{"id":14389,"date":"2020-02-21T13:30:53","date_gmt":"2020-02-21T21:30:53","guid":{"rendered":"https:\/\/www.homelight.com\/blog\/?p=14389"},"modified":"2021-02-22T10:24:46","modified_gmt":"2021-02-22T18:24:46","slug":"agent-real-estate-client-reviews","status":"publish","type":"post","link":"https:\/\/www.homelight.com\/blog\/agent-real-estate-client-reviews\/","title":{"rendered":"How to Get More Client Reviews (Without Breaking Any Rules!)"},"content":{"rendered":"<p><a href=\"https:\/\/www.homelight.com\/agents\/rebecca-raylene-lewis-tx-0487208\">Raylene Lewis<\/a> remembers the transaction to this day.<\/p>\n<p>She was working with a woman who had to sell her home per a judge\u2019s orders after a divorce. Lewis, a top agent in College Station, Texas, got the home sold within two weeks and for $2,100 above asking price. The sale went <i>exactly<\/i> according to plan. And then the homeowner went online and gave Lewis a one-star review.<\/p>\n<p>\u201cI thought she would be happy,\u201d Lewis recalls. \u201cWe followed the order of the judge. We did everything. She got more money than what she anticipated. And she literally gave me one star and I asked her, \u2018Why did I get one star?\u2019 She said, \u2018I never really wanted to sell my house.\u2019\u201d<\/p>\n<p>Fortunately, Lewis has been active throughout most of her 19-year real estate career in encouraging clients to review her online, so one unhappy client &#8212; unhappy through no fault of Lewis\u2019s &#8212; leaving a bad review had no impact on her reputation. Today, Lewis says <i>about 30% of her business<\/i> comes from buyers and sellers who choose her after reading online reviews.<\/p>\n<p>The numbers are similar for <a href=\"https:\/\/www.homelight.com\/agents\/andrea-swetland-ca-01179634\">Andrea Swetland<\/a>, a <a href=\"https:\/\/www.homelight.com\/san-francisco-ca\/top-real-estate-agents\">top agent in San Francisco<\/a>, who says she\u2019s hearing more and more from clients who found her after reading reviews online.<\/p>\n<p>\u201cI would say [that happens] maybe three or four times a month, whereas before I wouldn&#8217;t even notice it,\u201d Swetland says.<\/p>\n<blockquote><p>\u201cIt might&#8217;ve been three or four times every year that people said that. I&#8217;ve had a couple of people tell me that specifically in the last month &#8212; they found my information and then reading the reviews is why they decided to call me.\u201d<\/p><\/blockquote>\n<p>Both Lewis and Swetland have systems in place that make it easier for them to earn more client reviews and testimonials. Get over your fear of looking pushy and bothering your clients.<\/h3>\n<p>You probably know, or maybe you <i>are<\/i> an agent who doesn\u2019t ask for reviews because it looks too self-promotional or you don\u2019t want to bother busy clients.<\/p>\n<p>Get over it.<\/p>\n<p>\u201cMost clients are more than happy to provide a review and share their personal experience for other people because when they have a good experience, they want to share that so that other people have a good experience, too,\u201d Lewis says. \u201cDon&#8217;t think that your client is ever too busy to do a little shout out for you.\u201d<\/p>\n<p>Swetland suggests you recognize that your client might be busy. \u201cWhen I make these requests, I always acknowledge that they&#8217;re really busy and I try to mention why [reviews are] important to me,\u201d she says. \u201cI&#8217;ll say, \u2018I know you&#8217;re busy, I don&#8217;t want to bug you, but it&#8217;s so important to me that if you had a good experience for you to share that with other people.\u2019\u201d<\/p>\n<h3>2. Make the review \u201cask\u201d a primary piece of your transaction process.<\/h3>\n<p>If you want to get more client reviews, you have to be intentional. Don\u2019t DIY! Use a review platform to increase efficiency.<\/h3>\n<p>Lewis uses <a href=\"https:\/\/www.realsatisfied.com\/\">Real Satisfied<\/a>, a customer satisfaction platform that\u2019s popular among real estate agents, to send out surveys and review requests to her clients.<\/p>\n<p>\u201cReal Satisfied does a great job of reaching out,\u201d she says. \u201cThe questions are not too long. And one thing that I really like is that not only can the person rate you in terms of stars, but they can say \u2018I want to leave a comment or a testimonial, or I don&#8217;t.\u2019\u201d<\/p>\n<p>A good customer satisfaction or review management platform should offer a number of features that make it easier for agents to collect, respond to, manage, and even use client reviews in your marketing. Choose your review sites wisely. (Your client\u2019s email address matters!)<\/h3>\n<p>There are <i>a lot<\/i> of places where a client can review you, but they probably won\u2019t go out of their way to write a review on more than one or two sites. So you have to be smart in choosing which sites to focus on when it comes to getting reviews.