HomeLight statistics echo this trend, with more than 2,000 top agents in a recent survey ranking summer\u2019s most popular home improvement projects as <a href=\"https:\/\/3xlsey17pnzh3nf35w1wwnug-wpengine.netdna-ssl.com\/wp-content\/uploads\/2020\/06\/real-estate-top-agent-insights-for-q2-2020.pdf\">kitchen remodels (28%), painting (25%), and landscaping or gardening (18%)<\/a>. What\u2019s more, <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-top-agent-insights-for-q3-2020\/\">76% of agents report that home remodeling is on the rise in their market<\/a> as of Q3 2020.<\/p>\n<p>Homeowners have good reason to ramp up the comfort and enjoyment of utility spaces like <a href=\"https:\/\/www.homelight.com\/blog\/how-much-to-remodel-a-kitchen\/\">kitchens<\/a> and <a href=\"https:\/\/www.homelight.com\/blog\/how-much-to-remodel-a-bathroom\/\">baths<\/a>, while reconfiguring existing space to accommodate <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-top-agent-insights-for-q3-2020\/\">home gyms, saunas, pools, and outdoor dining<\/a> in a post-coronavirus world.<\/p>\n<p>But with every redo comes the risk of pouring money into the wrong project, especially if you plan on <a href=\"https:\/\/www.homelight.com\/blog\/guide-how-to-sell-a-house\/\">selling your home<\/a> in the not-too-distant future. While casting a huge entertainment center and its cubbies the same deep marine color can look striking, a bright color over the lower half of one wall or in a geometric pattern could inspire buyers to look elsewhere.<\/p>\n<p>\u201cSome people put these huge murals or pictures up as well,\u201d says Broesamle, who also helps clients with staging.<\/p>\n<blockquote><p>\u201cYou really want to make sure that you&#8217;re staying as neutral as possible. Updating the entire interior with fresh paint <a href=\"https:\/\/www.homelight.com\/blog\/how-to-sell-an-ugly-house\/\">costs about $5,000 to $10,000<\/a> but spares you from a buyer thinking they need to do that. Even though it\u2019s a quick fix, paint tends to be a big mental roadblock for buyers. \u201cThe buyer is going to come in thinking there needs to be a $20,000-$30,000 price adjustment because they\u2019re going to need to paint,\u201d says Rodgers-Rickert.<\/p>\n<h2>2. Hyper-specific finishes and fixtures<\/h2>\n<p>It\u2019s tempting to splurge on a <a href=\"https:\/\/www.gearbrain.com\/best-home-smart-light-system-2563580425.html\">smart technology lighting system<\/a> that you can adjust through your smartphone or voice commands to devices like Alexa and Siri. But how well do your new lighting fixtures mesh with your home\u2019s architecture and decor? \u201cThere are some really new fixtures out there that clash with the decorating that [some clients] do,\u201d Broesamle says.<\/p>\n<p>Also be careful not to choose <a href=\"https:\/\/www.homelight.com\/blog\/what-hurts-a-home-appraisal\/\">a finish or fixture that an appraiser will consider \u201cundesirable\u201d<\/a> in the market because it\u2019s in the wrong color. You might like your retro white high-end appliances or green quartz countertops, but even with a top brand name, some buyers won\u2019t overlook the color.<\/p>\n<p>\u201cThey\u2019re still the same high-end appliances, but \u2026 they\u2019re saying, \u2018I don\u2019t want white appliances; I don\u2019t care how good they are. I have to replace these, and I have to replace that green quartz,&#8217;\u201d adds <a href=\"https:\/\/www.homelight.com\/agents\/serena-heuser-nv-s0171930\">Tom Heuser<\/a>, a top-selling agent and single-family homes expert serving the Las Vegas, Nevada, area.<\/p>\n<p>If you do invest in a kitchen or bathroom renovation, take inspiration from the decor of newer builds, advises Broesamle. But before drawing up your design plans, think of storage and utility. <a href=\"https:\/\/3xlsey17pnzh3nf35w1wwnug-wpengine.netdna-ssl.com\/wp-content\/uploads\/2020\/06\/real-estate-top-agent-insights-for-q2-2020.pdf\">Walk-in pantries<\/a> yield 76% of their average $3,400 cost, one HomeLight survey shows, while <a href=\"https:\/\/3xlsey17pnzh3nf35w1wwnug-wpengine.netdna-ssl.com\/wp-content\/uploads\/2020\/06\/real-estate-top-agent-insights-for-q2-2020.pdf\">double ovens<\/a> come with a similar price tag and an ROI of 71%.<\/p>\n<p>Although Broesamle says that some buyers look for a dual sink or vanity in the master bath, others find this layout awkward.<\/p>\n<h2>4. Missing out on affordable luxury touches<\/h2>\n<p>You\u2019ve heard you don\u2019t want to overspend for your price point (if you have heated floors in an otherwise totally dated bathroom, something feels amiss) but no one ever hated small luxury touches that make even average homes feel like a retreat. And that\u2019s especially true post-pandemic. In fact, in our survey of over 1,000 agents for Q3 2020, <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-top-agent-insights-for-q3-2020\/\">30% of respondents ranked<\/a> \u201cthe desire to make homes a sanctuary from the world\u201d as the top reasons motivating remodels.