All those hobbies, cute furniture pieces, and personal knick-knacks can really add up. The problem is that when a prospective buyer walks into a home, any clutter will immediately turn them off.<\/p>\n<p>The first step to staging your home is to get rid of as much &#8220;stuff&#8221; as possible. If you&#8217;re unwilling to sell it off, go rent a temporary storage unit for the\u00a0items you want to keep.<\/p>\n<p><strong>Here are a couple of options for finding temporary storage space in your area:<\/strong><\/p>\n<hr \/>\n<p><a href=\"https:\/\/www.pods.com\/\">PODS:<\/a><br \/>\nRent a mobile storage container that sits outside of the house until you&#8217;re ready to move.<\/p>\n<p><a href=\"https:\/\/www.sparefoot.com\/\">SpareFoot<\/a>:<br \/>\nSearch for available storage space in your area and get some moving help too.<\/p>\n<p>OMNI:<br \/>\nAn interesting new mobile app start up that lets you send stuff into storage on demand. Take a picture of something and a pickup truck will show up and take it away.<\/p>\n<hr \/>\n<p>Making room is essential\u00a0because the next step is to organize everything in the\u00a0cabinets. Put away mementos<\/h3>\n<p>Every home is filled with family photos,\u00a0vacation souvenirs,\u00a0and assorted personal items. These give the\u00a0place a personal touch and make it feel like a home but they can also make it harder for a prospective buyer to imagine making your house into their home.<\/p>\n<p><a href=\"https:\/\/www.sherwin-williams.com\/architects-specifiers-designers\/inspiration\/color-conversation\/living-style\/sw-article-pro-lsroleofcol.html\">According to Roslyn Ashford<\/a> of <a href=\"https:\/\/www.rarooms.com\/\">ra ra rooms, Inc.<\/a> 87% of people can\u2019t visualize their things in someone else\u2019s home. \u201cThat\u2019s why it\u2019s important to depersonalize the house to make it easier for the prospective buyer to see himself or herself in the space,\u201d she said.<\/p>\n<p>Top real estate agents are split when it comes to this piece of advice but many of them recommend that sellers pack away family photographs, souvenirs, and wedding save the dates into boxes.<\/p>\n<p>Mementos\u00a0are precious to you but not to a potential buyer.<\/p>\n<p>Don&#8217;t just leave the walls empty and full of holes though.\u00a0The trick is to depersonalize the house without making it look bare.<\/p>\n<h3>3. Paint the walls in neutral colors<\/h3>\n<p>Almost every time someone walks into a room on <a href=\"https:\/\/www.hgtv.com\/shows\/house-hunters\">HGTV&#8217;s\u00a0\u201cHouse Hunters\u201d<\/a> they&#8217;ll\u00a0say \u201cthis paint color is hideous.\u201d Paint color,\u00a0wallpaper, and carpeting are often an expression of someone\u2019s unique taste but they\u2019re the first things a buyer\u00a0sees when they walk into a room.<\/p>\n<p>Go through the house and paint all the walls in neutral shades of white, eggshell, and beige.\u00a0Painting the walls in neutral colors is another way to effectively depersonalize each room.<\/p>\n<p><strong>Need a good painter to give the house a once over? <\/strong><\/p>\n<p>First, read through this <a href=\"https:\/\/www.consumerreports.org\/cro\/news\/2007\/09\/tip-of-the-day-how-to-hire-a-painter\/index.htm\">Consumer Reports guide<\/a> then check out a few of these services:<\/p>\n<hr \/>\n<p><a href=\"https:\/\/www.taskrabbit.com\/\">TaskRabbit:<\/a><br \/>\nProbably the cheapest option. Double check that all of the\u00a0appliances work<\/h3>\n<p>No one wants to buy a house with broken appliances, even if they plan on replacing them. Make sure all your appliances work and are as clean as possible.<\/p>\n<p>Take special care of the following appliances:<\/p>\n<ul>\n<li style=\"font-weight: 400;\"><b>Kitchen appliances <\/b>(dishwasher, oven, microwave, stove, refrigerator)<\/li>\n<li style=\"font-weight: 400;\"><b>Laundry machines<\/b> (washer and dryer)<\/li>\n<li style=\"font-weight: 400;\"><b>Bathroom appliances<\/b> (sinks, showers, toilets, and baths)<\/li>\n<\/ul>\n<h3>5. Make minor repairs<\/h3>\n<p>Everyone lives with a\u00a0few things that need repairs\u00a0like\u00a0bedroom locks that don&#8217;t work or\u00a0those pesky wall cracks that haven&#8217;t\u00a0been painted over. Now is the time to make those minor repairs, as prospective buyers will latch onto anything that isn\u2019t repaired and up to date.<\/p>\n<p>Pay particularly close attention to repairs on doors, entryways, bathrooms, and kitchens as they&#8217;re likely to be the most trafficked areas during the open houses and showings.<\/p>\n<h3>6. Your house has to look warm and inviting when prospective buyers pull in. Curb appeal is important to<strong> 71 percent of home buyers<\/strong> when choosing their house, according to a <a href=\"https:\/\/www.bankrate.com\/finance\/real-estate\/landscape-home-to-sell-1.aspx#ixzz49nDVFUCF\">2013 National Association of Realtors survey<\/a>.<\/p>\n<p>We\u2019ve seen that taking the time to do a little <a href=\"https:\/\/www.homelight.com\/blog\/curb-appeal-ideas-front-porch\/\">curb appeal landscaping can potentially increase a house&#8217;s\u00a0property value<\/a> by upwards of 12%.<\/p>\n<h3>7. Clean like you\u2019ve never cleaned before<\/h3>\n<p>It\u2019s not enough to take out the 409 and spray off the\u00a0kitchen counters. Your home needs to be as clean as a five-star hotel.<\/p>\n<p>Each room will need to be vacuumed, all furniture should be shined and cleaned, and all of the following needs attention:<\/p>\n<ul>\n<li style=\"font-weight: 400;\">Spray down sidewalks, exterior, and driveway with a pressure washer.<\/li>\n<li style=\"font-weight: 400;\">Wash windows inside and out.<\/li>\n<li style=\"font-weight: 400;\">Dust all services and clear cobwebs.<\/li>\n<li style=\"font-weight: 400;\">Re-caulk tubs, showers, and sinks.<\/li>\n<li style=\"font-weight: 400;\">Polish chrome faucets and cabinet pulls.<\/li>\n<li style=\"font-weight: 400;\">Rent a carpet cleaner.<\/li>\n<li style=\"font-weight: 400;\">Dust ceiling fans, and other hard to reach places.<\/li>\n<li style=\"font-weight: 400;\">De-odor musty areas.<\/li>\n<\/ul>\n<h3>8. Be prepared for the inevitable house inspection<\/h3>\n<p>An inspection won\u2019t happen until an offer has been accepted, but it can happen very shortly after. You want to be prepared at a moment\u2019s notice for an inspection.<\/p>\n<ul>\n<li><b><b>Clean up &#8211; <\/b><\/b>You\u2019ve probably already done this to show the\u00a0home but clean and clutter-free rooms\u00a0will make it easier to inspect.<\/li>\n<\/ul>\n<ul>\n<li><b>Consolidate paperwork &#8211;<\/b> Have a folder handy of all the paperwork that details your home\u2019s history of repairs, so this can easily be passed off to inspectors when the time is right.<\/li>\n<\/ul>\n<ul>\n<li><b>Clear the entrances &#8211; <\/b>An inspector will check to make sure people can easily get up and down staircases and into rooms.
