As the name implies, an all-cash offer means that you, personally, have all the money needed to purchase the house. You won\u2019t literally be paying in hundred-dollar bills, but with an all-cash offer, you must have the funds to purchase the home available in a <a href=\"https:\/\/www.sapling.com\/8099598\/liquid-bank-account\">liquid account<\/a>, meaning an account that allows immediate withdrawals and transfers. For most people, this means a checking, savings, or money market account.<\/p>\n<p>To be clear, an all-cash offer means you won\u2019t be getting a mortgage loan for any portion of the sale. This is important: if your <a href=\"https:\/\/www.homelight.com\/buying\">real estate agent<\/a> puts in an all-cash offer on your behalf, they will not include a financing contingency. The seller makes decisions based on the terms of your offer, including contingencies. So, in many cases, making an all-cash offer means you won\u2019t even attempt to <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-is-a-conventional-loan\/\">obtain financing<\/a> at all. These could include:<\/p>\n<ul>\n<li aria-level=\"1\"><strong>The appraisal contingency:<\/strong> Lenders require an appraisal, but if you are paying cash and you\u2019re confident that the price is fair, you don\u2019t need one. This can save you between<a href=\"https:\/\/www.bankrate.com\/mortgages\/how-much-does-an-appraisal-cost\/\"> $300 and $450<\/a>.<\/li>\n<li aria-level=\"1\"><strong>The inspection contingency:<\/strong> As a cash buyer, an inspection contingency is optional. (However, <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-do-home-inspectors-look-for\/\">inspections are still highly encouraged<\/a> and only cost <a href=\"https:\/\/www.homeadvisor.com\/cost\/inspectors-and-appraisers\/hire-a-home-inspector\/\">around $343<\/a> on average.)<\/li>\n<li aria-level=\"1\"><strong>The sales contingency:<\/strong> A sales contingency means your current house must sell before you close on this new house. This is the opposite of liquidity, so usually all-cash offers do not contain a sales contingency.
