Assess the feasibility<\/h2>\n<p>First, you want to determine if your home is quote-unquote \u201c<a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-to-find-houses-for-rent\/\">rentable<\/a>.\u201d For example, a one-bed-one-bath might be harder to rent out compared to a two-bed-three-bath or three-bed-three-bath, but you should work with your agent to see what\u2019s in demand in your area<i>. <\/i>Once you get into four-bedroom territory, renting it out could also get increasingly harder.<\/p>\n<p>You\u2019ll also need to determine how much you can realistically charge in rent while still being able to pay your current mortgage \u2014 especially if you plan on taking out an additional mortgage on your new place. If you can\u2019t pay for your new home upfront in cash, the idea of carrying two mortgages can be scary, so you need to make sure you can swing this plan financially \u2014 especially if you can\u2019t find a tenant right away.<\/p>\n<p>But according to Brown, it is possible to pay your mortgage with rent as long as you have good tenants and a good interest rate on your existing mortgage.<\/p>\n<div id=\"section--2\" data-toc-header=\"2. Think about managing tenants\" data-toc-type=\"head\"><\/div>\n<h2>2. Think about managing tenants<\/h2>\n<p>According to Brown, there are also new regulations in place \u2014 depending on where you live \u2014 that help to assure lenders that you\u2019ll have renters before you get the keys to your new home. In order for a property to be considered a rental property, the owner will have to have a rental agreement, a deposit, and first month\u2019s rent, in order to obtain financing for the second home that they\u2019re going to live in.<\/p>\n<p>\u201cIf not, then it\u2019s all considered debt, and they won\u2019t let you calculate any of the rental income as income,\u201d she says.<\/p>\n<p>You also need to consider whether the theoretical rent payment plus your income will cover your financial needs, and whether you can afford two mortgage payments (or have enough savings) if a tenant unexpectedly moves out or doesn\u2019t pay rent on time.<\/p>\n<p>But Brown believes an experienced agent can help assess the market and determine a realistic rent as well as whether you could get tenants for that rate.<\/p>\n<p>How do you plan on managing your rental? If you live nearby, it\u2019ll be easy to be there to fix a leaky faucet or replace a missing set of keys. But if you\u2019re moving across state or city borders for your new home or are nervous about becoming a landlord, you might want to enlist help from a property manager. That can cost between <a href=\"https:\/\/www.allpropertymanagement.com\/resources\/ask-a-pro\/posts\/much-property-managers-charge-2\/\">8% and 12% of the monthly rent you collect<\/a>, which could affect whether or not you can comfortably afford your mortgage payments.<\/p>\n<div id=\"section--3\" data-toc-header=\"3. Look at your current home\u2019s mortgage loan\" data-toc-type=\"head\"><\/div>\n<h2>3. Look at your current home\u2019s mortgage loan<\/h2>\n<p>Next, you need to double-check whether you can legally rent out your home by looking at your current loan agreement.<\/p>\n<p>Most loans on your primary residence will stipulate that you have to live in the house for a certain amount of time \u2014 usually 12 months \u2014 before you can rent it. Other loans may prohibit you from renting your home at all, so it\u2019s important to read the fine print, or you may need to <a href=\"https:\/\/www.homelight.com\/blog\/should-i-refinance-my-mortgage-or-sell\/\">refinance<\/a> your loan to go through with this plan.<\/p>\n<p>Depending on where you\u2019re living, there may be restrictions within your <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-is-an-hoa\/\">homeowners\u2019 association (HOA)<\/a> that limits your ability to rent. But Brown says these restrictions are likely geared toward short-term <a href=\"https:\/\/www.homelight.com\/blog\/buyer-getting-into-real-estate\/\">vacation<\/a> rentals rather than year-long leases.<\/p>\n<div id=\"section--4\" data-toc-header=\"4. Sort out the finances\" data-toc-type=\"head\"><\/div>\n<h2>4. Sort out the finances<\/h2>\n<p>Before you even think about renting out your first home and looking into <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-to-invest-in-rental-property\/\">buying a second<\/a>, you\u2019re going to need to sort through your finances with some assistance from your lender, insurer, and a tax expert. With two properties, you\u2019ll typically pay higher interest rates, will have to offer increased <a href=\"https:\/\/www.homelight.com\/blog\/buyer-average-down-payment-for-house\/\">down payments<\/a>, and lenders have more stringent <a href=\"https:\/\/www.homelight.com\/blog\/how-much-house-can-i-afford\/\">income requirements<\/a> \u2014 but experts can help walk you through everything.<\/p>\n<div id=\"section--5\" data-toc-header=\"Lender considerations for a second home\" data-toc-type=\"sub\"><\/div>\n<h3>Lender considerations for a second home<\/h3>\n<p>Most likely, you\u2019ll need a down payment for your second home, which is ideally 20% of the property\u2019s cost. If you can\u2019t afford that full 20% amount, you\u2019ll need <a href=\"https:\/\/www.homelight.com\/blog\/what-is-pmi-can-you-get-rid-of-it\/\">private mortgage insurance<\/a> (PMI) that will add to your monthly costs.