Basements must meet specific criteria to add their area to a home\u2019s total square footage.<\/p>\n<p>The \u201care basements included in square footage\u201d question can cause a lot of confusion for potential homebuyers. Your real estate agent finds<a href=\"https:\/\/www.homelight.com\/blog\/comps-for-my-house\/\"> comps<\/a>, or properties of similar size in the surrounding area that have sold recently, to guide you to a fair offer price. Appraisers will also use a similar process of evaluating comps, in addition to conducting an on-site review, as part of appraising the home\u2019s true value.<\/p>\n<p>Square footage is one of the key details that make a property comparable to another home, which means that you\u2019ll factor square footage into your offer price.<\/p>\n<p>Not only could an inaccurate square footage number cause you to pay too much, but it could also cause issues with financing. If your<a href=\"https:\/\/www.homelight.com\/blog\/what-is-a-home-appraisal\/\"> appraiser<\/a> doesn\u2019t include the basement in square footage \u2014 but you and the seller did \u2014 your potential new home might not appraise.<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/agents\/vince-grant-wa-41821\">Vince Grant<\/a>, an experienced real estate agent in <a href=\"https:\/\/www.homelight.com\/everett-wa\/top-real-estate-agents\">Everett, Washington<\/a>, has seen this happen multiple times throughout his career. In one case, the homeowner measured the floor across the room and added 800 square feet to the home\u2019s square footage. But the appraiser looked at a gabled ceiling height, which prevented someone from standing upright in some areas of the room, and only included 300 finished square feet. \u201cIt came in at an appraisal of $270,000, on a $300,000 house,\u201d Grant says.<\/p>\n<p>If a home fails to appraise, you can\u2019t get a mortgage for the full sales price. While you can always<a href=\"https:\/\/www.homelight.com\/blog\/buyer-appraisal-lower-than-offer\/\"> contest an appraisal<\/a>, going that route often wastes valuable time and resources. Grant advises either<a href=\"https:\/\/www.homelight.com\/blog\/how-long-does-negotiation-take\/\"> negotiating<\/a> price with the homeowner or walking away.<\/p>\n<p>Fannie Mae spells out that if <i>any<\/i> of your basement is below grade, the government-sponsored enterprise will not count any of its square footage. If the square footage isn\u2019t livable, it doesn\u2019t count.<\/p>\n<p>That section of your basement under the stairs where you can\u2019t even stand up? It\u2019s not usable, so don\u2019t include it in square footage. To be considered \u201cliving area,\u201d a home\u2019s rooms must meet certain criteria \u2014 including the basement. Height clearances, whether it\u2019s heated, and the presence of windows: all of these make a space livable.<\/p>\n<p>Often, homes are appraised and assessed using square footage, or GLA, as a way for the appraiser or assessor to determine value. However, since GLA only includes<a href=\"https:\/\/www.homelight.com\/blog\/appraisal-report\/\"> above-grade square footage<\/a>, it will exclude a completely underground basement, whether that basement is fully finished or not.<\/p>\n<h2>When is a basement excluded from square footage?<\/h2>\n<p>Simply put, a basement is excluded from square footage when it\u2019s:<\/p>\n<ul>\n<li>Not finished<\/li>\n<li>Not heated<\/li>\n<li>Completely or often even partially underground<b> <\/b><\/li>\n<\/ul>\n<p>While these rules may look straightforward, in practice, there are nuances and variations in how they\u2019re applied. They do follow some general rules, but Grant says that sometimes they differ from agent to agent, too. \u201cThere\u2019s what agents will do, and what meets <a href=\"https:\/\/www.homelight.com\/blog\/how-much-is-a-house-appraisal\/\">appraisal standards<\/a>,\u201d he explains.<\/p>\n<blockquote><p>\u201cAgents will sometimes ignore those standards to make the square footage look bigger on the listing.\u201d<\/p><\/blockquote>\n<p>If you\u2019re looking for a 2,000-square-foot house, only to walk in and discover that a home really has 1,200 square feet above ground and 800 in the basement, it\u2019s a frustrating waste of time. It also, Grant points out, \u201chas huge implications on resell.