According to our Flash Poll for April 15, 2020, 67% of real estate agents nationwide describe business as slower than usual but <a href=\"https:\/\/www.homelight.com\/blog\/agent-how-coronavirus-impacts-real-estate-tracker\/\">still doing deals<\/a>, and they estimate that 63% of sellers \u2014 in spite of the coronavirus pandemic \u2014\u00a0haven\u2019t cancelled their plans to move.<\/p>\n<p>But how does selling a home work in this new environment? Are you destined to sell for less or spend months on the market waiting for an offer? What challenges can sellers expect and how can they overcome them? To find out, we spoke with top agents across the country who\u2019ve been navigating this new landscape since March. Don\u2019t entertain lowball offers \u2014 yet<\/h2>\n<p>The sudden and dramatic shake-up of day to day life and the economy might have some sellers reeling about whether their home value has plummeted since the coronavirus hit, but now\u2019s not the time to panic \u2014\u00a0or accept lowball offers, advises Rapid City, South Dakota agent <a href=\"https:\/\/www.homelight.com\/agents\/shauna-sheets-sd-15646\">Shauna Sheets<\/a>.<\/p>\n<p>\u201cThis isn\u2019t \u201808 or \u201809. We\u2019re not seeing home prices dramatically drop,\u201d says Sheets, who started selling homes a decade ago. \u201cWe\u2019ve heard the term \u2018lowball offer\u2019 in conversation, but we\u2019re not seeing that in practice.\u201d<\/p>\n<p>Before the coronavirus outbreak, <a href=\"https:\/\/www.homelight.com\/blog\/selling-a-home-during-coronavirus\/\">data was trending toward a robust seller\u2019s market this spring<\/a>. As of mid-April, <a href=\"https:\/\/www.homelight.com\/blog\/agent-how-coronavirus-impacts-real-estate-tracker\/\">75% of agents<\/a> report that prices are holding strong. Currently, <a href=\"https:\/\/www.nar.realtor\/blogs\/economists-outlook\/inventory-and-months-supply\">low inventory<\/a> is suppressing any trend toward lower prices. So in general, think twice before accepting an offer you\u2019re not happy with.<\/p>\n<p>It\u2019s not clear how long these conditions will last, however. With jobless claims <a href=\"https:\/\/www.usatoday.com\/story\/money\/2020\/04\/29\/coronavirus-likely-lead-another-3-5-million-file-jobless-claims\/3037057001\/\">projected to reach 30 million<\/a>, and experts warning of a <a href=\"https:\/\/www.nytimes.com\/2020\/04\/14\/us\/politics\/coronavirus-economy-recession-depression.html\">downturn akin to the Great Depression<\/a>, the housing market <a href=\"https:\/\/www.homelight.com\/blog\/agent-how-coronavirus-impacts-real-estate-tracker\/\">may very well come under serious pressure as a result<\/a>.<\/p>\n<p>For now, don\u2019t let nerves or jitters get the best of you. With the assistance of your agent, you can always craft a strong <a href=\"https:\/\/www.homelight.com\/blog\/how-to-make-a-counter-offer\/\">counteroffer<\/a> if you think it\u2019s worth trying to negotiate with someone.<\/p>\n<h2>2. Expect less interest, but more serious buyers<\/h2>\n<p>The desire to avoid nonessential contact with others and wait to move until the pandemic subsides has caused about <a href=\"https:\/\/www.homelight.com\/blog\/buyer-is-coronavirus-going-to-impact-real-estate\/\">43% of homebuyers to hit pause<\/a>, our data shows. But there\u2019s a silver lining, says top-selling San Antonio real agent <a href=\"https:\/\/www.homelight.com\/agents\/spencer-hasch-tx-0525962\">Reagan Williamson<\/a>: \u201cThe quality of the buyer has gone up significantly.\u201d<\/p>\n<p>Economic uncertainty and skyrocketing unemployment has led many <a href=\"https:\/\/www.housingwire.com\/articles\/mortgage-lenders-are-tightening-standards-as-coronavirus-crisis-worsens\/\">mortgage lenders to tighten their qualification standards<\/a>, making it harder for lower-credit borrowers to secure pre-approval or a home loan. As a result, \u201cOur buyers are much [stronger] right now,\u201d says Williamson. \u201cThey wouldn\u2019t be making offers unless they were serious and well-prepared.\u201d<\/p>\n<p>Sellers can make the most of this slow but serious traffic. Here\u2019s how:<\/p>\n<ul>\n<li><b>Let buyers experience your home online<\/b><br \/>\nWork with your agent to attach a <a href=\"https:\/\/www.homelight.com\/blog\/agent-real-estate-virtual-tours-coronavirus\/\">3-D self navigable tour, pre-recorded video walkthrough, or listing video<\/a> to your property listing. Cyber tours give buyers a realistic experience of the property, which may help them see that your home is truly a great match.