<\/p>\n<p>There\u2019s also the option to take out <a href=\"https:\/\/www.homelight.com\/blog\/what-is-home-equity\/\">a home equity loan<\/a> or home equity line of credit (HELOC) on your current home. This can be used to fund a down payment on an additional mortgage loan, but you risk potentially higher interest rates and the chance of losing your home if you\u2019re unable to repay the loan. There may also be occupancy restrictions that come along with that new loan that will prevent you from renting that property for a period of time, so be sure to fully explain your plan to your lender.<\/p>\n<div id=\"section--6\" data-toc-header=\"Talk to your insurer\" data-toc-type=\"sub\"><\/div>\n<h3>Talk to your insurer<\/h3>\n<p>Since you\u2019ll be responsible for a property, you\u2019re probably going to want to get rental property insurance \u2014 a.k.a. landlord insurance. This will cover everything from property damage to liability costs to loss of rental income.<\/p>\n<p>Talk to your insurer so you can switch up or add to your insurance policy. Also, don\u2019t forget to set aside some extra cash for <a href=\"https:\/\/www.homelight.com\/blog\/buyer-home-maintenance-plan\/\">maintenance<\/a> and other costs; luckily you\u2019ll be able to claim some of these expenses as a tax deduction.<\/p>\n<div id=\"section--7\" data-toc-header=\"Consult a tax attorney\" data-toc-type=\"sub\"><\/div>\n<h3>Consult a tax attorney<\/h3>\n<p>Owning a rental home will change the way you\u2019ll file your taxes, so it\u2019s good to have a tax attorney walk you through the implications \u2014 starting with whether your home qualifies as an <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-to-invest-in-real-estate\/\">investment property<\/a> or vacation rental. Plus, you\u2019ll need to consider the taxes you\u2019ll have to pay on your rental income as well as the deductions you can claim, such as repair and maintenance costs, Realtor commission fees, mortgage valuation costs, eviction costs, and depreciation costs. Be sure you set some money aside for these taxes and maintenance, and factor both into your budget.<\/p>\n<div id=\"section--8\" data-toc-header=\"Consult your loan officer\" data-toc-type=\"sub\"><\/div>\n<h3>Consult your loan officer<\/h3>\n<p>Some good financial news! You might be able to use your rental income to help offset your debt-to-income ratio when applying for a mortgage on a second home, so be sure to talk to a <a href=\"https:\/\/www.homelight.com\/home-loans\">licensed loan officer<\/a> about that possibility. Using a <a href=\"https:\/\/singlefamily.fanniemae.com\/media\/12351\/display\">Fannie Mae Form 1007<\/a>, a rent schedule completed by <a href=\"https:\/\/www.homelight.com\/blog\/what-to-expect-from-a-home-appraisal\/\">a licensed appraiser<\/a> will compare your home to similar rental properties in the area. The lender can then use this appraisal to assess your loan-worthiness, and it will also give you a good idea of what you can charge for rent.<\/p>\n<p>But you\u2019ll still need to have reserve funds to prove you can make payments on the loan if you\u2019re unable to rent the property. The reserve funds should typically comprise 2% of the unpaid balances of all of your mortgages for those who have fewer than four financed properties. Keep in mind, you can skip this step if you won\u2019t need rental income to qualify for your loan.<\/p>\n<div id=\"section--9\" data-toc-header=\"5. Get your house ready to rent\" data-toc-type=\"head\"><\/div>\n<h2>5. Get your house ready to rent<\/h2>\n<p>Once your finances are in place, it\u2019s time to get your home in rentable shape.<\/p>\n<p>Brown recommends looking at the place with a fresh set of eyes as if you\u2019re going to sell it. Although you probably won\u2019t need to make <a href=\"https:\/\/www.homelight.com\/blog\/what-to-fix-before-selling-a-house\/\">any major renovations<\/a> as if you were selling it, you will need to make repairs like scraping and <a href=\"https:\/\/www.homelight.com\/blog\/best-paint-colors-for-selling-a-house\/\">repainting<\/a> peeling paint or fixing a leaky sink.<\/p>\n<p>A good agent can also help you understand what a rental-value home looks like in your area so you don\u2019t overdo it (or, potentially worse, underdo it), and not pay for fixes without a good <a href=\"https:\/\/www.homelight.com\/blog\/what-upgrades-increase-home-value\/\">return<\/a>. Brown also recommends having strong communication with your tenants, so they know to notify you of any issues before they potentially become costly damages.<\/p>\n<p>Your agent can also help with the simultaneous process of finding a new home and finding renters. Brown suggests working with one agent who knows the time frames and the pressure you\u2019re under to fill and find a home, as well as an agent who is committed to finding tenants who will pay rent on time and will treat the property with respect.<\/p>\n<div id=\"section--10\" data-toc-header=\"Make your transition\" data-toc-type=\"head\"><\/div>\n<h2>Make your transition<\/h2>\n<p>So, you\u2019ve taken all the necessary steps to prepare your first home for rental. You\u2019ve taken out your home equity loan, made small repairs for the tenants, and found tenants who will be ready to move in soon.
