The demand for metal roofing material is expected to rise 2.7% per year through 2023, based on its unique appearance, weather resistance, and effect on lowering energy bills.<\/p>\n<p>Metal roofs have yet to make a huge impression among HomeLight\u2019s top agents: <a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/09\/real-estate-top-agent-insights-q3-2019.pdf\">78% of those surveyed for our Q3 2019 Top Agent Insights Report<\/a> recommend asphalt shingles when clients need to replace a roof.<\/p>\n<p>However, <a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/09\/real-estate-top-agent-insights-q3-2019.pdf\">21% of the 435 agents that HomeLight surveyed say they have seen more homeowners choosing metal roofs<\/a> because of their energy-efficiency and longer life span: <a href=\"https:\/\/www.dryhome.com\/how-long-will-my-roof-last\/\">about 40 to 80 years<\/a>, compared with 20 to 50 years for asphalt or composite shingles.<\/p>\n<p>With top agents estimating that <a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/09\/real-estate-top-agent-insights-q3-2019.pdf\">roof replacement in general recoups 94% of your investment at resale<\/a>, it\u2019s worth investigating whether a metal roof will increase home value more than other materials. They can resemble the rough texture and finish of <a href=\"https:\/\/www.customshingles.com\/wood-shingles-vs-wood-shakes\">wood shakes<\/a> or rustic wood shingles, the ripples of Mediterranean clay tiles, and the look of architectural shingles (yes, those traditionally made from asphalt or composite).<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/agents\/adam-greer-al-000109921\">Adam Greer<\/a>, a <a href=\"https:\/\/www.homelight.com\/columbus-ga\/top-real-estate-agents\">top real estate agent in the Columbus, Georgia, area<\/a>, says that architectural shingle roofs are more popular than metal roofs in his area. But he has sold homes with metal roofs and as he notes \u201cit\u2019s just a product that lasts longer.\u201d<\/p>\n<p>One of the most recognizable styles of metal roofing is the <a href=\"https:\/\/www.classicmetalroofingsystems.com\/product-info\/styles\/standing-seam\/\">standing seam metal roof<\/a>, where strips of metal panels interlock along vertical seams. (Imagine corduroy fabric with really wide ridges). You might have seen this style of roof on a restaurant, shopping center, or agricultural building, says<a href=\"https:\/\/www.classicmetalroofingsystems.com\/about-us\/\"> Classic Metal Roofing Systems<\/a> of Piqua, Ohio, a division of Isaiah Industries, Inc., and a manufacturer of metal roofing products since 1980.<\/p>\n<p>For residential buildings, this style of roofing has <a href=\"https:\/\/www.classicmetalroofingsystems.com\/product-info\/styles\/standing-seam\/\">narrower panels<\/a> (about 12 inches wide) and comes in an array of colors (from neutral buckskin, browns, white, and grays to terracotta red, forest green, and slate) for a clean, contemporary look, this manufacturer says.<\/p>\n<p>You don\u2019t have just one choice of metal, either. The <a href=\"https:\/\/modernize.com\/roof\/types\/metal\">most common types of metal roofing<\/a> include:<\/p>\n<ul>\n<li>Steel (usually <a href=\"https:\/\/modernize.com\/roof\/types\/standing-seam-metal\">galvanized with corrosion-resistant coating of zinc or zinc-aluminum<\/a>)<\/li>\n<li><a href=\"https:\/\/modernize.com\/roof\/types\/corrugated\">Stainless steel<\/a> (often the material for those corrugated metal panels)<\/li>\n<li>Aluminum<\/li>\n<li>Copper<\/li>\n<li>Tin<\/li>\n<li>Zinc<\/li>\n<\/ul>\n<h2>How much will a metal roof increase your home\u2019s value?<\/h2>\n<p>Because metal is considered a premium roofing material, it can conceivably increase your home\u2019s value and boost your asking price, especially if it has a comprehensive warranty. For instance, Classic Metal Roofing Systems has a<a href=\"https:\/\/www.classicmetalroofingsystems.com\/product-info\/warranty\/\"> 40-year warranty from the date of installation<\/a>, which transfers to the home\u2019s new owners at no cost each time the home is sold.