Under $500,000: A Guide to Buy a Home in Los Angeles"},"content":{"rendered":"<p>The year was 2019, and Jay and her husband were finally ready to <a href=\"https:\/\/www.homelight.com\/blog\/buyer-buy-house-los-angeles\/\">buy their first home in Los Angeles<\/a>.<\/p>\n<p>Buying a house (especially your first) is a rollercoaster ride of an experience in any market, but in L.A., where everything is larger than life, that ride can feel even more emotional. Let\u2019s follow their journey and see how it unfolded for these first-time homebuyers who bought a house in L.A.<\/p>\n<figure id=\"attachment_18497\" aria-describedby=\"caption-attachment-18497\" style=\"width: 700px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/08\/i-bought-a-house-in-la-1.png\" target=\"_blank\"><img decoding=\"async\" width=\"666\" height=\"381\" src=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/08\/i-bought-a-house-in-la-1-666x381.png\" class=\"attachment-content size-content\" alt=\"An older woman with a young lady using an iPhone together.\" srcset=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/08\/i-bought-a-house-in-la-1-666x381.png 666w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/08\/i-bought-a-house-in-la-1-64x37.png 64w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/08\/i-bought-a-house-in-la-1-128x73.png 128w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/08\/i-bought-a-house-in-la-1-192x110.png 192w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/08\/i-bought-a-house-in-la-1-432x247.png 432w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/08\/i-bought-a-house-in-la-1-500x286.png 500w, https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/08\/i-bought-a-house-in-la-1.png 700w\" sizes=\"(max-width: 666px) 100vw, 666px\" \/><\/a><figcaption id=\"caption-attachment-18497\" class=\"wp-caption-text\">Source: (Andrea Piacquadio \/ Pexels)<\/figcaption><\/figure>\n<p><a id=\"post-preview\" class=\"preview button\" href=\"https:\/\/www.homelight.com\/blog\/?p=18493&amp;preview=true\" target=\"wp-preview-18493\" rel=\"noopener noreferrer\">Preview<span class=\"screen-reader-text\"> (opens in a new tab)<\/span><\/a><\/p>\n<h2>Meeting the right agent<\/h2>\n<p>The couple had been casually <a href=\"https:\/\/www.homelight.com\/blog\/buyer-house-hunting-checklist\/\">house-hunting<\/a> for about a year \u2014 popping into listings when they happened to pass an open house sign, maybe viewing about 20 homes in all \u2014 when they met their agent, <a href=\"https:\/\/www.homelight.com\/agents\/wendy-rich-soto-ca-01311750\">Wendy Rich-Soto<\/a>, at an <a href=\"https:\/\/www.homelight.com\/blog\/buyer-open-house-tips\/\">open house<\/a> in November 2019.<\/p>\n<p>They hit it off with Rich-Soto right away; their baby daughter and her granddaughter\u2019s birthdays were merely a day apart, and they bonded over family.<\/p>\n<p>\u201cShe really liked my baby,\u201d Jay explains.<\/p>\n<blockquote><p>\u201cAnd she was very helpful to me in finding a place that\u2019s good to raise kids.\u201d<\/p><\/blockquote>\n<p>The personal approach really appealed to the family. \u201cIt was almost like she was my baby&#8217;s god grandma,\u201d Jay said. \u201cShe really cares about her.\u201d (The <a href=\"https:\/\/www.homelight.com\/blog\/buyer-should-you-bring-kids-to-an-open-house\/\">baby joined the couple all throughout their search<\/a> and stayed precociously calm and quiet throughout.)<\/p>\n<p>\u201cI really just try to key in on what makes each individual client comfortable, and it&#8217;s different for everybody,\u201d Rich-Soto said. \u201cBut I do love little kids and grandkids!\u201d She also helped entertain the little one so her clients could focus on and analyze what they were seeing.<\/p>\n<h2>A first home search in Los Angeles<\/h2>\n<p>Together, their search for the family\u2019s first home continued for several months, during which time they saw approximately an additional 30 listings, about three every weekend.<\/p>\n<p>They kept their options open by casting a wide net geographically. They had lived in Alhambra and liked it, so they did some searching there. They also looked at areas including Sierra Madre and Torrance, where they thought they might land, and they came very close to doing so (but more on that later).<\/p>\n<p>While Jay is a stay-at-home mom, her husband commutes to Culver City, and although they were priced out of that area, they were comfortable looking anywhere that had a <a href=\"https:\/\/www.homelight.com\/blog\/public-transportation-property-values\/\">reasonable commute<\/a>. \u201cWe were trying to find a place that&#8217;s near there, but it&#8217;s not too expensive and also not dangerous,\u201d Jay says.<\/p>\n<p>Fortunately, they didn\u2019t face any specific time pressures.<\/p>\n<p>\u201cBut we were stressed because, after about 15 houses, they all look the same,\u201d Jay explains. County. The home has two bedrooms and two and a half baths, covering a bit more than 1,200 square feet. Outdoor space includes a small front porch area.