<\/li>\n<li><b>Boost your home\u2019s curb appeal.<\/b><br \/>\nBefore booking a tour, agents are taking their buyers on <a href=\"https:\/\/www.homelight.com\/blog\/agent-real-estate-covid-19-agents-adapting\/\">preliminary showings<\/a> to highlight the surrounding neighborhood, street, and exterior of a home they\u2019re interested in. So spend a quarantined weekend <a href=\"https:\/\/www.homelight.com\/blog\/how-to-add-curb-appeal\/\">sprucing up your curb appeal<\/a> to impress any buyers who may do a drive-by.<\/li>\n<li><b>Hit on your home\u2019s highlights and key upgrades in your listing description.<\/b><br \/>\nPaint a vivid picture of your home with a rich and descriptive <a href=\"https:\/\/www.homelight.com\/blog\/creative-real-estate-listing-descriptions\/\">listing<\/a> detailing features that a buyer might miss during the virtual showings.<\/li>\n<\/ul>\n<h2>3. Communicate frequently using teleconferencing solutions<\/h2>\n<p>Even in more predictable times, a good real estate agent is in constant contact with their client. List now or be ready to pull the trigger<\/h2>\n<p>\u201cA lot of sellers are hesitant to put their homes on the market, which is unfortunate,\u201d Williamson explains. In his San Antonio market, inventory is down right now, but buyer demand is still high, making it a good time to list a property while others are hesitating to do so.<\/p>\n<p>At the very least, he recommends preparing your home to sell, \u201cso whenever the shelter in place is officially lifted, we can be the first ones on the market that day and we&#8217;re not left scrambling trying to get you on the market in a week.\u201d<\/p>\n<p>Sheets anticipates the same thing in Rapid City: \u201cWhen the world opens back up, it\u2019s going to be like the floodgates opened.\u201d<\/p>\n<p>Listing your house now is getting ahead of an anticipated surge in listings (aka your direct competition). Since you\u2019re spending more time at home than ever before, start taking the steps to prepare your home:<\/p>\n<ul>\n<li><a href=\"https:\/\/www.homelight.com\/blog\/house-cleaning-checklist\/\">Deep clean<\/a> the interior and freshen up the outdoor entryway.<\/li>\n<li>Declutter your home (and increase its value by <a href=\"https:\/\/www.homelight.com\/blog\/house-cleaning-checklist\/\">$2,584, on average<\/a>).<\/li>\n<li>Organize your <a href=\"https:\/\/www.homelight.com\/blog\/how-to-organize-a-closet\/\">closets, pantries, and drawers<\/a>.<\/li>\n<li>Tackle simple and affordable <a href=\"https:\/\/www.homelight.com\/blog\/quick-easy-curb-appeal\/\">curb appeal projects<\/a><\/li>\n<\/ul>\n<h2>5. Anticipate new addenda and disclosures<\/h2>\n<p>Over the past couple of months as contract delays and hurdles become more common, \u201c<a href=\"https:\/\/www.homelight.com\/blog\/agent-coronavirus-clauses-real-estate-transactions\/\">coronavirus clauses<\/a>\u201d \u2014 also called coronavirus \u201caddenda\u201d or \u201camendments\u201d \u2014\u00a0have become a frequent addition to buyer\u2019s purchase agreements across the country. These provisions permit contract extensions and even termination without repercussions.<\/p>\n<p>It\u2019s important, as a seller, that you <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-coronavirus-clauses-sellers\/\">know what you\u2019re signing and what your options are<\/a>. When you receive an offer, you should verify what the terms of the coronavirus amendment are.<\/p>\n<p>Talk to your agent about negotiating the stated deadline extensions, who keeps the earnest money in what scenario, and anything else included in the addendum \u2014 but keep in mind that buyers are going to be hesitant to keep their offer on the table without some kind of contract protection specific to these circumstances.<\/p>\n<p>In Williamson\u2019s market, real estate agents have also started adding coronavirus \u201cdisclosure\u201d statements to purchase offers. \u201cBasically, it\u2019s a form where the sellers and all occupants in the house, as well as the buyers and the buyer\u2019s agents and anybody who will be seeing the house sign a form saying everybody\u2019s in good health,\u201d says Williamson.