<\/p>\n<p>You likely won\u2019t recoup the entire expense, however. According to <i>Remodeling <\/i>magazine\u2019s <i>Cost vs. Value 2020 <\/i>report, a metal roof replacement has an<a href=\"https:\/\/www.remodeling.hw.net\/cost-vs-value\/2020\/\"> average 61% return on investment<\/a> nationwide.<\/p>\n<h3>What\u2019s the metal-roof difference?<\/h3>\n<p>Metal roofs have a number of advantages, notably durability. The International Association of Certified Home Inspectors says that metal roofing typically lasts <a href=\"https:\/\/www.nachi.org\/roofs.htm\">two to three times longer<\/a> than wood or asphalt shingles.<\/p>\n<p>How much longer? DryHome Roofing Inc., a roofing contractor in Sterling, Virginia, that\u2019s certified by the Better Business Bureau, listed <a href=\"https:\/\/www.dryhome.com\/how-long-will-my-roof-last\/\">how long various roofing materials tend to last<\/a>, barring high winds and other weather conditions that can damage any roof:<\/p>\n<ul>\n<li><b>Slate or tile:<\/b> roughly 100 years<\/li>\n<li><b>Metal:<\/b> about 40 to 80 years<\/li>\n<li><b>Architectural asphalt shingles:<\/b> about 30 years<\/li>\n<li><b>Cedar shake:<\/b> about 30 years<\/li>\n<li><b>Fiber cement:<\/b> about 25 years<\/li>\n<li><b>Asphalt or composite shingles:<\/b> about 20 to 50 years, depending on premium brand<\/li>\n<\/ul>\n<p>Some other perks of metal roofs include:<\/p>\n<ul>\n<li><b>Low to no maintenance:<\/b> If properly installed, a metal roof <a href=\"https:\/\/www.metalroofing.com\/residential-metal-roofing\/frequently-asked-questions\/\">won\u2019t fade, rust, crack, or rot<\/a>, according to the Metal Roofing Alliance (MRA), a national trade association of roofing contractors and dealers.<\/li>\n<li><b>Better protection against high winds, hail, heavy snow, and wildfires: <\/b>Metal roofing can withstand gusts of <a href=\"https:\/\/www.metalroofing.com\/residential-metal-roofing\/frequently-asked-questions\/\">up to 140 miles per hour<\/a> and \u201csheds\u201d precipitation quickly, which protects the roof\u2019s structural integrity. It also <a href=\"https:\/\/www.classicmetalroofingsystems.com\/about-metal-roofing\/metal-roofing-pros-and-cons\/\">resists catching fire<\/a> from any airborne embers or sparks.<\/li>\n<li><b>Energy savings: <\/b>A painted metal roof or one covered in a cool reflective coating can reflect solar energy and <a href=\"https:\/\/www.energy.gov\/energysaver\/design\/energy-efficient-home-design\/cool-roofs\">reduce your air conditioning bills<\/a>, according to the U.S. Department of Energy. One estimate notes that some metal roofs can save <a href=\"https:\/\/www.angieslist.com\/articles\/are-metal-roofs-better-shingles.htm\">up to 25% in energy costs<\/a> compared to a roof of dark asphalt shingles. (Don\u2019t expect as much a reduction in heating costs, though; your <a href=\"https:\/\/www.angieslist.com\/articles\/metal-roofing-facts-and-myths.htm\">home\u2019s insulation and any air leaks around windows and doors<\/a> have a greater impact on heating bills, say the experts at the online business directory Angie\u2019s List.)<\/li>\n<li><b>Versatility: <\/b>A metal roof often can be installed over your current roof, reducing shingle waste. Metal roofs on average also are <a href=\"https:\/\/www.metalroofing.com\/residential-metal-roofing\/frequently-asked-questions\/\">50% lighter than asphalt shingle roofs<\/a> and 75% lighter than concrete tile or slate, the MRA says, so there tends not to be an issue about whether a structure can support this material\u2019s weight.<\/li>\n<\/ul>\n<h3>Are there any drawbacks to having a metal roof?