You love your home, but let\u2019s face it: its <\/span>appraisal<\/span><\/a> report is not a real page-turner. No judgment if your eyes start to glaze over halfway through the first section. However, it\u2019s one of those documents that\u2019ll be incredibly useful to decipher if you ever decide to get your home <\/span>professionally valued<\/span><\/a> or if there\u2019s a dispute over how much your home is worth when you sell it. Understanding how to read an appraisal report is key to making informed property decisions.<\/span><\/p>\n

In a nutshell, this document contains the appraiser\u2019s opinion of value and the factors the appraiser used to arrive at that number.<\/span><\/p>\n

\u201cI\u2019d say 90% of the time, appraisers do a fantastic job,\u201d says <\/span>John Krol<\/span><\/a>, an accomplished <\/span>Naples-area real estate agent<\/span><\/a> who completes 88% more sales than the average agent in his locale and regularly works with appraisers. But there\u2019s a small chance that \u201cthe appraiser doesn\u2019t have what they need or it\u2019s due the next day,\u201d explains Krol.
