But add worries about the coronavirus, and sellers are doubly nervous about whether a home inspection is even safe right now. <a href=\"https:\/\/www.homelight.com\/find-real-estate-agents\">Real estate agents<\/a> and home inspectors share those concerns \u2014 and are adapting new protocols to ensure this necessary part of the home sale process is as safe as possible for everyone.<\/p>\n<p><a href=\"https:\/\/www.steinhausen.biz\/\">Matt Steinhausen<\/a>, an independent home inspector since 1999 in Lincoln, Nebraska, shifted in March to inspecting only homes that have been vacant for 24 hours or more. In fact, not obtaining a home inspection could expose homeowners and buyers to <a href=\"https:\/\/ashiwebstorage.blob.core.windows.net\/files\/docs\/Covid-19\/ASHI-Position-Statement.pdf\">safety hazards<\/a>, such as defective mechanical systems, and financial risks.<\/p>\n<p>\u201cIt would lead to uncertainty for the buyer purchasing the home\u2026 as if there were something they didn\u2019t want the buyer to be aware of,\u201d says <a href=\"https:\/\/www.homelight.com\/agents\/katielechnerthelgiteam--fl-3220905\">Katie Lechner<\/a>, a top real estate agent in the Cocoa, Florida, area.<\/p>\n<p>However, stay-at-home orders <a href=\"https:\/\/ashiwebstorage.blob.core.windows.net\/files\/docs\/Covid-19\/COVID-19-FAQ.pdf\">vary by municipality<\/a> as far as whether real estate sales and home inspections are considered \u201cessential services\u201d during the coronavirus pandemic. Lechner has known sellers in the past who have declined a home inspection and says it\u2019s usually not wise to refuse this <a href=\"https:\/\/www.homelight.com\/blog\/agent-home-inspections-coronavirus\/\">common contract contingency<\/a>.<\/p>\n<p>\u201cThe buyer could absolutely cancel the contract, and the <a href=\"https:\/\/www.homelight.com\/blog\/title-company\/\">escrow<\/a> would be due back to the buyer,\u201d Lechner says.<\/p>\n<p>With sellers worried about having enough time to complete any necessary repairs, Lechner has suggested a pre-listing inspection \u2014 essentially, a home inspection that the seller arranges before putting the home on the market.<\/p>\n<p>This costs an average of <a href=\"https:\/\/www.homeadvisor.com\/cost\/inspectors-and-appraisers\/hire-a-home-inspector\/#cost\">$315 nationwide<\/a>, and the buyer isn\u2019t required to use the findings, even if everything checks out OK. But it does allow for some peace of mind and can make a sale go more smoothly if buyers see that you\u2019re on top of any maintenance.<\/p>\n<h2>What if inspections are canceled or delayed right now?<\/h2>\n<p>Some inspections may be delayed or canceled because of municipal restrictions or people\u2019s health. ASHI recommends that inspectors and homeowners <a href=\"https:\/\/www.homeinspector.org\/reporter-articles\/inspection-during-a-pandemic-insights-from-home-inspectors\/\">reschedule inspections<\/a> if anyone feels sick or exhibits any symptoms of a respiratory illness, such as a <a href=\"https:\/\/www.nachi.org\/protect-prevent-illness-virus.htm\">fever of 100.4 degrees Fahrenheit or higher<\/a>.<\/p>\n<p>\u201cI have had some cancellations or postponements due to the inability of other parties to vacate homes,\u201d Steinhausen says. \u201cI don&#8217;t charge my clients for inconveniencing me in circumstances beyond their control.\u201d<\/p>\n<p>Buyers and sellers at the moment understand that timelines, even for lending, might be delayed, agents say. In fact, agents are adding a <a href=\"https:\/\/www.homelight.com\/blog\/agent-coronavirus-clauses-real-estate-transactions\/\">coronavirus addendum<\/a> to new and existing contracts to allow for some breathing room for repairs and other steps that typically must be completed within certain time frames.<\/p>\n<p>Regardless, if you\u2019re <a href=\"https:\/\/www.homelight.com\/blog\/agent-home-inspections-coronavirus\/\">unable to accommodate a home inspection<\/a> right now, you can offer buyers a home warranty instead, says <a href=\"https:\/\/www.homelight.com\/agents\/suzanne-damon-nh-048662\">Suzanne Damon<\/a>, a top-selling agent in Manchester, New Hampshire. Talk with your agent as well as the inspector or inspection company about any precautions, such as:<\/p>\n<ul>\n<li><b>Can you bundle the inspections to limit the number of people entering your home? <\/b><b><br \/>\n<\/b>Some inspectors in Florida, for instance, are certified for regular home inspections as well as checking for \u201cwood-destroying organisms,\u201d such as termites. \u201cIf there\u2019s not one inspector who can do both, we\u2019re asking that they happen at the same time,\u201d Lechner says.<\/li>\n<li><b>What protective gear will the inspector wear?