<\/p>\n<p>Zillow and Realtor.com are obvious options because home buyers and sellers are often looking at agent profiles there. But on both sites, your client will need an account to post a review. Some may not want to bother signing up just to say nice things about you, and clients that already have an account may have forgotten their username or password. That all combines to make it harder to get reviews on Zillow and Realtor.com.<\/p>\n<p>Facebook and Google are also obvious options for collecting reviews. There\u2019s less friction because almost everyone is likely to have an account on one or both, and they\u2019re probably logged in to their accounts every day.<\/p>\n<p>Swetland likes clients to review her on any of five sites: Zillow, Facebook, Yelp, Redfin, and HomeLight. (She also adds reviews from those sites <a href=\"https:\/\/www.ratemyagent.com\/real-estate-agent\/andrea-swetland-hm925\/sales\/reviews\">on RateMyAgent.com<\/a>.) Yelp is important to her because it\u2019s a popular site in the Bay Area; she has <a href=\"https:\/\/www.yelp.com\/biz\/andrea-swetland-vanguard-properties-san-francisco-2\">60 5-star reviews<\/a> there at the moment. Redfin is also important for the same reason, and Swetland currently has <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/aswetland\">more than 50 5-star reviews<\/a> on her Redfin profile. Agents in parts of the country where Yelp isn\u2019t as popular, or where Redfin isn\u2019t active, should skip those and focus on other sites.<\/p>\n<p>By using Real Satisfied, Lewis only needs to ask clients to review her on that platform. If they do, their reviews are automatically distributed to certain third-party sites such as <a href=\"https:\/\/www.realtor.com\/realestateagents\/raylene-lewis_college-station_tx_118833_183994902\">Realtor.com<\/a>, the <a href=\"https:\/\/www.har.com\/raylene-lewis\/ratings_487208\">Houston Association of Realtors<\/a> (Lewis has more than 140 reviews on both) and others. She also has <a href=\"https:\/\/www.facebook.com\/pg\/RayleneLewisRealtor\/reviews\">about 20 reviews on her Facebook Page<\/a>\u00a0and says she\u2019s received referrals from other agents because of the reviews there.<\/p>\n<p>When asking for reviews, pay attention to your client\u2019s email address. If your client uses a Gmail address, it\u2019ll be easier for them to write a review on your Google My Business profile because they have an account and they\u2019re probably already logged in. If your client has a Yahoo or some other email address, they may not have (or may not use) a Google account, which makes it less likely they\u2019ll want to review you there.<\/p>\n<h3>5. Don\u2019t take reviews personally. Don\u2019t sweat the ones that are less than 5 stars.<\/h3>\n<p>This gets back to mindset. Both Lewis and Swetland have learned over the years that some people just won\u2019t give you a 5-star review no matter how well the transaction went, because five stars is perfection and nobody\u2019s perfect.<\/p>\n<p>\u201cThere is no reason to be devastated if you just poured your heart and soul into a client and they gave you four stars instead of five,\u201d Lewis says. She also says an occasional review that\u2019s less than five stars can be a Good Thing because it makes your reviews more believable. \u201cIf you have all five stars forever and ever, that&#8217;s just unrealistic. There&#8217;s no way [you\u2019re] going to get five stars every single time.\u201d<\/p>\n<p>Swetland also warns agents not to take it personally when a client doesn\u2019t say as much as you want when they review you.<\/p>\n<p>\u201cThere are some reviews I get where I&#8217;m like, \u2018That&#8217;s it? That&#8217;s all they put on there? Reply to every review you get and fill-in missing details.<\/h3>\n<p>If a client takes the time to say something nice about you online, you should acknowledge their comments &#8212; not just as a matter of courtesy, but also because it can be good marketing.<\/p>\n<p>When you reply to a review, understand that <i>your reply is more for future prospects than for the client who left the review<\/i>. When other buyers and sellers look at your reviews, they\u2019ll see your replies and that gives you a chance to fill in some of the details that the client may have left out.<\/p>\n<p>For example, if you get a 5-star review from a client that says something like<\/p>\n<p><i>\u201cWe had a wonderful experience working with (YOUR NAME). We needed to get our home sold quickly so we could move to a new job out of town. I highly recommend (YOUR NAME) if you\u2019re looking for a real estate agent.\u201d<\/i><\/p>\n<p>That\u2019s wonderful, but you can add some context that will help future clients learn about the level of service you provide with a reply like this:<\/p>\n<p><i>\u201cThanks so much, (CLIENT NAME)! We loved working with you. I\u2019m so glad we were able to get your house sold in just 11 days and for $3,500 above asking price! We\u2019re thrilled that our marketing system worked like a charm to create demand and attract the right buyers.