<\/p>\n<p>Unprecedented times call for unprecedented paperwork, but make sure you consult with your real estate agent before signing to any unfamiliar documents.<\/p>\n<figure id=\"attachment_16411\" aria-describedby=\"caption-attachment-16411\" style=\"width: 700px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/tips-for-selling-your-home-coronavirus-delay.png\" target=\"_blank\"><img decoding=\"async\" width=\"666\" height=\"381\" src=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/tips-for-selling-your-home-coronavirus-delay-666x381.png\" class=\"attachment-content size-content\" alt=\"\" srcset=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/tips-for-selling-your-home-coronavirus-delay-666x381.png 666w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/tips-for-selling-your-home-coronavirus-delay-64x37.png 64w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/tips-for-selling-your-home-coronavirus-delay-128x73.png 128w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/tips-for-selling-your-home-coronavirus-delay-192x110.png 192w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/tips-for-selling-your-home-coronavirus-delay-432x247.png 432w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/tips-for-selling-your-home-coronavirus-delay-500x286.png 500w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/04\/tips-for-selling-your-home-coronavirus-delay.png 700w\" sizes=\"(max-width: 666px) 100vw, 666px\" \/><\/a><figcaption id=\"caption-attachment-16411\" class=\"wp-caption-text\"><\/a> Source: (Karim MANJRA \/ Unsplash)<\/figcaption><\/figure>\n<h2>6. Push for a standard closing, but plan on delays<\/h2>\n<p>During the coronavirus outbreak, Sheets\u2019 biggest challenge in selling homes hasn\u2019t been interest in properties \u2014\u00a0it\u2019s been delayed deals because of the new <a href=\"https:\/\/www.homelight.com\/blog\/buyer-mortgage-overlay\/\">COVID-19 overlays on loan requirements<\/a>.<\/p>\n<p>According to market data from January 2020, Ellie Mae, who processes 35% of mortgage applications, indicates that the average time to close on a loan is <a href=\"https:\/\/static.elliemae.com\/pdf\/origination-insight-reports\/EM_OIR_JANUARY2020.pdf\">48 days<\/a>. \u201cWe\u2019ve been pushing closer to 60 days,\u201d says Sheets.<\/p>\n<p>These extended timelines also stem from delays in appraisals, inspections, and other key closing services. The challenge is, the longer the closing period, the more time a buyer has to develop cold feet, says Annette Wilcox, a Norwalk, Ohio agent who earned HomeLight&#8217;s 2019 Top Negotiator achievement. Knowing that, you might want to push back when offers come in with long closing periods. While some delays are inevitable and fall under the coronavirus clause, aim to keep your buyer on track with a standard 30\/45 day closing.<\/p>\n<h2>7. Check to see where the buyer\u2019s loan is coming from<\/h2>\n<p>Wilcox always encourages her sellers to go over any offers with a close eye, but she\u2019s asking them to pay particular attention to where buyers are banking. \u201cSellers always want to just look at the price, but now we\u2019re seeing them look at the name of the bank, and wanting local bank names on pre-approval letters,\u201d she says.<\/p>\n<p>To clarify, says Wilcox, there\u2019s nothing wrong with a buyer going online to secure a mortgage with a major lender. But from the seller\u2019s perspective, if there\u2019s a hiccup with the deal, a buyer who banks with a local branch and who\u2019s developed a personal relationship with the people there might have a better shot at closing.<\/p>\n<p>\u201cSay someone was furloughed a week during the virus,\u201d Wilcox explains. \u201cA local banker is more likely to know that [the employer] closed down for a week to put safety measures in line. The bank have no worries about [the buyer] getting laid off again, so they will go through with those loans.\u201d<\/p>\n<p>In her experience, online banks have been less understanding of these circumstances and more challenging to get a hold of during these times. \u201cIt\u2019s all about relationships right now,\u201d she says.<\/p>\n<p>Trends in real estate will vary based on your location and market, and you should work with your agent to develop a game plan that makes sense for you.