<\/p>\n<p>A great example of this is <a href=\"https:\/\/www.homelight.com\/blog\/how-much-does-a-shower-remodel-cost\/\">upgrading your main or guest showers<\/a>. One 2019 Consumer Insights and Products Survey of 31,000 participants by Meyers Research in partnership with <a href=\"https:\/\/www.newhomesource.com\/\">NewHomeSource.com<\/a> found that 77% of buyers wanted dual shower heads so much, they would pay $800 more for such a feature.<\/p>\n<p>Broesamle says many shower systems for about $150 can add a spa feeling that buyers will like. \u201cThose little adjustments can make you $2,000 or $3,000, and it might cost you only $500 for the install,\u201d he says.<\/p>\n<p>Try the <a href=\"https:\/\/www.homedepot.com\/p\/AKDY-65-in-8-Jet-Shower-Panel-System-in-Space-Gray-Brushed-Stainless-Steel-with-Rainfall-Waterfall-Shower-Head-and-Wand-SP0112\/300677753\">65-inch 8-Jet Shower Panel System in Space Gray Brushed Stainless Steel with Rainfall Waterfall Shower Head and Wand from AKDY<\/a> ($292), or the <a href=\"https:\/\/www.homedepot.com\/p\/PULSE-Showerspas-Aqua-3-Spray-Handshower-and-Showerhead-Combo-Kit-with-Wall-Bar-Shower-Kit-in-Chrome-Finish-1019\/204468263\">Aqua 3-Spray Handshower and Showerhead Combo Kit with Wall Bar<\/a> from PULSE Showerspas ($164), both at Home Depot.<\/p>\n<h2>5. Permanent hobby rooms<\/h2>\n<p>The home design show <i>Trading Spaces <\/i>became famous for its surprise reveals and <a href=\"https:\/\/www.thewrap.com\/13-worst-trading-spaces-designs-sob-inducing-fireplace-straw-covered-walls-photos\/#\">themed rooms<\/a>, such as one room painted with paintball guns (the force of the guns wound up damaging the drywall) and an indoor beach cabana, complete with sand for flooring.<\/p>\n<p>While you might have a room for arcade games or another whimsical \u201cden,\u201d it\u2019s unlikely that a buyer will share your particular interests or passion. Even if you\u2019re revamping a child\u2019s room to boost their mood during the pandemic, consider how you\u2019ll neutralize the decor down the line.<\/p>\n<p>Homebuyers are highly visual \u2014 <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/highlights-from-the-profile-of-home-buyers-and-sellers\">87% want to see pictures<\/a> or a <a href=\"https:\/\/www.homelight.com\/blog\/buyer-can-you-tour-a-house-without-leaving-your-home\/\">virtual tour<\/a> of a property online \u2014 but they also need a clean canvas to imagine themselves in a space.<\/p>\n<p>\u201cIf you\u2019re a buyer who has boys, it\u2019s harder to imagine their family there if a bedroom is all frilly,\u201d says <a href=\"https:\/\/www.linkedin.com\/in\/thehomestylistjuliedana\/\">Julie Dana<\/a>, an interior decorator since 2002 and owner of The Home Stylist, an interior decorating and staging business in the Buffalo, New York, area. Go with the race car bed or ballerina canopy for now, but know you\u2019ll have to make these rooms <a href=\"https:\/\/www.homelight.com\/blog\/how-to-prepare-for-an-open-house\/\">gender- and age-neutral later<\/a>. DIY work that never quite holds up<\/h2>\n<p>The biggest remodeling mistakes, our agents say, are the ones where homeowners enthusiastically or mistakenly thought they could do something themselves that proved much more complicated.<\/p>\n<p>Real estate agent <a href=\"https:\/\/www.homelight.com\/agents\/adam-greer-al-000109921\">Adam Greer<\/a>, who serves the Columbus, Georgia, area as well as neighboring communities in Alabama, <a href=\"https:\/\/www.homelight.com\/blog\/home-renovation-myths\/\">sees this a lot<\/a>. He\u2019s noticed floors with unusually shaped tiles, walls with streaked paint, countertops that aren\u2019t level, and drywall that shows seams.<\/p>\n<p>\u201cA lot of times buyers get in over their heads when they try to do things,\u201d Greer says. \u201cIt seems a lot easier if you\u2019re looking at some of those TV shows and you have all the tools and money in the world to make sure it goes well.\u201d<\/p>\n<p>Broesamle often finds sagging molding that wasn\u2019t cut or adhered properly, as well as fireplaces that clients have tried to refinish but mismatched the hearth and the mantel. \u201cThat\u2019s typically what I see botched work on. It just does not come together well,\u201d he says. \u201cThat\u2019s a focal point, and you really want that to turn out right.\u201d<\/p>\n<p>If you think you\u2019re over your head in your home renovation, consider calling a <a href=\"https:\/\/www.homelight.com\/blog\/handyman-on-call\/\">handyman (or handywoman)<\/a> for a professional opinion.