\u201d<\/i><\/p>\n<p>The original review credits you for getting the home sold quickly. Your reply adds in details about exactly how fast it was, the selling price, and how your marketing program made a difference. Together, the review and your reply are a much more compelling marketing pitch as prospects are looking at your reviews.<\/p>\n<h2>3 Review Guidelines You Need to Know<\/h2>\n<p>Getting more client reviews is great, but you should try to do it in a way that won\u2019t get you in trouble with the sites where people are writing reviews. As you create or expand your process for collecting client reviews, keep the following in mind.<\/p>\n<h3>1. Yelp\u2019s guidelines don\u2019t allow asking for reviews.<\/h3>\n<p>If Yelp is an important site for you, be aware that it has the most stringent policies when it comes to how you get more reviews. The Yelp Support Center <a href=\"https:\/\/www.yelp-support.com\/article\/Don-t-Ask-for-Reviews?l=en_US\">has an entire page<\/a> under the heading \u201cDon\u2019t Ask For Reviews.\u201d They also don\u2019t want you offering money, gifts, or any kind of incentives in exchange for reviews. If they find a business owner violating these guidelines, they\u2019ll <a href=\"https:\/\/blog.yelp.com\/2012\/10\/consumer-alerts-because-you-might-like-to-know\">put a Consumer Alert on your Yelp profile<\/a> telling viewers what you were doing, and they sometimes <a href=\"https:\/\/blog.yelp.com\/2019\/11\/consumer-alerts-preventing-misleading-reviews\">call out offenders on their blog<\/a>.<\/p>\n<figure id=\"attachment_14428\" aria-describedby=\"caption-attachment-14428\" style=\"width: 508px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/02\/yelp-consumer-alert.jpg\" target=\"_blank\"><img decoding=\"async\" width=\"508\" height=\"285\" src=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/02\/yelp-consumer-alert.jpg\" class=\"attachment-content size-content\" alt=\"Yelp consumer alert\" srcset=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/02\/yelp-consumer-alert.jpg 508w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/02\/yelp-consumer-alert-64x36.jpg 64w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/02\/yelp-consumer-alert-128x72.jpg 128w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/02\/yelp-consumer-alert-192x108.jpg 192w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/02\/yelp-consumer-alert-432x242.jpg 432w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/02\/yelp-consumer-alert-500x281.jpg 500w\" sizes=\"(max-width: 508px) 100vw, 508px\" \/><\/a><figcaption id=\"caption-attachment-14428\" class=\"wp-caption-text\">Source: (Yelp.com)<\/figcaption><\/figure>\n<h3>2. FTC guidelines don\u2019t allow incentivizing reviews.<\/h3>\n<p>In recent years, the Federal Trade Commission has made consumer reviews an enforcement focus (see the \u201cConsumer Reviews\u201d section of <a href=\"https:\/\/www.ftc.gov\/news-events\/blogs\/business-blog\/2020\/01\/ftc-consumer-protection-year-review-offers-2020-vision-your\">this 2019 recap article<\/a> on FTC.gov). The FTC <a href=\"https:\/\/www.ftc.gov\/news-events\/blogs\/business-blog\/2019\/04\/its-unwise-incentivize-positive-skewed-reviews\">warns business owners<\/a> against offering incentives for reviews:<\/p>\n<p><em>Recent FTC settlements have blown the whistle on a host of deceptive practices: reviews posted by family members, friends, and employees without disclosing their connection to the company, paid-for reviews posted by third-party businesses to boost a product&#8217;s ratings on major online retailers, and offers of undisclosed prizes to people who send in testimonials. To avoid a review snafu, marketers should exercise care not to skew the system.<\/em><\/p>\n<h3>3. Google\u2019s guidelines also discourage incentives to get reviews.<\/h3>\n<p>Like the FTC, Google also doesn\u2019t want business owners to offer customers something in exchange for a review. This <a href=\"https:\/\/support.google.com\/business\/answer\/3474122?hl=en\">Google My Business Help page<\/a> offers guidance on getting more reviews, but includes a warning:<\/p>\n<p><em>Business owners shouldn&#8217;t offer incentives to customers in exchange for reviews.<\/em><\/p>\n<p>What all this means is that the contest you\u2019re thinking about doing, the one where people earn entries by reviewing you online, is against <i>someone\u2019s<\/i> guidelines &#8212; definitely the ones listed above, and maybe others, too. If someone outs you, or if you get caught, you risk repercussions that might range from <a href=\"https:\/\/www.nytimes.com\/2013\/09\/23\/technology\/give-yourself-4-stars-online-it-might-cost-you.html\">large fines<\/a> to <a href=\"https:\/\/www.forbes.com\/sites\/emanuelemidolo\/2020\/01\/22\/purplebricks-canada-offered-employees-days-off-for-made-up-5-star-reviews\/#15fe023c7182\">bad headlines<\/a> to having <a href=\"https:\/\/searchengineland.com\/law-firm-used-contest-solicit-google-reviews-sees-one-disappear-292721\">all your reviews (but one) removed<\/a> to nothing at all.<\/p>\n<p>Ultimately, you have to decide what you\u2019re comfortable doing in the name of getting more reviews.