\u201d Educating yourself about basement square footage before you go home shopping can save you valuable time.<\/p>\n<h3>Legal ingress or egress<\/h3>\n<p>A basement must have a legal ingress or egress to count as square footage. This is partially a safety issue. If people are using a basement as a living space and a fire breaks out, they need a way to escape the residence safely.<\/p>\n<p>This could be a door or window \u2014 but it usually means that your basement is a walk-out basement or garden-level lot basement. According to Grant, \u201cfederal appraisal standards include window height and egress, and a walk-out basement.\u201d<\/p>\n<p>A walk-out basement has a door that directly leads to the outside. The basement is usually attached to and part of the main house and accessible from the main living area via a staircase. However, sometimes only the above-grade square footage of a walk-out basement is included in the home\u2019s total square footage.<\/p>\n<p>A<a href=\"https:\/\/www.homelight.com\/blog\/how-much-value-does-a-finished-basement-add\/\"> garden-level<\/a> lot basement doesn\u2019t have a door that leads to the exterior, but it does have windows that look out on the garden. The space is half above-grade, giving you an exterior view instead of looking at an egress window\u2019s well.<\/p>\n<h3>Above-ground basement<\/h3>\n<p>Basements 100% below the ground usually cannot be included in the GLA no matter how nicely they are finished. This rule varies according to region, and in some areas of the country, an<a href=\"https:\/\/www.homelight.com\/blog\/multiple-listing-service\/\"> MLS listing<\/a> might split the space. For example, some listings will have \u201cabove ground finished square footage\u201d and \u201cbelow ground finished square footage\u201d metrics in listings.<\/p>\n<p>Unfortunately, Grant warns that the \u201cbuyer will almost always see the total number; they won\u2019t see the breakdown.\u201d This is a problem because \u201ceven if the basement is finished, the basement is far less valuable than above-grade square footage.\u201d<\/p>\n<p>When home shopping, look closer at total square feet and compare them to the listing\u2019s photos to make sure you\u2019re getting an accurate impression of the home\u2019s amenities.<\/p>\n<h3>When the basement is finished<\/h3>\n<p>For a basement to count, the area must be finished to the same quality and standards as the rest of the house. This means that the walls, <a href=\"https:\/\/www.homelight.com\/blog\/what-flooring-increases-home-value\/\">flooring<\/a>, lighting, and other features can\u2019t be noticeably different from the main living areas. Even though Grant has seen agents call basements with green indoor\/outdoor carpet and concrete walls \u201cfinished,\u201d an appraiser will shake their head \u201cno.\u201d<\/p>\n<h3>When the basement is conditioned<\/h3>\n<p>The basement needs to be heated like the rest of the house, too. Space heaters, which are also a fire hazard, don\u2019t count. Again, this requirement relates to livability and safety.<\/p>\n<p>If the basement meets these criteria, you can make an argument that it should count toward the total <a href=\"https:\/\/www.homelight.com\/blog\/buyer-average-price-per-square-foot\/\">square footage<\/a> of the home that you\u2019re buying.<\/p>\n\n\n\n\n\n<div class=\"geo-cta widget-cta widget-cta--content     widget-cta--dark widget-cta--dark-blue-gradient\">\n    <div class=\"widget-element--content\">\n        <div class=\"widget-element--content-header\">\n            <img decoding=\"async\" alt=\"homelight logo\" class=\"widget-element--logo\" src=\"https:\/\/www.homelight.com\/blog\/wp-content\/themes\/ccprototypev5\/images\/logo-small-cta.png\" width=\"106\" height=\"25\" \/>\n        <\/div>\n        \n                <h3 class=\"cta-headline widget--bold\">Get an Estimate on Your Home's Value<\/h3>\n                        <p>The potential rent your house could get correlates with your home value. A large, open space could work perfectly as a playroom, keeping the kid\u2019s toys out of the main house. The spare basement room might fit your exercise equipment or make a nice home office. A finished basement that supports the lifestyle you see yourself living in that house does matter.<\/p>\n<p>Other homebuyers will also make this distinction when making their offers.
