Let\u2019s take a look at how some key market indicators offer clues into the next chapter of U.S. real estate at the national level.<\/p>\n<p><img decoding=\"async\" class=\"alignnone size-medium\" src=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/06\/2020-housing-trends-infographic-2-scaled.jpg\" width=\"1796\" height=\"2560\" \/><\/p>\n<h2>Drop in new home sales reflects early buyer fears<\/h2>\n<p>In March, sales of newly constructed single-family homes <a href=\"https:\/\/fred.stlouisfed.org\/series\/HSN1F\">tumbled 14%<\/a> month over month to an annual sales rate of 619,000 homes, according to data from the Census Bureau.<\/p>\n<p>The slower pace of sales caused an uptick in the supply of new homes, from 327,000 homes in February, to 331,000 in March. Here\u2019s why: Unsold inventory for existing single-family homes, condos, and co-ops ticked up from a <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/housing-statistics\/existing-home-sales\">3.4 month supply<\/a> in March to 4.1-month supply in April. Despite the modest supply increase, inventory remains well within seller\u2019s market conditions (characterized by less than six months of supply), serving as a protective barrier for home prices.<\/p>\n<p>If you think about it, while supply for new homes is driven by factors like builder confidence and available labor, existing homes free up when someone is driven to move. So even as buyer activity slowed this spring, so too did people hold off on listing their homes, which prevented the scales from tipping too far toward a buyer&#8217;s market. Considering some markets saw drops in new listings <a href=\"https:\/\/www.mcall.com\/business\/real-estate\/mc-biz-housing-market-april-data-coronavirus-impact-20200512-bwfsmn6zzzebjb7eiglps3oaqy-story.html\">upward of 80%<\/a> as sellers thought twice about moving, a lack of supply especially for existing homes appears to be keeping the market tight.<\/p>\n<h2>Mortgage rates remain low and stable<\/h2>\n<p>With the Federal Reserve indicating it plans to keep the <a href=\"https:\/\/www.startribune.com\/federal-reserve-likely-to-pledge-support-for-ailing-economy\/570031852\/\">benchmark interest rate near zero<\/a> for as long as is necessary, mortgage rates are staying at very low levels with the <a href=\"https:\/\/www.freddiemac.com\/pmms\/\">30-year fixed averaging 3.24% as of May 26<\/a>, according to data from Freddie Mac. As NAR Chief Economist Lawrence Yun commented in April&#8217;s existing home sales report: \u201cRecord-low mortgage rates are likely to remain in place for the rest of the year, and will be the key factor driving housing demand as state economies steadily reopen.&#8221;<\/p>\n<h2>Price growth may slow, but so far nothing drastic<\/h2>\n<p>The median sales price of houses sold in the U.S. flatlined from <a href=\"https:\/\/fred.stlouisfed.org\/series\/MSPUS\">Q4 2019 to Q1 2020 at $327,100<\/a>, according to data from the U.S. Census Bureau and U.S. Department of Housing and Urban Development. However, analysts attribute this mostly to the mix of homes sold, with homes in lower <a href=\"https:\/\/www.cnbc.com\/2020\/05\/26\/new-home-sales-rose-slightly-in-april-as-prices-fall.html\">price ranges selling more than those in the luxury tier<\/a>.<\/p>\n<p>These numbers highlight a couple of things. First: the strength of the housing market before the crisis, when steady price growth was long the norm. It also reflects the inventory surge of early 2019 that caused a bit of a market softening, hence the strong YoY gains and why the quarterly losses aren\u2019t yet cause for huge concern. (To put it in perspective, at the peak of the subprime mortgage crisis, <a href=\"https:\/\/money.cnn.com\/2008\/12\/30\/real_estate\/October_Case_Shiller\/index.htm?postversion=2008123014\">prices dropped 18% YoY<\/a>).<\/p>\n<p>Analysts expect that price growth may slow this year, or that we may even see a decline in values. But it\u2019s too soon to tell exactly how that will play out, or how much prices will correct amidst a challenging recession.<\/p>\n<h2>Severe job loss adds immense pressure<\/h2>\n<p>The most alarming data point to track in the wake of the pandemic is unemployment. According to data from the U.S. Bureau of Labor Statistics, between March and April, unemployment increased 10.3 percentage points, <a href=\"https:\/\/fred.stlouisfed.org\/series\/UNRATE\">from 4.4% to 14.7%<\/a>, with the loss of 20.5 million additional nonfarm payroll jobs. The loss of income could dampen buyer demand and cause <a href=\"https:\/\/www.homelight.com\/blog\/buyer-housing-market-predictions-2021\/\">increased financial distress for homeowners<\/a>.<\/p>\n<h2>What\u2019s in store for housing?<\/h2>\n<p>With housing coming into the crisis with so little supply and substantial demand, the chances of a total market collapse seem slim despite the inevitable slowdown playing out now. Meanwhile, given some time to <a href=\"https:\/\/www.homelight.com\/blog\/how-is-coronavirus-changing-home-sales\/\">work out the precautions for selling and buying homes safely<\/a> (with masks,
