On the one hand, U.S. housing starts fell <a href=\"https:\/\/www.cnbc.com\/2020\/05\/19\/us-housing-starts-april-2020.html\">30% in April, a 5-year low<\/a>, the Commerce Department reported. This could in part explain why 60% agents believe a lack of supply to meet demand will be the biggest challenge to the 2020 housing market, and only 20% say they\u2019re more worried about coronavirus uncertainty.<\/p>\n<p>Despite the equilibrium of the market being a little out of whack (in favor of home prices continuing to rise), real estate agents say business continues to pick up and optimism among the industry\u2019s leading professionals remains strong.<\/p>\n<p><a our latest market pulse survey show. Optimism in the profession surpassed Q4 2019 levels, the percent of those who say their business is growing nearly tripled over April, and as few as 3% of agents across the country report that buyer activity is on the decline (compared to 78% on the 1st of April). Meanwhile, bidding wars are cropping up again: 65% of agents say that bidding wars are on the rise, up 2 percentage points from February (which was the peak of market momentum and agent optimism, prior to May). According to our latest Flash Poll of nearly 1,000 agents across the country, the real estate business is picking up steam, agent optimism is nearly back to Q4 2019 levels, and home prices remain isolated from the economic havoc wrought by the coronavirus \u2014 at least for now.<\/p>\n<p>March brought a vampire tooth dip in agent sentiment, market strength, and real estate activity on both the buy and sell sides. April muddled along as Americans stumbled in the pitch black. May\u2019s data indicates many have picked up a flashlight and shined it toward a way forward. Whether that\u2019s through the safety of virtual showings or with masks and the social distance practices, it\u2019s in the name of navigating a new world.<\/p>\n<p>Are we out of the woods with smooth sailing ahead?<\/p>\n<p>Impossible to say (and doubtful when you look at the alarming unemployment figures). current circumstances (up from 13%)<\/li>\n<li>20% describe their business as steady or about the same as before the pandemic (up from 13%)<\/li>\n<li>5% say their business has come screeching to a \u201cnew normal\u201d \u2014 sluggish but still pressing on \u2014\u00a0with no drastic changes since our latest poll conducted April 1 except that the demand for virtual showings spiked again.<\/p>\n<p>Nearly half of agents across the nation still say it\u2019s a seller\u2019s market. Agents estimate on average that 37% of sellers and 43% of buyers have hit pause (a new question we asked agents this round), but three-quarters say prices are holding steady. Time will tell how severe job losses across the country over a short time span will add additional pressure to home sales moving forward.<\/p>\n<p>Here\u2019s a summary of our latest data:<\/p>\n<p><strong>Agents remain open for business.<br \/>\n<\/strong><\/p>\n<ul>\n<li>99% of agents surveyed are still accepting new clients.<\/li>\n<\/ul>\n<p><strong>Since the beginning of April, there hasn\u2019t been much change in how agents\u2019 businesses are faring.<br \/>\n<\/strong>The majority of agents still have work to do and clients coming are to them for help, just at a slower pace than is typical:<\/p>\n<ul>\n<li>67% of agents describe business as slower than normal but still doing deals<\/li>\n<li>13% say their business has come screeching to a halt<\/li>\n<li>12% describe their business as steady or about the same as before the pandemic<\/li>\n<li>8% say their business is actually growing despite current circumstances<\/li>\n<li>Only 0.5% say their business is on hold for now \/ they\u2019ve deliberately stepped out of the market<\/li>\n<\/ul>\n<p><strong>Reports of a \u201cseller\u2019s market\u201d held steady this week but are still down from March and February.<\/strong><\/p>\n<ul>\n<li>April 15: 48% said it was a seller\u2019s market<\/li>\n<li>April 1: 49%<\/li>\n<li>March: 64%<\/li>\n<li>February: 77%<\/li>\n<\/ul>\n<p><strong>The overall drop in seller activity appears to be slowing.\u00a0<\/strong><\/p>\n<ul>\n<li>April 15: 78% said they&#8217;ve seen seller activity decline<\/li>\n<li>April 1: 76%<\/li>\n<li>March: 41%<\/li>\n<\/ul>\n<p><strong>The percent of agents who\u2019ve said they\u2019ve seen sellers take their homes off the market held steady.<\/strong><\/p>\n<ul>\n<li>April 15: 63% said they&#8217;ve seen sellers take their home off the market<\/li>\n<li>April 1: 66%<\/li>\n<li>March: 22%<\/li>\n<\/ul>\n<p><strong>The overall drop in buyer activity also appears to be leveling off.\u00a0<\/strong><\/p>\n<ul>\n<li>April 15: 74%<\/li>\n<li>April 1: 78%<\/li>\n<li>March: 45%<\/li>\n<\/ul>\n<p><strong>The percent of agents who\u2019ve said they\u2019ve seen buyers pause their home search also held steady.<\/strong><\/p>\n<ul>\n<li>April 15: 84%<\/li>\n<li>April 1: 87%<\/li>\n<li>March: 52%<\/li>\n<\/ul>\n<p><strong>While the vast majority of agents have seen some drop in real estate activity on both the buy and sell sides, over half of buyers and sellers appear to be carrying on.