<\/h3>\n<ul>\n<li><b>Longer installation time:<\/b> Elite Construction, a licensed and insured building and restoration contractor in Denver, Colorado, estimates that a five-person crew can install 35 to 40 square feet of a steel sheet roof in <a href=\"https:\/\/www.eliteconstructionandroofing.com\/blog\/roofing\/how-long-does-it-take-to-replace-a-roof\/\">three to four days<\/a>, about twice as long as installing asphalt shingles but about half as long as installing concrete tile. Installation can take a bit longer depending on the size of your home and the roof\u2019s architecture, as well as how the panels interlock.<\/li>\n<li><b>Noise: <\/b>Although some roofers say that a metal roof <a href=\"https:\/\/www.angieslist.com\/articles\/are-metal-roofs-better-shingles.htm\">isn\u2019t noisy as long as it\u2019s installed on top of a solid deck<\/a>, it can have more of a <a href=\"https:\/\/www.classicmetalroofingsystems.com\/about-metal-roofing\/metal-roofing-pros-and-cons\/\">\u201crumble\u201d<\/a> than people expect, although not as loud as, say, rain hitting a skylight.<\/li>\n<li><b>Price: <\/b>This is the biggest hurdle for homeowners. Expect to pay <a href=\"https:\/\/www.metalroofing.com\/residential-metal-roofing\/frequently-asked-questions\/\">about twice as much<\/a> as you would to replace an asphalt shingle roof, but a price comparable to tile. That said, some homeowners insurance policies, such as those with State Farm, offer <a href=\"https:\/\/www.statefarm.com\/insurance\/home-and-property\/homeowners\/discounts\/roofing-materials\">discounts on premiums in certain states for qualifying metal roofs<\/a> overlaid onto existing roofs. By comparison, asphalt shingles run about <a href=\"https:\/\/modernize.com\/roof\/cost-calculator\">$1 to $4.25 per square foot<\/a>.<\/p>\n<p>The national average cost of a metal roof is <a href=\"https:\/\/www.angieslist.com\/articles\/metal-roofing-facts-and-myths.htm\">about $16,500<\/a>, according to the MRA. More specifically, installing steel shingles on a 2,000-square-foot roof costs about $15,000 to $25,000, Modernize says. For a standing seam metal roof of the same size, you\u2019ll pay <a href=\"https:\/\/modernize.com\/roof\/cost-calculator\">about $23,000 to $30,000<\/a>; a copper roof costs about $23,000 to $48,000.<\/p>\n<p>Compare that with installing a 2,000-square-foot <a href=\"https:\/\/modernize.com\/roof\/cost-calculator\">asphalt roof, which costs about $12,400 to $16,000<\/a>. A concrete tile roof about the same size costs about $20,000 to $42,000 to install, and a clay tile roof costs about $24,000 to $50,000.<\/p>\n<p>Your <a href=\"https:\/\/www.homelight.com\/blog\/homeownership\/homeowners-insurance\/\">homeowners insurance<\/a> policy might cover some of the cost if you\u2019re replacing the roof because of any recent damage, such shingles torn off in high winds or hail, or a tree falling on part of the roof.<\/p>\n<h3>So, should I replace my roof with a metal one?<\/h3>\n<p>That depends on how long you plan to live in your current home. Because of the cost and durability, Greer says he thinks people will opt for a metal roof if they\u2019re planning to stay there for a long time.<\/p>\n<p>If you\u2019re planning on selling your home, a <a href=\"https:\/\/www.homelight.com\/blog\/home-inspection-process\/\">home inspector<\/a> or a <a href=\"https:\/\/www.homelight.com\/blog\/roof-inspection\/\">roof inspector<\/a> may find issues with the structure, materials, and workmanship of the roof that beg for a replacement. Metal might not be your first choice, though.<\/p>\n<p>\u201cMetal roofs cost more,\u201d Greer says. \u201cIf [sellers] have to put on a new roof, it\u2019s not like they\u2019re going to go with the most expensive option. \u2026 Even if a seller is trying to add value, you\u2019re not going to see them step up and add that type of product to a home they\u2019re planning on leaving.\u201d<\/p>\n<p>Sometimes a seller will have an emotional attachment to a house and put more money into renovations than necessary to leave it for buyers in the best possible condition, \u201cbut that\u2019s uncommon,\u201d he adds.<\/p>\n<p>If you\u2019re curious about whether a metal roof will increase your home\u2019s value, talk with a roofing professional and a real estate agent.
