Nevertheless, he has sold several homes near cemeteries without a problem. And studies show that \u2014 when evaluating property value next to a cemetery \u2014 in general you&#8217;re not going to see a negative impact.<\/p>\n<p>Some homes in Ohio with a cemetery view sold for <a href=\"https:\/\/www.savings.com.au\/home-loans\/cemeteries-affect-property-prices\">about 9% more than the median home price<\/a> in one suburb, one study found. Other research discovered that homes located less than 500 yards from cemeteries on average <a href=\"https:\/\/www.prnewswire.com\/news-releases\/deadly-serious-redfin-study-reveals-homes-near-cemeteries-sell-for-more-228608911.html\">sold for about $17 more per square foot<\/a>. Studies in <i>The Appraisal Journal, <\/i>the peer-reviewed publication of the professional association <a href=\"https:\/\/www.appraisalinstitute.org\/\">The Appraisal Institute<\/a> of Chicago, Illinois, show that an ocean view and proximity to a golf course <a href=\"https:\/\/www.researchgate.net\/publication\/255702538_Cemetery_Proximity_and_Single-Family_House_Price\">boost home values<\/a>. Closeness to shopping, <a href=\"https:\/\/www.homelight.com\/blog\/public-transportation-property-values\/\">public transportation<\/a>, and schools also tend to skew home prices higher.<\/p>\n<p>Likewise, several other <a href=\"https:\/\/www.researchgate.net\/publication\/255702538_Cemetery_Proximity_and_Single-Family_House_Price\">location-specific factors can lower prices<\/a>: <a href=\"https:\/\/www.homelight.com\/blog\/how-to-sell-a-house-with-road-noise\/\">Highway noise<\/a>, cell phone towers, oil pipelines, freight rail lines, and proximity to a registered sex offender, the Appraisal Institute says.<\/p>\n<p>Although there are roughly <a href=\"https:\/\/www.insider.com\/map-us-graveyards-cemeteries-2018-10\">150,000 graveyards and cemeteries in the contiguous United States<\/a>, cemeteries don\u2019t automatically qualify as a plus or a minus when selling a house.<\/p>\n<p>\u201cA cemetery doesn\u2019t really affect value,\u201d said John Huston, a professional appraiser in St. Petersburg, Florida, who serves three counties and has appraised more than 3,800 properties since 1999. It\u2019s not a health or safety consideration, such as proximity to a gas station, which Huston said he records on the <a href=\"https:\/\/singlefamily.fanniemae.com\/media\/12371\/display\">Uniform Residential Appraisal Report<\/a> for FHA loans because gas stations have flammable liquids.<\/p>\n<p>However, <a href=\"https:\/\/www.homelight.com\/blog\/what-appraisers-look-for-in-a-house\/\">value<\/a> is different from price. \u201cValue is what the market determines. Price is what someone is willing to pay,\u201d Huston said.<\/p>\n<h2><b>Cemeteries affect price with other factors<\/b><\/h2>\n<p>In one study of 575 single-family home sales in the vicinity of four cemeteries in Greene County, Ohio, researchers in <i>The Appraisal Journal <\/i>found that cemeteries, in general, had <a href=\"https:\/\/www.researchgate.net\/publication\/255702538_Cemetery_Proximity_and_Single-Family_House_Price\">no obvious effect on home prices<\/a>.<\/p>\n<p>The researchers looked at four samples of homes sold near different cemeteries. In one sample, homes with a view of the cemetery had higher prices \u2014 <a href=\"https:\/\/www.researchgate.net\/publication\/255702538_Cemetery_Proximity_and_Single-Family_House_Price\">8.8% above the average<\/a> \u2014 while the homes in another sample sold for lower prices (about <a href=\"https:\/\/www.researchgate.net\/publication\/255702538_Cemetery_Proximity_and_Single-Family_House_Price\">10.1% below the mean<\/a>).<\/p>\n<p>Because the two other samples showed no effects, the researchers said that other factors could affect pricing beyond the cemetery view. In the sample where home prices were highest, for instance, the homes were newer (built from the 1990s onward), more had basements, all had central air conditioning, and a wooded area of deciduous trees provided a barrier between the homes and the cemetery. The cemetery also was well-maintained, the study said.