"https:\/\/st.hzcdn.com\/static\/econ\/19USHouzzAndHome.pdf\">one survey<\/a> of about 142,000 homeowners, 16% said they renovated their homes in 2018 to address damage related to their home\u2019s age or pests. However, the majority of those surveyed (57%) took the plunge because they\u2019d long wanted to do so and finally had the time or financial means. It\u2019s cheaper to do it yourself.<\/h2>\n<p>If you\u2019re a skilled DIYer, this may well be the case \u2014 but be honest with yourself. Angie\u2019s List, a reputable online directory of service providers nationwide, recommends <a href=\"https:\/\/www.angieslist.com\/research\/planning-a-remodel\/\">asking yourself these questions beforehand<\/a>:<\/p>\n<ul>\n<li>What\u2019s the scope of your project?<\/li>\n<li>How long will it take?<\/li>\n<li>What materials do you need?<\/li>\n<li>Do you have the equipment on hand?<\/li>\n<li>Is the project you\u2019re planning likely to affect the plumbing or electrical wiring?<\/li>\n<\/ul>\n<p>Perhaps most important, do you have a good sense of how much this will cost? One 2019 survey of about 1,300 homeowners found that 90% planned a remodeling project at some point, but almost half of them <a href=\"https:\/\/www.realsimple.com\/home-organizing\/home-improvement\/maintenance-repairs\/home-remodeling-costs\">weren\u2019t willing to spend more than $5,000<\/a>.<\/p>\n<h2>2. It won\u2019t cost a lot.<\/h2>\n<p>That depends on what you have in mind. If you want to upgrade to hardwood floors, expect to pay about <a href=\"https:\/\/www.homeadvisor.com\/r\/flooring-costs-overview\/\">$5 to $15 per square foot<\/a> for materials, says HomeAdvisor.com, plus $2 to $8 per square foot for installation, which throughout a large floor plan can <a href=\"https:\/\/realestate.usnews.com\/real-estate\/slideshows\/home-renovations-under-5000?slide=5\">cost more than $10,000<\/a>.<\/p>\n<p>Don\u2019t forget to figure out how you\u2019re planning to pay for this. The majority of homeowners in one home improvement survey (83%) used cash from savings from projects under $5,000 while <a href=\"https:\/\/st.hzcdn.com\/static\/econ\/19USHouzzAndHome.pdf\">about 38% put it on credit<\/a>. Is either feasible for you right now?<\/p>\n<h2>3. Remodeling is fast&#8230;<\/h2>\n<p>No renovations are a one-size-fits-all proposition. The scope of your project, size of the work crew, availability of materials, weather, and even unforeseen problems such as finding mold or rotting wood during a demolition all affect a project\u2019s timeline. In general, figure <a href=\"https:\/\/www.housebeautiful.com\/home-remodeling\/a25588459\/home-renovation-timeline\/\">on 3\u201312 weeks<\/a> to completely renovate a kitchen and roughly three weeks to redo a bathroom, according to <i>House Beautiful.<\/i><\/p>\n<h2>4. &#8230;Or it always takes forever and goes over budget.<\/h2>\n<p>That said, there are many projects that wrap up relatively quickly. A crew can build a 16&#215;20-foot deck <a href=\"https:\/\/www.housebeautiful.com\/home-remodeling\/a25588459\/home-renovation-timeline\/\">in a week<\/a> for <a href=\"https:\/\/www.homeadvisor.com\/cost\/outdoor-living\/build-a-deck\/\">about $16,000<\/a>, including materials and labor. Replacing an old roof and installing a new one of asphalt shingles can take <a href=\"https:\/\/www.housebeautiful.com\/home-remodeling\/a25588459\/home-renovation-timeline\/\">just a few days<\/a> at a starting cost of<a href=\"https:\/\/www.homeadvisor.com\/cost\/roofing\/install-a-roof\/\"> about $4,000<\/a> for 1,000 square feet. Painting your home\u2019s interior or exterior runs <a href=\"https:\/\/www.homeadvisor.com\/cost\/painting\/\">about $1,000 to $4,000<\/a>. Want to replace your kitchen appliances? We can use a handyman instead of a licensed contractor.