<\/b><br \/>\nSome agents often have shoe covers on hand because clients don\u2019t want visitors wearing shoes or trekking dirt into their homes. They\u2019ll also provide inspectors with hand sanitizer and disinfectant wipes. \u201cWe don\u2019t ever want someone to feel like they\u2019re being put in a vulnerable situation so we\u2019ll provide all materials necessary,\u201d Lechner notes.<\/li>\n<li><b>Can you set up a handwashing station for the inspector, or specify who should touch specific items?<\/b><br \/>\nSome homeowners and agents have done this, as well as posted signs not to touch anything unnecessarily, Damon says.<\/li>\n<\/ul>\n<h2>Expect not to be home during the inspection<\/h2>\n<p>Inspectors and agents agree that the fewer people around during a home inspection at this time, the better. In fact, the International Association of Certified Home Inspectors has drafted a \u201c<a href=\"https:\/\/www.nachi.org\/virus-release.htm\">coronavirus release and hold-harmless agreement<\/a>\u201d that specifies no minors shall be present during an inspection, and that anyone attending must \u201ckeep a safe distance,\u201d or the inspector can terminate the inspection.<\/p>\n<p>Damon says this varies based on the inspector\u2019s comfort level. Some will allow only those people on the deed to be present; others have asked that only the agents be there or for them to be accessible only through video chat or an app such as FaceTime, Google Duo, or Facebook Messenger.<\/p>\n<p>\u201cI was involved in a home inspection today \u2014 I\u2019m the seller\u2019s agent \u2014 and I was asked not to be there,\u201d she says. She, the homeowner, and the inspector were in contact through FaceTime in case the inspector couldn\u2019t access anything, such as an attic or crawlspace. They then schedule a conference with the client afterward.<\/p>\n<p>Steinhausen says if a client hadn\u2019t been able to meet him in person at a home in the past, he\u2019d gladly ask them to review his photos along with his report, then discuss it by phone. \u201cThat way they can digest the information and prepare questions for me to answer,\u201d he says.<\/p>\n<p>Damon says the post-inspection conferences are helpful. \u201cWhen you\u2019re there in person, everything\u2019s very overwhelming to a buyer because there\u2019s so much coming at them at once,\u201d she says. \u201cOnce the inspection gets done and you sit down through remote means and go through a slide show, you\u2019re able to ask questions along the way and think of things. I think there\u2019s better digestion of the information.\u201d<\/p>\n<h2>How should sellers handle repair requests?<\/h2>\n<p>Naturally, this depends on what the inspector finds and what a repair might entail. Steinhausen says that social distancing should have no effect on exterior repairs \u2014 roofing, gutters, siding, concrete, landscaping, and so on.<\/p>\n<p>He advised that clients and contractors postpone any elective interior repairs until a later date. \u201cIf there are required repairs such as the need to replace a water heater or furnace, I recommend maintaining distancing and not entering rooms or areas of the home where others have been for at least 24 hours, which can usually be accommodated,\u201d he says.<\/p>\n<p>Even before the coronavirus pandemic, sellers offered buyers credit at closing to cover the costs of certain repairs that buyers might want to arrange to their tastes or timetables.<\/p>\n<p>Because of current safety concerns, Lechner says she\u2019s preparing sellers that if repairs are necessary, this means another person entering the home. Aside from any potential delays because of scheduling, this involves contacting vendors and asking about their safety protocols, as well as \u201cwhat we can do on our end \u2014 the seller\u2019s end \u2014 to limit the amount of exposure to get the work done.\u201d<\/p>\n<p>Although servicing a furnace or a boiler may be necessary before closing, it\u2019s not vital for the seller to be home at the time, adds Damon. Your agent can work with a vendor to grant them access to the property, whether through a lockbox or simply opening the door for them. \u201cNormally, if they weren\u2019t home, we would go to the property and work with the vendor on their schedule to remedy the problem,\u201d she says.<\/p>\n<h3>&#8216;We&#8217;re in it together&#8217;<\/h3>\n<p>Dealing with the coronavirus is uncharted territory for everyone, so these professionals say they\u2019re being more flexible and understanding, whatever misgivings or hiccups arise. \u201cEverybody\u2019s world has changed, and I keep saying, \u2018We\u2019re in this together; we\u2019ll get through it together,\u2019\u201d Damon says.<\/p>\n<p><em>Header Image Source: (Skitterphoto \/