<\/p>\n<p>In the area near the cemetery where the prices dipped, almost all the homes were single-story tract houses constructed during the 1950s, none with a basement. The maintenance of the nearby cemetery \u201ccan<a href=\"https:\/\/www.researchgate.net\/publication\/255702538_Cemetery_Proximity_and_Single-Family_House_Price\"> generously be described as moderate\/average<\/a>,\u201d the study said.<\/p>\n<p>Although selling a home near a cemetery doesn\u2019t require the same disclosure or care when handling \u201c<a href=\"https:\/\/www.homelight.com\/blog\/how-to-sell-a-haunted-house\/\">haunted\u201d or stigmatized property<\/a> (such as a home involved in a crime), researchers have continued to explore whether a cemetery impacts a home\u2019s price.<\/p>\n<p>One study reviewing homes for sale near cemeteries within 90 metropolitan areas found that those less than 50 feet away sat on the market for <a href=\"https:\/\/www.prnewswire.com\/news-releases\/deadly-serious-redfin-study-reveals-homes-near-cemeteries-sell-for-more-228608911.html\">about 11 days longer<\/a> \u2014 but sold for <a href=\"https:\/\/www.prnewswire.com\/news-releases\/deadly-serious-redfin-study-reveals-homes-near-cemeteries-sell-for-more-228608911.html\">about $17 more per square foot<\/a>.<\/p>\n<figure id=\"attachment_16616\" aria-describedby=\"caption-attachment-16616\" style=\"width: 700px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/05\/property-value-next-to-cemetery-1.png\" target=\"_blank\"><img decoding=\"async\" width=\"666\" height=\"381\" src=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/05\/property-value-next-to-cemetery-1-666x381.png\" class=\"attachment-content size-content\" alt=\"The path in a cemetery in Virginia.\" srcset=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/05\/property-value-next-to-cemetery-1-666x381.png 666w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/05\/property-value-next-to-cemetery-1-64x37.png 64w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/05\/property-value-next-to-cemetery-1-128x73.png 128w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/05\/property-value-next-to-cemetery-1-192x110.png 192w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/05\/property-value-next-to-cemetery-1-432x247.png 432w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/05\/property-value-next-to-cemetery-1-500x286.png 500w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/05\/property-value-next-to-cemetery-1.png 700w\" sizes=\"(max-width: 666px) 100vw, 666px\" \/><\/a><figcaption id=\"caption-attachment-16616\" class=\"wp-caption-text\">Source: (Ayanna Johnson \/ Unsplash)<\/figcaption><\/figure>\n<h2><b>More houses with cemeteries in the oldest cities<\/b><\/h2>\n<p>The East Coast and the South tend to have the most homes for sale close to cemeteries, likely because of the <a href=\"https:\/\/www.insider.com\/map-us-graveyards-cemeteries-2018-10\">original American colonies and the battles of the Revolutionary War and Civil War<\/a>. These areas include:<\/p>\n<ul>\n<li>New York<\/li>\n<li>Mississippi<\/li>\n<li>Kentucky<\/li>\n<li>Pennsylvania<\/li>\n<li>Massachusetts<\/li>\n<li>Georgia<\/li>\n<li>Tennessee<\/li>\n<li>Virginia<\/li>\n<\/ul>\n<p>The San Francisco Bay Area town of Colma, California, actually leans into having a high number of cemeteries, calling itself the \u201c<a href=\"https:\/\/www.cypresslawn.com\/blog\/history-colma-city-souls\/\">City of Souls<\/a>.\u201d About 1.5 million people are buried in Colma, thanks in part to Cypress Lawn Funeral Home and Memorial Park, founded in 1892, far outnumbering the roughly 1,514 residents.