<\/h2>\n<p>A handyman, or handyman service, is a <a href=\"https:\/\/www.angieslist.com\/aboutus.htm\">skilled jack-of-all-trades<\/a> who is an economical option for patching drywall, cleaning gutters, unclogging pipes, replacing a broken garbage disposal, or installing a thermostat; those various projects where you need an extra set of hands or feel like all thumbs. The <a href=\"https:\/\/www.homeadvisor.com\/cost\/handyman\/\">average hourly rate<\/a> of a handyman ranges from $60 to $65 \u2014 the national average is about $77 an hour \u2014 with some services charging up to $125 an hour, according to HomeAdvisor.<\/p>\n<p>Although some of these professionals <a href=\"https:\/\/www.homelight.com\/blog\/handyman-on-call\/\">specialize in certain types of home maintenance<\/a>, such as tiling, carpentry, or painting, real estate agents like <a href=\"https:\/\/www.homelight.com\/agents\/chris-creegan-fl-bk3168853\">Chris Creegan<\/a>, a <a href=\"https:\/\/www.homelight.com\/orlando-fl\/top-real-estate-agents\">top-selling real estate agent in Orlando, Florida<\/a>, recommends hiring a contractor for any maintenance issue where a home inspector will want to see receipts and warranties. A contractor will ensure that any roofing, plumbing, electrical, AC, or structural modifications meet <a href=\"https:\/\/www.resolvebylowes.com\/guidance\/general\/hiring-for-home-repairs-handyman-or-contractor\/235704347\">code requirements<\/a> as well.<\/p>\n<h2>6. We won\u2019t need a permit.<\/h2>\n<p>Better pump the brakes on that idea, says Randal G. Winter Construction. He\u2019s been a residential licensed general contractor since 1980 in Santa Clarita, California. In general, you don\u2019t need a permit to paint, install carpeting or flooring, or add kitchen or bathroom cabinets. However, any type of demolition where you\u2019re changing a window or door size, adding or demolishing part of a building, or tinkering with the plumbing or heating requires a permit.<\/p>\n<p>\u201cYou can definitely see when people do additions to a house that aren\u2019t up to code,\u201d Greer adds. \u201cPeople attach trailers to a brick and mortar home, and that\u2019s the addition. I\u2019ve seen some crazy stuff.\u201d<\/p>\n<p>Winter Construction notes that if you live under the governance of a <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-is-an-hoa\/\">homeowners association<\/a>, you\u2019ll likely need the HOA\u2019s approval before any project, in addition to any permits. We\u2019ll get a dollar-for-dollar return on the investment.<\/h2>\n<p>Some renovations are worthwhile. One 2019 study from the National Association of Realtors ranked both a complete kitchen renovation and a kitchen upgrade as projects <a href=\"https:\/\/remodelingdoneright.nari.org\/RemodelingDoneRight\/media\/Assets\/Remodeling-Impact-Survey-2019.pdf\">most likely to appeal to buyers and boost a home\u2019s resale value<\/a>.<\/p>\n<p>But no renovation recoups its entire cost. <i>Remodeling <\/i>magazine\u2019s <i>2020 Cost versus Value Report<\/i> compared average costs for 22 projects in 101 markets nationwide and found that a major kitchen remodel cost about $68,000 but <a href=\"https:\/\/www.remodeling.hw.net\/cost-vs-value\/2020\/\">recovered only about 59% at resale<\/a>. A minor kitchen remodel cost about $23,000 but recoups roughly 78% at resale. The best upgrade? Removing 300-square-feet of vinyl siding from the bottom third of a home\u2019s street-facing exterior and replacing it with <a href=\"https:\/\/www.remodeling.hw.net\/cost-vs-value\/manufactured-stone-veneer?y=2020\">manufactured stone veneer<\/a>, a job that cost about $9,400 but recoups <a href=\"https:\/\/www.remodeling.hw.net\/cost-vs-value\/2020\/\">about 96% at resale<\/a>.