<\/strong><br \/>\nMeanwhile, buyers appear to be dropping out at a slightly higher rate than sellers, but not by much. On average across markets, agents estimate that:<\/p>\n<ul>\n<li>37% of sellers in their market have dropped out<\/li>\n<li>43% of buyers in their market have dropped out<\/li>\n<\/ul>\n<p><strong>As people look for ways to buy and sell safely while still practicing social distancing, the demand for virtual showings spiked again.<\/strong><\/p>\n<ul>\n<li>April 15: 73% of agents have seen an increase in the demand for virtual showings<\/li>\n<li>April 1: 54%<\/li>\n<li>March: 20%<\/li>\n<\/ul>\n<p><strong>Over half of agents believe we\u2019re already in a recession or will hit a recession before the end of 2020.<\/strong><\/p>\n<ul>\n<li>April 15:<br \/>\n30% say we\u2019re already in a recession; 23% say we\u2019ll hit a recession before the end of 2020<\/li>\n<li>March:<br \/>\n40% said we\u2019ll hit a recession before the end of 2020<\/li>\n<li>November 2019:<br \/>\n12% said we\u2019ll hit a recession before the end of 2020<\/li>\n<\/ul>\n<p><strong>But agent optimism has actually bounced back a bit since March.<\/strong><\/p>\n<ul>\n<li>April 15:<br \/>\n64% are extremely or somewhat optimistic about the 2020 housing market<\/li>\n<li>March:<br \/>\n56% were extremely or somewhat optimistic about the 2020 housing market<\/li>\n<li>November:<br \/>\n76% were extremely or somewhat optimistic about the 2020 housing market<\/li>\n<\/ul>\n<p><strong>As far as how agents are adapting to the coronavirus&#8230;<\/strong><br \/>\nThe biggest change we saw over the past two weeks was an increase in those doubling down on virtual tours:<\/p>\n<ul>\n<li>84% have shut down open houses.<\/li>\n<li>68% are leaning into e-signature and digital closing tools.<\/li>\n<li>66% are doubling down on virtual tours (up from 55% April 1).<\/li>\n<li>59% are replacing in-person client meetings with virtual ones.<\/li>\n<li>56% are working with inspectors to implement new safety protocols around property inspections.<\/li>\n<li>46% are restricting or eliminating physical showings.<\/li>\n<li>31% are adapting to alternative appraisal methods for their clients.<\/li>\n<\/ul>\n<p><em>*Respondents were surveyed between April 15-16, 2020, with 382 real estate agents participating nationwide.\u00a0<\/em><\/p>\n<h2>Week of April 1, 2020: Not the spring anyone hoped for<\/h2>\n<p>Buyers were the first to change their behavior in the wake of the coronavirus, but sellers are following suit. This could create a situation where only the most motivated buyers and sellers transact right now, the total number of sales chills significantly, but the scales remain fairly balanced.<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/Tracking-Homebuyer-and-Seller-Behavior-During-the-Coronavirus-2.png\" target=\"_blank\"><img decoding=\"async\" width=\"600\" height=\"371\" src=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/Tracking-Homebuyer-and-Seller-Behavior-During-the-Coronavirus-2.png\" class=\"attachment-content size-content\" alt=\"\" srcset=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/Tracking-Homebuyer-and-Seller-Behavior-During-the-Coronavirus-2.png 600w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/Tracking-Homebuyer-and-Seller-Behavior-During-the-Coronavirus-2-64x40.png 64w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/Tracking-Homebuyer-and-Seller-Behavior-During-the-Coronavirus-2-128x79.png 128w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/Tracking-Homebuyer-and-Seller-Behavior-During-the-Coronavirus-2-192x119.png 192w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/Tracking-Homebuyer-and-Seller-Behavior-During-the-Coronavirus-2-432x267.png 432w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/Tracking-Homebuyer-and-Seller-Behavior-During-the-Coronavirus-2-500x309.png 500w\" sizes=\"(max-width: 600px) 100vw, 600px\" \/><\/a><\/p>\n<ul>\n<li>Agents are mostly open for business: 97% of agents surveyed are still accepting new clients. 67% of agents describe their business as slower than normal, but still doing deals.<\/li>\n<li>53% of agents would generally advise buyers: Continue your home search if you must buy, while taking necessary safety precautions. 45% would advise the same to sellers. 48% say they&#8217;re generally not advising sellers either way but giving clients the facts and helping them do what they think is best.<\/li>\n<li>Reports of a \u201cseller\u2019s market\u201d continue to drop: We\u2019re now down from 64% in mid-March to 49% in April.<\/li>\n<li>Number of agents reporting that seller activity is down in their market has nearly doubled since mid-March from ~40% to 76%. Meanwhile the percent of agents who&#8217;ve seen sellers take their homes off the market has risen from 22% to 66%.<\/li>\n<li>More and more buyers are stepping out, too. 78% of agents have seen buyer activity generally decline in their market, compared to 45% two weeks ago. 87% of agents now say they\u2019ve seen buyers pause their home search, up from 52% from our last poll.<\/li>\n<li>The demand for virtual showings is soaring \u2014 54% of agents are noting an increase in the demand for remote showings, up from 20% from our last poll.<\/li>\n<\/ul>\n<p><b>Here\u2019s how agents are
