The standard homeowner\u2019s policy carries a medical coverage limit of either $1,000 or $5,000. This coverage would, for example, pay the medical expenses for a visitor who was bitten by your dog or who sustained a minor injury on your property, explains the <a href=\"https:\/\/www.rmiia.org\/homeowners\/Liability_Coverage\/Liability_coverage.asp\">Rocky Mountain Insurance Information Association website.<\/a><\/p>\n<p>The basic liability limit for most homeowner\u2019s policies is $100,000 for property damages or injuries. Higher coverage amounts are available and, increasingly, it is recommended that homeowners purchase at least $300,000 to $500,000 worth of liability coverage, says the <a href=\"https:\/\/www.iii.org\/article\/how-much-homeowners-insurance-do-you-need\">Insurance Information Institute<\/a>.<\/p>\n<p>Unlike the other types of coverage in your homeowner\u2019s policy, liability insurance doesn\u2019t have a deductible. That means there is no out-of-pocket cost you\u2019re required to pay before the insurance company begins paying for losses.<\/p>\n<h3><b>Why do homeowners need liability insurance? <\/b><\/h3>\n<p>Unfortunately, we live in a litigious society. Homeowners need liability insurance to protect them against an event on their property that causes damages or injuries to someone else.<\/p>\n<p>Now that you own a home, you have an asset that is worth a lot of money. Options generally include $250,000 of coverage, $500,000 of coverage, or $1 million of coverage. The higher your limit, the higher your <a href=\"https:\/\/www.allstate.com\/tr\/insurance-basics\/premium-limit-deductible.aspx\">premium<\/a> will likely be.<\/p>\n<p>Another option is to purchase an umbrella policy. An umbrella policy increases your coverage limit and can be applied across all your insurance policies. For example, if you have insurance on your house, car, and boat, your umbrella policy will cover them all.<\/p>\n<p>Umbrella insurance policies are executed once you\u2019ve reached your homeowners liability limits. In other words, if you have a $100,000 liability policy under your homeowner\u2019s insurance, but you\u2019re obligated to pay out $200,000 as the result of a lawsuit, your umbrella policy will kick in the additional $100,000.<\/p>\n<p>Bodily injury, personal injury, property damage, and landlord liability are all usually covered under an <a href=\"https:\/\/www.allstate.com\/tr\/personal-umbrella-policy\/whats-umbrella-insurance.aspx\">umbrella policy<\/a>. The policy will typically cover you and the other family members in your household.<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/agents\/angela-cole-nc-0254201\">Angie Cole,<\/a> a top-selling real estate agent in <a href=\"https:\/\/www.homelight.com\/raleigh-nc\/top-real-estate-agents\">Raleigh<\/a>, North Carolina, says that, personally, she and her husband carry an umbrella policy on their property. \u201cOur insurance agent chatted with us and recommended an umbrella policy; then we talked to our closest friends and they all had one, too,\u201d she says.<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/agents\/terry-bunch-il-475127703\">Terry Bunch<\/a>, a real estate agent with 16 years of experience in <a href=\"https:\/\/www.homelight.com\/naperville-il\/top-real-estate-agents\">Naperville<\/a>, Illinois, says that he would recommend umbrella coverage to his clients if \u201cthey had a personal need for it, or if their home has attractive nuisances, like a pool.\u201d Other insurance professionals advise homeowners to purchase an umbrella policy if <a href=\"https:\/\/www.cbsnews.com\/news\/why-you-need-more-liability-insurance\/\">you have teenage drivers<\/a> in the household.<\/p>\n<p>Umbrella policies are usually sold in $1 million increments and <a href=\"https:\/\/www.kiplinger.com\/tool\/insurance\/T028-S002-how-much-umbrella-insurance-do-i-need\/index.php\">typically cost about $150 a year for each $1 million of coverage up to $5 million<\/a>.<\/p>\n<figure id=\"attachment_18095\" aria-describedby=\"caption-attachment-18095\" style=\"width: 700px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/07\/what-is-homeowner-liability-insurance-when.jpg\" target=\"_blank\"><img decoding=\"async\" width=\"666\" height=\"381\" src=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/07\/what-is-homeowner-liability-insurance-when-666x381.jpg\" class=\"attachment-content size-content\" alt=\"A swimming pool is a good reason to increase your homeowner liability insurance\" srcset=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/07\/what-is-homeowner-liability-insurance-when-666x381.jpg 666w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/07\/what-is-homeowner-liability-insurance-when-64x37.jpg 64w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/07\/what-is-homeowner-liability-insurance-when-128x73.jpg 128w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/07\/what-is-homeowner-liability-insurance-when-192x110.jpg 192w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/07\/what-is-homeowner-liability-insurance-when-432x247.jpg 432w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/07\/what-is-homeowner-liability-insurance-when-500x286.jpg 500w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/07\/what-is-homeowner-liability-insurance-when.jpg 700w\" sizes=\"(max-width: 666px) 100vw, 666px\" \/><\/a><figcaption id=\"caption-attachment-18095\" class=\"wp-caption-text\">Image Source: (Shutterstock.com\/Soundaholic studio)<\/figcaption><\/figure>\n<h3><b>When should you consider increasing your liability coverage?<\/b><\/h3>\n<p>Although liability insurance is wrapped up in your homeowners insurance policy already, you may want to consider purchasing supplemental liability insurance.<\/p>\n<p>\u201cAdditional liability insurance is one of those policies that is inexpensive, and there is a lot of value behind it,\u201d says Cole.<\/p>\n<p>While it can never hurt to increase your liability coverage, there are some instances where having extra coverage is a no-brainer.<\/p>\n<p>\u201cIf you have a pool, or large dogs \u2014 or any dog, for that matter \u2014 you always want to protect yourself,\u201d says Constantine. \u201cYou should weigh your options and decide what\u2019s important to you.\u201d<\/p>\n<p>Other risks that may lead you to consider extra liability insurance include owning a trampoline or <a href=\"https:\/\/www.investopedia.com\/articles\/insurance\/120816\/does-your-homeowners-insurance-cover-airbnb.asp\">renting out part of your property on Airbnb<\/a> or another home-sharing website.<\/p>\n<p>Another good time to think about increasing your liability coverage is when you have accumulated or acquired a lot of assets. You don\u2019t want to risk the things you\u2019ve worked hard to earn because your liability coverage isn\u2019t high enough. \u201cAny time you have a decent net worth, it is smart to put an additional liability policy in place,\u201d says Cole.<\/p>\n<p>For example, if you own several nice cars, a boat, and a house, your policy limits should be high enough to collectively cover everything that you own. If that\u2019s not the case, you should consider an umbrella policy that will stretch to cover your high-priced assets.<\/p>\n<p>If you\u2019re unsure whether you need additional homeowner\u2019s liability insurance, <a href=\"https:\/\/www.kiplinger.com\/tool\/insurance\/T028-S002-how-much-umbrella-insurance-do-i-need\/index.php\">Kiplinger has a calculator<\/a> to help you determine how much umbrella insurance coverage you need.<\/p>\n<p>And if you\u2019re on the fence, Cole has this advice: \u201cExtra coverage is a common thing to put in place,\u201d she says. \u201cAnd in the grand scheme of things, it is usually worth it, because the cost is minimal.\u201d<\/p>\n<p><em>Header Image Source: (Shutterstock.com\/Contimis Works)<\/em><\/p>\n","protected":false},"excerpt":{"rendered":"<p>What is homeowner liability insurance?