<\/p>\n<h2>8. Incorporating design trends is always good.<\/h2>\n<p>Sherwin-Williams may have announced a rich navy blue, aka Naval SW 62444, as its <a href=\"https:\/\/www.southernliving.com\/news\/sherwin-williams-color-of-year-2020\">2020 Color of the Year<\/a> because it \u201cstrikes a balance between calm and confident.\u201d But neutral colors \u2014 warm whites, grays, and beiges \u2014 are still the <a href=\"https:\/\/www.usatoday.com\/story\/money\/2019\/07\/09\/homes-sale-popular-paint-colors-help-you-sell-house\/1649250001\/\">interior colors<\/a> that designers and real estate agents recommend when selling your home. They\u2019re soothing and unify the space so that buyers can visualize themselves and their belongings in your home.<\/p>\n<p>Interior design and decorating trends in general tend to wax and wane, and no seller wants to be caught with what\u2019s considered an outdated house. (The \u201cfarmhouse chic\u201d look is <a href=\"https:\/\/www.jrlinteriors.com\/blog\/2019\/7\/16\/design-trends-that-should-be-retired-in-2019\">on its way out<\/a>, as is white subway tile for the bath or kitchen backsplash.) Pare down your clutter, and decorate around <a href=\"https:\/\/www.housebeautiful.com\/uk\/renovate\/design\/a28768374\/interior-living-room\/\">how the light naturally falls<\/a> in your rooms to divide a space more organically for reading and socializing, designers say.<\/p>\n<h2>9. We can opt for the least expensive materials.<\/h2>\n<p>A lot of products look relatively similar, but the cheapest one isn\u2019t always better. A less-expensive countertop in a basement three-quarter bath might be fine, but a plastic kitchen faucet for about $150 will <a href=\"https:\/\/www.builtbydesignkc.com\/common-home-remodeling-myths\/\">need to be repaired or replaced much sooner<\/a> than a $500 one, says Built by Design, an award-winning remodeling service operating since 2004 in Overland Park, Kansas. A pool always adds value.<\/h2>\n<p>A well-marketed in-ground pool could boost your home\u2019s value by <a href=\"https:\/\/www.homelight.com\/blog\/does-a-pool-increase-home-value\/\">as much as 7%,<\/a> according to one statistic, but pools are an extremely personal home investment. If you live in a warmer climate where pools are popular, or your home is in a price point where buyers will expect a pool, that\u2019s definitely a draw, says top luxury real estate agent <a href=\"https:\/\/www.homelight.com\/agents\/zaragoza-m-ca-01323788\">Pam Zaragoza<\/a> of <a href=\"https:\/\/www.homelight.com\/burlingame-ca\/top-real-estate-agents\">Burlingame, CA<\/a>.<\/p>\n<p>However, there always are buyers who are \u201c<a href=\"https:\/\/www.homelight.com\/blog\/selling-a-house-with-a-pool\/\">not pool people<\/a>\u201d who see it as too much hassle. Talk with your real estate agent about how your home stacks up against the competition without a pool. If you\u2019re selling, you won\u2019t be there to enjoy it.<\/p>\n<p>Before considering any home improvement project, experts recommend assessing not just the financial costs and return on investment but how much it eats into the time you\u2019ll spend in your home.<\/p>\n<p>\u201cIf you\u2019re in a luxury house or if the house is in disarray, then some of that\u2019s going to be necessary,\u201d Greer says. But don\u2019t think that you have to redo the house from top to bottom to put your house in the best possible position to sell. Ask your real estate agent to help you crunch the numbers instead.<\/p>\n<p>\u201cIf they want to go the repair route because it nets them more money, then that\u2019s what we\u2019ll do,\u201d Greer says.
