It\u2019s promising if the agent asks whether there are any other offers, whether the price is negotiable, and what the closing terms are. \u201cIf there\u2019s no call from your listing agent, the chances of a forthcoming offer are slim,\u201d says Lagrois.<\/p>\n<p>Of course, some agents call after every showing, even if there\u2019s no exciting news to share. So it\u2019s not just the call itself that\u2019s important, but the information it conveys. <div id=\"section--2\" data-toc-header=\"2: The buyer lingers\" data-toc-type=\"head\"><\/div><\/p>\n<h2><b>Sign #2: The buyer lingers.\u00a0<\/b><\/h2>\n<p>If someone is in and out of a house in just a few minutes, it\u2019s safe to assume the property didn\u2019t pique their interest enough for a closer look. But if a buyer remains in the house for an extended period of time, that\u2019s a good sign that they are seriously considering buying.<\/p>\n<p>Lagrois says interested buyers also tend to hang out after the <a href=\"https:\/\/www.homelight.com\/blog\/house-showing-tips-for-sellers\/\">showing<\/a> is over, perhaps lingering in the driveway for a discussion with their agent.<\/p>\n<p>The length of the visit can be telling, too. (Of course, the challenge here is that the home must also win over the new visitors.)<\/p>\n<p>But keep in mind that the buyer could be scheduling second <a href=\"https:\/\/www.homelight.com\/blog\/what-is-an-open-house\/\">showings at a few different homes<\/a> because they\u2019re having trouble deciding between them. This is especially common in a <a href=\"https:\/\/www.homelight.com\/blog\/sellers-vs-buyers-market\/\">buyer\u2019s market<\/a>, when buyers have more options.<\/p>\n<p>And while a return visit is a sign of continued interest and could potentially lead to an offer, Lagrois says that in his experience, it usually <a href=\"https:\/\/www.homelight.com\/blog\/how-many-showings-does-it-take-to-sell-a-house-on-average\/\">only takes one showing<\/a> to solicit an offer if a buyer is really excited about a home. \u201cThis is particularly true in a seller\u2019s market, when buyers are more motivated to make quicker decisions,\u201d Lagrois adds. <div id=\"section--4\" data-toc-header=\"4: There\u2019s a focus on the details\" data-toc-type=\"head\"><\/div><\/p>\n<h2><b>Sign #4: There\u2019s a focus on the details.<\/b><\/h2>\n<p>General questions about pricing and closing terms are pretty standard, but if the buyer\u2019s agent starts drilling down into finer details like homeowner\u2019s association bylaws, the age of specific components of the house, average utility costs, and whether certain furnishings or <a href=\"https:\/\/www.homelight.com\/blog\/what-is-considered-a-fixture-when-selling-a-house\/\">fixtures<\/a> can be included in the sale, that\u2019s a telltale sign of significant interest.<\/p>\n<p>Another positive indicator is if the buyer focuses on a single specific area of the home, whether it\u2019s the kitchen of their dreams, a cozy window seat, or those two perfect hammock trees in the backyard. <div id=\"section--5\" data-toc-header=\"5: The area is highly desirable to the buyer\" data-toc-type=\"head\"><\/div><\/p>\n<h2><b>Sign #5: The area is highly desirable to the buyer.<\/b><\/h2>\n<p>Lagrois has had agents call him with a buyer who is waiting for a property to become available in a certain community, neighborhood, or street.