<\/p>\n<p>That said, if you\u2019re afraid that no one will say boo to your listing, consider the positives associated with living near a cemetery.<\/p>\n<ul>\n<li><b>Cemeteries are green spaces<\/b> where people can enjoy walking or other exercise. In the 1800s, they were the <a href=\"https:\/\/www.chicagotribune.com\/real-estate\/ct-re-1030-houses-near-cemeteries-20161027-story.html\">closest thing residents had to parks<\/a>, author Troy Taylor said in <i>The Chicago Tribune.<\/i><\/li>\n<li><b>Cemeteries usually aren\u2019t disturbed for residential or commercial development<\/b>, so homeowners living near them can be \u201cfairly certain\u201d they\u2019ll have a \u201c<a href=\"https:\/\/www.researchgate.net\/publication\/255702538_Cemetery_Proximity_and_Single-Family_House_Price\">relatively open vista<\/a>,\u201d researchers say.<\/li>\n<li><b>Cemeteries are peaceful<\/b>, aside from the traffic of visitors and employees. (Kasprisin occasionally comments on \u201cquiet neighbors\u201d if he develops a rapport with prospective buyers and senses they\u2019ll appreciate a lighthearted comment).<\/li>\n<\/ul>\n<p>Some buyers might relish the connection to history. <a href=\"https:\/\/www.thewoodlawncemetery.org\/\">Woodlawn Cemetery and Conservancy<\/a> in the Bronx, for example, is a national historic landmark with a monument in memory of those lost aboard the <i>Titanic<\/i>, as well as the graves of civic leaders, architects, artists, and musicians such as Miles Davis, Duke Ellington, Elizabeth Cady Stanton, and Irving Berlin. Potential buyers can pinpoint the location online, and it\u2019s the agent\u2019s job to tout what else the home has to offer.<\/p>\n<p>Kasprisin recently sold a 1970s house in Joliet where the backyard was adjacent to a cemetery. He offered these tips when selling a house near a cemetery:<\/p>\n<ul>\n<li><b>Highlight the features<br \/>\n<\/b>For this house, Kasprisin emphasized the desirable cul-de-sac, the well-designed landscaping, and the updates to the master bath. \u201cYou didn\u2019t really focus on [that] you can see the mausoleum or the crematoria behind us. Just that this is a really good location,\u201d he said.<\/li>\n<li><b>Acknowledge the location<br \/>\n<\/b>Speaking of the location, while it won\u2019t be the first item you\u2019ll mention, don\u2019t downplay it, either. Be matter-of-fact about it. \u201cIt is what it is,\u201d Kasprisin said. \u201cIt\u2019s like a pool. Either you will [like it] or you won\u2019t. If there\u2019s more positive stuff there and you might, it\u2019s my job to get you through that.\u201d<\/li>\n<li><b>Use levity wisely<br \/>\n<\/b>Although you might make light of the location among friends and family, Kasprisin said he does this only when he sees the buyers are genuinely interested. Otherwise, this could be in poor taste. \u201cWhen we were on the back porch, I said, \u2018You know, you can sit back here and have a cocktail, and you\u2019ll have quiet neighbors; Nobody\u2019s going to bother you.\u2019 But by that point, I already knew\u2026 that they\u2019d be happy there.\u201d<\/li>\n<li><b>Consider a price adjustment<\/b><b><br \/>\n<\/b>Kasprisin reduced the price \u201ca little bit\u201d on the Joliet house to make it competitive with others in the neighborhood. He likened that to selling a home adjacent to the interstate for about $400,000 that would cost about $600,000 on a quieter street, all other features being equal.<\/li>\n<\/ul>\n<p>If you originally bought this house at a discount because it\u2019s near a cemetery, then it\u2019s likely that current buyers will expect one as well. However, \u201cI think the nicer the house is, the more amenities, the less of a discount will be expected in the price,\u201d Kasprisin said.<\/p>\n<p>Talk with your real estate agent about how your house compares with others in your market and price range, regardless of the cemetery\u2019s proximity. Then weigh how much the cemetery should factor into your pricing strategy.
