Many wishful homeowners would just keep on driving and try to forget that their dream home is on the market \u2026 but you know how to apply for a USDA loan, so you turn your car around and head home to do just that.<\/p>\n<p>If you\u2019re a would-be homebuyer searching for a home in a rural or even suburban area, you could potentially <a href=\"https:\/\/www.lendingtree.com\/home\/usda\/\">qualify for a United States Department of Agriculture (USDA) loan<\/a>. These loans \u2014 like <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-is-the-difference-between-fha-and-conventional-loan\/\">FHA<\/a> and <a href=\"https:\/\/www.nerdwallet.com\/article\/mortgages\/va-home-loan\">VA loans<\/a> \u2014 are backed by the government. To get one, you\u2019d go to an approved lender, and the government in turn guarantees it for the bank from which you borrowed.<\/p>\n<p>Among its attractive features? You can get a USDA loan with <a href=\"https:\/\/www.homelight.com\/blog\/buyer-typical-down-payment-on-a-house\/\">no money down on the house<\/a>. For a USDA loan, you should have a <a href=\"https:\/\/www.cmgfi.com\/loan-programs\/usda-loan#:~:text=USDA%20Loan%20Credit%20Score%20Requirements,on%20other%20individual%20financial%20circumstances\">minimum FICO score of 620<\/a>.<\/p>\n<p>\u201cWhile the USDA does not designate a minimum credit score, lenders will have a minimum requirement,\u201d explains mortgage loan officer <strong>Jane Hammond<\/strong>. \u201cNot only must the ideal candidate have a solid credit score; many times, the credit lines are overlooked.\u201d She notes that a buyer should have at least four active lines of credit.<\/p>\n<p>If you\u2019re not there yet, take some proactive <a href=\"https:\/\/www.homelight.com\/blog\/buyer-credit-score-to-buy-a-house\/\">steps to build your credit<\/a>: Get a credit report, review it and resolve any issues, pay down your balances, and tackle <a href=\"https:\/\/www.homelight.com\/blog\/home-financing\/credit-scores\/\">other doable actions<\/a> to get that FICO score up.<\/p>\n<p>Also, to qualify for this type of loan, you can\u2019t earn more than the USDA income limit for the area where you want to buy. This limit varies depending on where the house is located, so spend some time <a href=\"https:\/\/eligibility.sc.egov.usda.gov\/eligibility\/incomeEligibilityAction.do?pageAction=state\">researching what the threshold is in the region<\/a>.<\/p>\n<p>\u201cThe ideal candidate has solid income but cannot exceed $85,850 for households up to four people. There are higher limits for more expensive areas,\u201d Hammond explains.<\/p>\n<p>It\u2019s not just the dollar amount of what you earn, but also the specifics that comprise your income that count.<\/p>\n<p>\u201cCandidates must have a two-year employment history in the same job or industry. Income can be one of the most complex factors in qualifying for USDA,\u201d Hammond says.<\/p>\n<blockquote><p><em>\u201cIf a candidate has any unusual income factors, such as commission or court orders, they may need a mortgage professional to work with the lender to document the income in more detail.\u201d<\/em><\/p><\/blockquote>\n<p>Candidates for USDA must adhere strictly to the housing-to-income and total <a href=\"https:\/\/www.consumerfinance.gov\/ask-cfpb\/what-is-a-debt-to-income-ratio-en-1791\/\">debt-to-income ratios<\/a> as well. The housing payment \u2014 including homeowners insurance, taxes, the loan principal, and the loan interest \u2014 must not exceed 29% of the total household monthly income, Hammond explains. And all debt, including car payments, credit cards, and other types of loans, must not exceed 41% of the total household monthly income.<\/p>\n<p>\u201cOne of the best features of the USDA loan is, of course, no money down, but candidates must also have the ability to pay other costs associated with closing a loan,\u201d Hammond says. \u201cTaxes, fees, and title insurance are all examples of costs that must be paid when establishing a loan.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Are you a would-be homebuyer searching for a home in a rural area?