<\/p>\n<p>It matched up with the profile the family was seeking \u2014\u00a0and actually tempted them to stretch a bit. \u201cWe were looking for a house that was a little smaller and a little cheaper than this house, but we fell in love,\u201d Jay explains.<\/p>\n<p>They loved that the home was in a gated community, and that it was safe and well-maintained. \u201cIt looked like it was a good environment for us to raise our kid,\u201d she says.<\/p>\n<h2>A realistic budget for a first home in Los Angeles<\/h2>\n<p>The family had what Rich-Soto considers to be a \u201cgood budget, a realistic budget,\u201d given their wish list. Still, they initially explored what they could get toward the lower end of the scale.<\/p>\n<p>\u201cWe went, we looked at those things,\u201d Rich-Soto says. \u201cAnd they decided that because it was such a big purchase that maybe they should go up a little bit more, because they wanted to buy something where they&#8217;d be really happy.<\/p>\n<p>\u201cSo that was a process for them to go through. Everybody takes as much time as they need to take for that.\u201d<\/p>\n<p>She also noted what can be a harsh reality for homebuyers, especially in hot markets like L.A.: \u201cThis is just not a buyer\u2019s market.\u201d<\/p>\n<p>The Carson home had gone on the market mid-week, and had been listed for a few days when they went to see it over the weekend. During the showing, they were aware it would be competitive; visitors had to pass through a security guard, and they were aware of four other teams doing so.<\/p>\n<p>Indeed, Rich-Soto explained there were other offers on the property. But Jay\u2019s family ultimately won the home with an offer of $490,000, which was just above its $489,000 asking price.<\/p>\n<p>Although they came in with a <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-much-should-i-offer-on-a-house\/\">price over asking<\/a>, theirs was not the highest offer in raw numbers. However, the couple\u2019s financials looked great on paper, Rich-Soto explains, which can help sellers feel more confident that the buyer can get the mortgage and the deal will actually close. In addition, they were willing to give the seller a week to live rent-free in the property following closing, which was an important point for the previous homeowner (a fact Rich-Soto had sussed out by building a great working relationship with the listing agent).<\/p>\n<p>The <a href=\"https:\/\/www.homelight.com\/blog\/how-to-decide-best-offer-for-house\/\">seller accepted their offer<\/a>, and they put 20% down ($98,000), ultimately closing on their very first home on February 28, 2020.<\/p>\n<p>From there, Jay reports an <i>almost<\/i> entirely <a href=\"https:\/\/www.homelight.com\/blog\/steps-to-closing-on-a-house\/\">seamless closing process<\/a> \u2014 with just one problem.<\/p>\n<p>The seller had taken away the washer and dryer that was supposed to be included in the sale. \u201cIt was included in the contract, but I guess she missed it,\u201d Jay says, \u201cand she took it with her.\u201d<\/p>\n<p>Naturally, they called their agent right away; Rich-Soto quickly coordinated with the listing agent and arranged a time for the return of the appliances. They\u2019d agreed to the <a href=\"https:\/\/www.homelight.com\/blog\/what-does-contingent-mean-in-real-estate\/\">contingency<\/a> stipulating that the seller had 30 days to find another place and move out. But after the 30 days were up, the seller <i>hadn\u2019t<\/i> found another place to go&#8230; or perhaps he changed his mind. So the deal fell through.<\/p>\n<p>But in the end, the outcome worked in their favor. \u201cIt was better for them because they ended up with a <i>way<\/i> nicer place,\u201d Rich-Soto explains. \u201cYou can&#8217;t even compare the two.\u201d<\/p>\n<h3>Happy first-time Los Angeles homebuyers<\/h3>\n<p>If you\u2019re keeping score at home, it wasn\u2019t two weeks after they closed on their home that the <a href=\"https:\/\/www.homelight.com\/covid-19\">coronavirus crisis<\/a> spread across the country, and California soon faced early shelter-in-place orders.<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/blog\/moving-during-coronavirus-guide\/\">On moving day, the company the family booked never showed up<\/a> to do the job under the circumstances.<\/p>\n<p>\u201cThat was the biggest trouble we ran into in the process,\u201d Jay notes. But she was able to call in a backup company who showed up to do the job that very same day.<\/p>\n<p>Overall, Jay said she doesn\u2019t have any regrets, now that she\u2019s all settled in. In fact, she thinks her result was even more seamless that she might have expected, given she wasn\u2019t as organized in the process as she might have been.<\/p>\n<p>\u201cCome to think of it, I got lucky,\u201d she recalls. \u201cI should have had a list of all the things you\u2019re supposed to ask.
